It was in a great location for seeing all there is to see in Rome Less than a five minute walk from the drop off for the airport shuttle (SIT bus) Very nice clean room My wife and I were running 3 1/2 hours behind schedule and the owner stayed and waited for us till late in the night.. Reception only open on arrival and no way of contacting them during stay. They were waiting outside on arrival but I had no idea to expect this. Floor of room was dirty on arrival. However all minor points and super place.

Great location. Walking distance to all major tourist attractions, nice area. No problem to find. Excellent service. Clean room, new and clean bathroom. Good breakfast. We've got a lot of help from the lady working there (Arina). It saved us money and time. Many many thanks. No complains at all. We liked everything. Staff was very friendly and flexible. Breakfast was simple, but good. Staff was flexible enough to give me my breakfast earlier. Because my flight was earlier than expected I had to cancel my last night. They did so without complaining and free of charge. I can recommend this hotel to everybody!
The location is just great, 5 minutes from the metro Lepanto (count 20minutes in total from Termini station). It's walking distance from the main touristic areas. The rooms are quiet as they are directed towards the back of the hotel. The only noise comes from the hallway and the apartment above (very limited noise). Rooms are spacious, especially the bathroom considering the standard size in Rome. Breakfast is now served in the room and no longer in a cafe nearby. The lady who greeted us was nice and helpful, as well as the girl who served breakfast.
The mat of the bathroom and the towels could be changed when guests stay longer than 3 days. At the end of the stay, the mat was pretty dusty, as well as the furniture. There was also quite some noise coming from the lady who comes there from time to time, but often during nap time (when you walk a lot, you can use some rest). No need to be so noisy when just opening a door or taking a coat from the closet. There could also be some shampoo/shower gel. When you arrive, look at the doorbell as they ais absolutely no sign of the B&B! So it's very easy to walk back and forth searching for it, even more since there is no number 50 on the building.
