The Fattoria is a huge (194) room conference-based hotel, not the spot for those who seek the intimacy of a B&B. That said, the staff were invariably kind and helpful, the rooms were large, clean and comfortable and had balconies, and the breakfast was more than adequate. The location is great for seeing the Maremma. The associated restaurant can hold its head up among competitors in the area. The military air base is very close, great for those who like to watch (and listen to) jet fighters maneuvering at low altitudes (as we did!). Not so great for those who need continuous quiet. They do not seem to fly at night.

Not really my type of hotels, but it seems to be a really nice place. The size of territory where it's located amazes at first glance! Especially in such a compact country like Italy. Would recommend for a family holiday or a conference. Internet didn't work, but they've fixed it in the morning.

Location is great! I really did not like that you can hear every single noise from the neighbor room, from the room above yours etc! Noisy!!! Very noisy all night long crying baby and every snore sound from a room next to my room!!!! I did not like that you can not close the doors to a balcony properly and that it would be a very easy task for a burglar to enter. The bathroom window did not work as well. I did not like that you can't buy cigarettes anywhere in 2 km radius. I did not like that there is absolutely no warm food for breakfast (omelet or sausage). I did not like that the reception has forgotten to make a wake up call earlier requested. The tennis rackets for rent are BAD.

The hotel is near to the seaside and to a wonderful nature reserve, however it has the feel of a country mansion and it allows guests to use two open air swimming pools with guest activities. It is possible to rent bicycles to reach the seaside. There is a choice of restaurants during the high season, however normally there is only one restaurant. The breakfast has a very good choice and a lunch box is available on request. Nothing, really. Perhaps the only thing was the military airport nearby, that hosted the NATO Eurofighters during two night attacks over Libia. The fighers and the cargo planes were very noisy, however this was over by midnight and I would not consider it a permanent feature, as it only happended twice in ten days.

The rooms were nice and clean, the reception area is nice and comfortable. Roofs available at the parking lot to keep the car from getting hot. Hardly any of the staff were able to communicate in English. Clumsy service in the restaurant. We were given only Italian menus at first even if we were obviously English speaking; later we discovered that also English menus would have been available. Forks and knives were forgotten, gnocchi were served cold and had to be sent back to the kitchen to be reheated. A dish with crabs was served without the pliers needed to get at the crab meat, and pieces of crab shell were mixed with the noodles. Wlan works only in the reception, there is no internet in the rooms.

Cleanliness and spacious room with a small terrace. Good breakfast. Free Wifi in the lobby. Wouldn't be suitable if you don't have your own transport. Even the outdoor pool is a long walk from the hotel itself. There's a charge of 15 euro to access the indoor pool, which is in the wellness centre. The dinner menu seemed over-priced and the selection was poor. Didn't try it, though. Went to the nearest restaurant, Osteria San Rocco, which is about 3 miles down the road to Grosseto Marina.

Rural location. Price and included breakfast. Gym cost 10 euros per person. Facilities could have been better in the hotel and cleaner. Pool was filthy dirty but i guess because nobody uses it this time of the year.
