Location, staff, breakfast, on the grand canal, lovely views, decor, free mini bar, immaculately clean and an authentic feel. An excellent hotel.
The fresh baked croissants and rolls delivered to your room to eat on the window ledge (in our case) leisurely admiring the view of the canal and boat traffic is worth the stay here on its own. You won't get this is a five star hotel even. Take the age of the hotel for a reflection of the facilities, but it is a very comfortable and welcoming place.
Gracious owners who gave wonderful advice on what to visit and when to go to avoid crowds. Close to all attractions-yet on the quieter side of Venice. Delicious breakfast on a tray, served to your room in the morning.

Staff was very friendly and accommodating. A window overlooking the canal allowed us to enjoy the sights and sounds of Venice. Breakfast brought to the room (included in the rate) was a rare luxury and very substantial for a continental breakfast! It was nice to stay in a small privately owned hotel for a change. You can walk to anywhere from here. Room was very clean.
Room was very small, but that was expected. My son could stand in the middle and touch both walls. That said, it was so quaint and we were there only 2 nights so we didn't mind it at all. I would stay there again.
Location was perfect, views from our window of the academia bridge and the grand canal. Breakfast was great, loved having it delivered to you room to enjoy with the view. Also a big plus was the free fridge in the hallway stocked with water and soda throughout the day free of charge. Was a lifesaver in the heat!!

We had a room facing the bridge (and the bar underneath it), so the street noise was quite loud at night. Despite this, it was a very enjoyable stay.

No air conditioning, there was a fan but this was not strong enough we stayed in June was about 27 degrees, we therefore wanted the window open but because where our room was above a bar it was too noisy at night and we kept being woken up. On of the mattress could have done with being replaced The staff member a lady that checked us in we found rude and unhelpful

The acoustic isolation of the bedroom is poor. The noise from the neighbouring cafe/restaurants late in the evening and very early in the morning prevented us to sleep correctly.
The staff was very helpful. A light breakfast was brought the room each morning -- which was delightful. The location was excellent for visiting museums Saint Mark's square.
Our room faced out to the bridge. On Saturday night, there was a lot of foot traffic on the bridge and quite a bit of noise until late into the night. Having said this, I would still go back to this hotel (just make sure you have some ear plugs!).
Great location near the accademia gallery about 10 mins from san marco, beautiful rooms, great breakfast in bed, loads of the rooms have nice views, nice staff, free water and fizzy drinks from the fridge in the corridor.
A little noisy at night, not the cheapest of places considering there are no extra facilities.

We did not like the bathrooms or the beds.
Breakfast watching the traffic on the canal was lovely. The bed was nice and comfy and the staff were really attentive. They responded to our 2 requests relating to the room, (light bulb and shower head) straight away.
The only point about the room I would criticise was the toilet seat! It only lifted to a point so had to hold it which was a bit awkward. Just needs refixing. Otherwise perfect.
Good location and easy to reach from the river and centrally placed for seeing the city. Staff were helpful and attentive.
Rather a small room, more like a long cupboard, big on character and short on space, but for a weekend it wasn't an issue.
