The staff was really helpful.it is located only 3 minutes from the metro station.the area was quite, safe.the breakfast was not too rich but still ok. they allowed us to leave our luggage there after the check out,which was very helpful since our flight was leaving early the next morning.
we had trouble finding the hotel.the street is very small and no one knew where it was.the walls had no soundproof but it didn't bother us since we were out all day and at night we were too tired to hear anything.
The guest house is close to the underground metro, so it is quick and easy to get to all the main sites. The rooms are clean and quiet and the lady who prepares the breakfast is very nice. Francesco who checked us in speaks good English and gives helpful tips. For breakfast, we liked the boiled eggs and the fresh squeezed orange juice from the courtyards oranges was delightful!
The breakfast (other than the fresh orange juice) was quite plain and the same every day. Packet toast, croissants and pastries- edible, but not too appetizing. A toaster and bread or fresh pastries and fruit would have been welcomed. There weren't many tv channels and they were all in Italian, but it was nice to the odd bit of background noise!
The location is quite good, close to public transport but very quiet. Cleaning was done very nicely. Quite a good breakfast. Very friendly staff. The garden is a nicertain place to relax, also good that we had access to a fridge and stove (not for cooking but maybe heat something up )
The walls are paper thin, since it was not peak tourist season it was not too bad but we were awakened by the arrival of other guests. The bathroom door was difficult to close and there were no complimentary toiletries

Big bedroom and big bathroom. Location was good- easy walking to Colisseum and other sites.
Breakfast was very basic and identical every day- no fruit, yogourf, or cereal, or cappuccino. Noisy from people arriving and leaving at all hours of the night. Wifi only worked in the garden. The bed springs squeaked.

Location, location and garden with trees! Nice tips for Rome activities available in the room dossier! Storing our luggage in their office helped a lot! Very close to Lateran square and to Manzoni metro station! Clean rooms thanks to the Russian lady!
Room 105, has main road view (not noisy road) but it looked a bit old ( painting, bed with springs). No fridge and internet in the room but there was in the kitchen and garden. Not a big problem for us! Bathroom was a bit smelly, close the door overnight and it will be ok.
Very Clean, basic b&b very close the Manzoni metro station. Nice staff, standart breakfast, nice and quiet garden for resting (only with anti - mosquito spray).
No wi fi in the room, only a poor signal in the garden. The area is dirty. Take directly the metro. Difficult to sleep in the morning because of the neighbors.
Had lovely courtyard to relax in afternoon after long day. It is here where wifi works. Staff helpful

Very narrow entrance to the building and very steep staircase - no place to leave baby's stroller at the entrance so we had to carry it upstairs.
Good base for touring, rooms were clean and airy, the breakfast area which was in the garden was lovely. Only 2 minute walk from the metro and 15 minute walk from the Colosseum.
Not many amenities around this area but only a few stops on the metro from the center of Rome.

It is not near termini-station what we thougt. But it is very near to a metro-station, 5 min from termini.
Breakfast was great. Bed and Room very good. And we could leave the bags until the afternoon when we left. This was a plus so we could sightsee Rome without having to go around with our bags.
the lift was not working. We had to take our 3 bags up the stairs. Thank God it was just the first floor.

Wifi was only in the garden. Sometimes was there a litle bit smell from bakery from underground floor. And a little bit noise from school near hotel.
Gorgeous garden within. While I was lounging at a patio table, a ripe orange fell from a tree onto the awning overhead. That felt magical. Lovely people. Easy, easy walk from the metro station. Close to attractions. Air conditioning! Breakfast!

The location was very convenient - the metro stop was easy to get to and we we actually just ended up walking to the roman forum and colosseum from the guest house. The garden was a nice addition - good to be able to sit out there in the evenings with a drink. We ended up using the kitchen to cook dinner a couple of nights which was great (i'm not sure if they usually include that in the room but they said to go ahead). The staff were lovely.
The wifi was a bit limited in the rooms but could be used from the garden. One of the places over the back fence must be something like a school as it was pretty noisy during the day but that didn't bother us as we were out for most of the days. When we first arrived we ended up walking from the Termini station instead of taking the metro - wouldn't advise this just as the metro is so easy and we could have saved ourselves a walk on a hot day :)
