I loved how we were made feel welcome on arrival and the excellent service orientation of the staff at check in, helping us out with luggage and also when breakfast was prepared in the room, making taxi arrangements for our departure etc
It was a bit awkward to have the toilet in the shower, so whenever one of us showered the toilet could not be used. Also the room was very dark, as it was located on the basement floor with backyard view
There is no better location possible than the one of Frattina 57. It is a super cute B&B, rooms are furnished with great taste and the staff (both at the reception and in charge of breakfast) are extremely (!) friendly and helpful. The breakfast is served in your room and delicious. We really had a great time and would come back immediately. Thank you!
We stayed in the executive suite. It is a very nice room and we felt very comfortable. I just think that for the price and the name "suite" I would have expected something a liiiittle bit bigger. But I guess this is just Rome. You can hear the seagulls and street cleaning machines in the very early morning hours, so if you have very light sleep, you may wake up a bit earlier than usual. However, all of these little issues would be no reason not to come back, it really was a delightful experience.

This a very up-to-date small pensione in the very heart of the best shopping area of Rome. Only 3 rooms in a quiet building! Very nice rooms, good breakfast, and good internet! Just 2 Blocks from Spanish Steps. The staff was attentive and kind but left us alone so that felt like we had our own small apartment. Via Frattina is awesome for shopping
Might be a bit hard to find if you are looking for a hotel lobby. Just a single door into the building and rooms are on the 4th floor
Great location, large room walking distance to everything.
It was not clear at booking that this is not a hotel but a rental service for apartments in the area. Taxi not allowed on Fratina so upon arrival the taxi drops you off at the top of the street then you must drag your luggage down to the entrance of an apartment building that is not clearly indicated. The most distinct sign is for a "private investigator". After fidding the check in area we are asked for the full payment up front. This can make you very nervous. Everyone was very friendly but for someone who has never travelled to europe this can look like a scam considering we were paying almost $500 a night. If this was made clear before arrival a lot of problems could of been avoided.
Its perfect location and large rooms
We loved the hospitality of Frattina 57! The room was so cozy and comfortable. It's in a fabulous spot, close to all the shops and restaurants. Only a minute walk to the Spanish steps & metro. The croissants in the morning are to die for!! We loved our stay and would most definitely return!
If you sleep with the windows open it's gets noisy, but it's amazing how when closed they block out a lot of noise.
Upon our arrival we were told by the kind staff that there is a technical problem in our suite and that we are upgraded to the apartment with terrace. It was just perfect! Spacious, beautiful design, bright, calm, clean and lovely view over the roofs of Rome. In the morning we were served breakfast at the terrace while listening to an amazing opera singing down the street: PRICELESS!
Definitely recommend the apartment with terrace across the street.
Location, design, helpful
Great location to visit Rome. You can walk everywhere from there. Shopping district. 2 mins from Spanish Steps & via Del Corso. 2km from Vatican city. Walk everywhere. Breakfast in room is nice. Room with character.
I was surprised to find out it was not a typical hotel....more like room rentals. We arrived at the address. The place on a pedestrian street was not well advertised. You have to ring the bell and be buzzed in. Take a really really small elevator to the 4th floor....I am just saying this so people are prepared - the place is great! Our room was not on Frattina - just one street away
The location of the hotel is central. The staff was extremely friendly and helpful. The suite was very spacious and nicely decorated.
There is no sunlight going in the room and a little bit of more privacy is needed for the bathroom.
The micro hotel was just a few minutes walk to the Pantheon and Piazza Novona and a quick taxi ride from St. Peter's. The bed was very comfortable. We were able to leave our luggage the day we checked out so we could pick it up on our way to the train station. If you are a shopper, it's like being in the middle of an open air mall.
The elevator was shoulder wide and 4 feet deep. It took 2 trips to get us and our baggage to the 4th floor. I think this micro hotel only has 3 or 4 guest rooms. The bathroom in our room didn't offer much privacy. There wasn't a common area, so breakfast was served in our room.

We loved our stay, staff were very friendly and helpful. Location excellent. Room tastefully furnished & quiet haven. Shower stylish but bit slow on emptying. Breakfast & wi-fi nice inclusion, staff even organised early breakfast for our departure. Thanks we loved Frattina 57.

More privacy in the toilet
i like the way the photograph the room in booking.com the receptionist is a very nice lady and helpful, location, location, location is just great
its not a hotel, it's a room in an old building, at the 4th floor, the breakfast is so poor, the shower door made of glass( so its not suitable for a family with kids, the toilet is the same. they refuse to cancel my reservation when i found a better hotel next to the Spanish steps with a huge size suit and a cheaper price
Very nice decoration and very well located Even breakfast was very nice with several brioches, bread, cheese, jam, fresh juice, coffee or tea of your choice. All served in the room. We really enjoyed this very much.
Maybe provide a fold table for real breakfast in bed ?
Location, very clean, attentive helpful staff. We were a given a room without external view but staff promptly addressed the issue. Adequate continental breakfast.

Shower was impossible to set to correct temperature and wifi worked about 25 percent of the time.
Close to the piazza di spagna, 5 min from Fontana Trevi, the location is superb to explore Rome and shopping possibilities around. The rooms are dedicated to details, breakfast very good for have a good start in the morning. Any Requests has been taken care of in short time. I liked very much the suite "frattina on the roof" it has a little terrace overlooking the roofs and street. Would book it again.
The Frattina suites are in a private apartment building in a nice street, very close to the Spanish Steps. We stayed three nights in room 1950 (the one with the interesting wallpaper with a picture of a marble sculpture). The room was very nicely decorated and comfortable. They brought breakfast into our room every morning (coffee, juice, croissant w/ nutella, bread, cheese) at the time we asked for. The staff was very kind. We would certainly recommend this hotel.
The wall between our room and the next was very thin, and we could hear the guests next door. They could probably hear us too, so a bit of a privacy issue.
Location, room, cleanliness.
We had the 1960 room (at the back). You can not open curtains as the neighbors will look straight into your bed / bath. The bath is cute, but not very practical if you just want to have a shower. The room is noisy because you can hear the neighbors next door and is no fault of the hotel. Would stay again but in the 1950 room. Street side so even noisier, but more privacy and a shower. The room is expensive but seems in line with what is normal in Rome.
the room was lovely, the staff were prompt and helpful, we stayed in the roof top suite it was very private and spacious the location was amazing we waled every where and only used a taxi once!! would reccomend to anyone.
Extremely helpful staff and a fantastic location
Location was great - right in the centre of Rome and the shops. Close to the Spanish steps. Very modern, clean and easily accessible. Wifi available plus lots of space to place luggages. Mini kitchen with a mini fridge is a plus
The shower was very difficult to operate. It did not have hot water and is combined with the toilet so the toilet gets wet when you shower. The staff are only available between 10am-2pm, so you are essentially on your own after 2pm. Hard to reach the staff when you require toiletries etc
