Rooms were decent, nothing fancy, but it lived up to our expectations. Everything was clean, furniture and bathroom a bit dated, but again that was nothing we didn't know before. The staff is lovely! Even though we had to check out very early (4 am), the people at the hotel made sure we could take our breakfast away, which was such a nice gesture. We enjoyed our stay and would go there again.
The heating was on and we couldn't switch it off ourselves (or at least we couldn't find how to do it), which made the rooms quite hot.

The advice from the hotel that we could take the atvo coach to Piazza Roma and then cross the Calatrava Della Constiruzione bridge. We were seniors and were struggling with our luggages with the steps of the bridge. A young man offered to carry our luggages and we were charged 50 euros for 2 luggages! He had claimed that he was the hotel porter, who obviously wasn't. We were too trusting. The hotel staff should have advised us in taking a water taxi instead despite the fact that we've mentioned through email to them that we were seniors. There are no elevators for this hotel.

Room was a little cold, stayed between 28 - 31 Oct, but was told heating started only after 1 Nov.
Close proximity to train station and waterbus terminal. Staff were friendly, attentive and helpful. Breakfast was lovely.
No lift, smelly bathroom, hot water wasn't always hot. Shower was inside a very small bathtub which was slippery and had no room to move. Noise from walkway below was very loud and the room appeared to have little if any soundproofing keeping us awake at night.
It's only 5mins from station to hotel and it's the most important factor you should consider. Rich breakfast!
Too small room……
Clean and safe hotel.Lots of choice for breakfast. Hospitable and helpful staff. Good shower. Great location and base to explore Venice. Very good value for money in Venice terms.We recommend and would book there again.

No internet connection in the room. The only place to receive a signal is in the breakfast room, and it is unavailable until after 10:00 each morning.
I really enjoyed the wonderful hospitality from the staff; however the owner should not be so phoney is n his return greeting--like he has no time for the customers who visit his hotel.

The shower leaked from the first day and although reported was still leaking after 4 days when we left!! Shower room was also not as clean as we would have liked.

The location of the hotel might not be right by the Piazza San Marco, but when you dont have to haul your luggage across any bridges once you arrive in Venice, it definitely makes up for it. It is also right by the bus terminal so easy access to get to and from the airport transportation. The hotel was nice, very basic but had all your needs.
The Wi-Fi did not work very well in the rooms, you had to go downstairs to use it. Also you had to leave the key at the front desk when you left the hotel, which was different.
In need of a update on everything in room
Close to the train station. We were able to drop our bags off before check in hours so we could tour the city more easily.
Wifi doesn't work in room
Lodging in Venice is expensive, so this hotel okay, but not fabulous. I made a mistake on my booking, but the staff were still able to accommodate us when we checked in, which was great. The room itself was pretty clean, and the air conditioning worked which was a huge plus. The breakfast was also very good and you cannot beat the location. Literally just steps from the train station with easy access to numerous restaurants and shops and vaporetto's. The baggage drop was also a plus. The morning staff and manager were excellent--incredibly friendly and accommodating.
The main areas of the hotel were pretty dirty, especially the hallways carpets and public bathroom. We had trouble with our cable and after resetting the program one time, the evening staff member said there was nothing he could do and did not offer to switch rooms. However, my husband was finally able to get it working (it was not plugged in to the wall!). The beds were not very comfortable, but are ok for a short stay. Overall, this was not a horrible hotel, but was also not great. We would stay here again if we needed to, but will probably try to find someplace else first.
The location was very convenient to the train and bus stations and close to major vaporetto lines. The breakfast was excellent with more choices than usual Italian continental breakfasts, including eggs and yogurt.
It was very noisy the last night, but that may not have been the hotel's fault. While the location was good for arrival and departure, it was far from the Piazza di San Marco and the Accademia. Of course, I knew this in advance.
The fact that there was no internet available in the room.
