I love this hotel and have stayed here 3 times and found it amazing every time.
Everything was perfect.
Loved how close to the coliseum this hotel is and how nice the staff are.
Showers were cold but staff sorted this out immediately.
This hotel exceeded all my expectations and more. Staff were helpful and friendly. Fantastic location. Excellent breakfast. The room was warm, comfortable and clean. Love it and will surely try it again!

No lift to the 3rd floor. Only one key. If no one is at the desk you are locked outside.
Location was excellent - all the main attractions were within easy walking distance. Loved the old-world charm of the building and its proximity to eateries, plus the Irish pub just around the corner. Staff were very pleasant. Breakfast was plentiful.
Lift was only available to permanent tenants (not to hotel guests) - therefore luggage had to be carried up stairs. There was no hot water in our rooms on the third day/night.
location is good, but everything else is a disaster . it is near the colosseum and main view sites.
staff is not always on duty this morning, I need to check out earlier, I mean, at 7 o'clock, but found the reception closed! as they began to work too late, I nearly missed my train! I got my child with me, yesterday the morning staff agreed that his breakfast can be free, but at night, I was awaken by door knocking, a man said he wanted to talk with me, actually, I was frightened, as I cannot know who he was due to his poor English. later I called the reception to make it sure it was the hotel staff who was talking with me. yes, it was the reception guy for night shift, he was worried about my son' breakfast fee, only FIVE euros, I was told that I still needed to pay for it ! in fact, the breakfast is nothing but breads and limited fruits.
We've been at that place for a week.First-this is not hotel - something like gasthous maybe. Since we've been book deluxe double room we expected to be in it. But NO. It seams like the personel (2 persons- cleaning lady and Luigy-concierge I think) were prety familiar with one word in english -PROBLEM. They tried to get us another room, which were behind the front desk on 2-nd floor and it looks like a service room (no windows !?). Now the explanation- ten minutes italian with around 20 times word: PROBLEM - until we've been realized it something about plumber problem, but don't worry - tomorrow everithing will be allright. First night - terrible, to much noise, and room was realy dirty, not only floor and bathroom -the sheets were awful. At the first morning we had a real surprice - because that wasn't our room we had to leave the room until 11:00h and gues what, wait until 14:00 to get in so called "our room" (explanation in italian once again!). You may be interested of following facts: 1. There is no shield HOTEL at the Via Cavour 294. 2. There is no ELEVATOR for the guest. 3.Front desk is on 2-nd floor and a couple of standard rooms. 4. So called "Deluxe rooms" were on 4-th floor. 5.There is no manager or simply somebody who speaks any other language exept italian. Don't get me wrong - I like italian language and the way it sounds, BUT helloo it's a tourist destination. 6.The breakfast was terrible all the time. 7. So called "hotel" has around 20 rooms in residential building. 8. At the front desk ther is a plate of Real Estate Agency - no word about the hotel. Next 3 days we've got lucky - no problems, just regular smell of mold in the room and the same all dirty sheets and towels. Ironic, ha? So far with the good times.

It didn't feel comfortable at all, room next to the reception and breakfast room, one morning they cut off the water in the building, our room just had some work done so half of the wall was still unpainted and with the the work visible, bathroom too small ( though very clean) i would't call this place a hotel but more a hostel

The location to the Colossuem is great. Less than a 10 minute walk. Breakfast was good with a nice assortment.
Paid a large amount for two twin beds to be added to a standard room. The sheets were dirty and we had no hot water for showers. The elevator did not work, so you had to walk up several flights of stairs to get to your room. Did not feel safe in the hotel due to condition of the doors. They showed damage around the lock areas and the center of the door. I feel that the reviews about this hotel were not a good representation of what we received. I am extremely upset with the amount I paid for the hotel room compared to what I received. I would of stayed at another hotel nearby and spent twice amount if I knew then what I know now!

The staff was very friendly. The location was amazing, 5 min from the Colliseum and the Roman Forum. The room was big and comfortable. The breakfast was nice.
We arrived late and there was no one at the reception. But we called and they were there in 5 minutes.

Location is excellent. Just minutes from the Coliseum and with really nice restaurants on the doorstep. Staff did their best to accommodate but there was a bit of a language barrier. We were allowed in early though so we were very grateful to leave our cases and start our sightseeing.
We were in the dark red room, which felt very bleak. It was extremely noisy with the window open (but then I guess that's to be expected if you choose a central location). Breakfast was poor - even the fruit looked unappetising with bruised and wrinkled apples. Stick to the pastries and yoghurt. You may be offered coffee, but then again you may not.
The staff was really polite, nice and helpful. Good tips were given all the time on what to do and how. Luigi is the number 1!!!!
