sharing a bath
The location is excellent, the owner is great at recommending fantastic places and sights to explore in Florence-thank you, the bathrooms are clean and spotless, the bed is comfortable, the room is overall very nice, there are towels and other supplies, wifi is great as well
A little on the expensive side
Franz House is near the river, I stayed 5 days and walk to all attractions by foot in 30 min. Innkeeper is an old, kind man. He gave us map and really good suggestion. And he also served for every day's breakfast. The room was cleaned every day.
Because near the road, a little disturb at night. And first day when we check in with Innkeeper's daughter, she said our order is not include breakfast. I showed my printed order to her then she said ok.
The location was very convenient - in the historic center with a sliver of a view of the Arno and also only 3 blocks from the Europa garage rental car drop-off. Our room Was spacious, clean and had a very high ceiling. Our host gave us a great summary of sites to see and how to get there. He was very organized with photos of the principal sites on the computer and had good suggestions for sandwich shops and gelato locations. Breakfast was ample. The shower/toilet facilities were only shared with one other person. It was really convenient to be able to use the refrigerator to store small food items. Fabulous value for the price.
The cost for doing laundry seemed high, so we didn't do any. Otherwise, everything was really great.
This is a B and B, not a hotel, so the traveler should expect the B and B experience. The staff person (Mr. Giovanni) was helpful and courteous, and knoweldgable about the are around the hotel. The view was spectacular--the windows looked out over the River Arno. The room was clean and comfortable, and I was pleasantly surprised that there was a nice coffee set up, TV, etc. We paid for an en suite room, which was more, and were pleased with the cleanliness and comfort of the bathroom. We got exactly what we wanted--a comfortable, clean place to stay that was centrally located. Mr. Giovanni went above and beyond--he let us keep our luggage there between the time we checked out and the time our train came, and later, when my wife had left something, he searched our room and helped us find things. A great value.

good location:ten minutes walk from the train station(florence s.m.n) and near a beautiful river. comfortable room;
free breakfast, great wifi. Excellent location, I wanted to walk to the train station and it took 5 minutes.
Clean but not super clean- needs new carpet. The guy watched me eat breakfast without speaking which I found a little creepy. I think he was just waiting in case I wanted something else but it was weird.
The owner is very nice name giovani. He helped us a tips to go where is the place to visit in firenze. This B&B is walking diatance from the famous ponte vecchio where you can see the shops of jewelries

It was a quiet oasis in a busy city, but at the same time a great location within walking distance to all of the beautiful sites of Florence. Giovanni is a great source of information, very helpful and friendly.
The hotel location is really good，nearby train station，it's easy to visit many famous place just like Florence Cath，Ponte Vecchio and so on.The host is nice man，to enthusiasm recommend famous place and food，in one word，it's good hotel equal that price.

We were only at Franz House for a one night stay and hoped to see as much of Florence as our time allowed. On our arrival Giovanni gave us a city map and outlined a route to take in all the major sights, the best ice cream shops and what is probably the best sandwich shop in the whole world. We pretty much followed his suggestions and don't believe his itinerary could be bettered. Franz House is on the fringe of the old city and close to one of the old bridges across the River Arno. It is 5-10 mins walk from Florence's main railway station of Santa Maria Novella and all the major sites are not much further away.
Shared bathroom facilities are always an inconvenience.
Location - close to train station and within walking distance of all the sights Giovanni - provided excellent guidance for places to visit and to eat. We did not go wrong with any of his recommendations! Cleanliness - our room was very clean.
At first, I thought the street noise would bother me. But, it was a non-issue after our days of exploring the sights, and checking out Giovanni's restaurant recommendations. I fell asleep quite easily every night, while leaving the window open to the noises from the street.

BB is in satisfactory condition but the kitchen needs repairing .Lobby,the kitchen and the table with breakfast needs women`s hands .
Franz House is very close to all the famous tourist destinations and pretty close to the train station (about a 10-15 minute walk). We had the room at the very end and it was quiet and clean. AC and wi-fi worked great. I would stay here again.
The only down side to Franz house is the shared bathrooms. The Shower was a garden tub setup and not the most user friendly. If you are ok with a shared bathroom then you would enjoy the stay here.
Mr. giovanni is really nice. He will give you a florence map and a walking tour for the city as soon as you arrive. The property is very close to the train station. Breakfast is simple but quite good and you can sometimes have scrambled eggs or nutella crepes cooked at the time just for you. Wifi works really well
Street can be quite noisy in the morning as very busy area of florence. Otherwise, perfect!
Position position position in a grand old building very pleasant experience
The location was great for what we wanted to do. Giovanni provided excellent insight to city highlights and how to approach our walking tour. He was obviously fighting an illness and being a one man show it put a strain on him but he hung in.
Sharing a communal bath is always a challenge but this one needs more than a little attention to cleaning...but it worked. The breakfast was not quite what was advertised but it met our needs. In retrospect, a couple more Euros would have yielded the same meal or better with magnificent views...opt out of the breakfast and do it right! We were blindsided by the CASH ONLY requirement for 2 Euro per person per night fee...we could not include it with the card payment and found ourselves 2 Euros short. Giovanni accepted what we had and we left somewhat embarrassed.
