The staff was so sweet, helpful, and funny. We spoke very broken Italian and they spoke very little English and yet we had such a wonderful time chatting over the dinner table. It isn't a 5-star big city hotel, but it is a perfect pilgrimage home.
The beds are old and can be uncomfortable and the showers can be a bit odd at times, but that's to be expected in small towns like this. (Not every room has these problems. Our party had three rooms and some of them were great.)
Location,value,and very friendly owners with a great restaurant below where the gave little "extras" to that ordered and a discount.
The location---IF you can find it to start off with.....
Elderly woman who I assume owns the property gets into a screaming match with patrons dining at the restaurant below our window at 9pm at night. Just after we put our son down for bed. It went on for about two hours. No AC Rooms are ugly/ Bed are uncomfortable No baby cot (we brought our own) No mini fridge, light breakfast or water provided to make our stay a little better.
Seems like you're in a fairy tale, narrow streets with old buildings.
We enjoyed our stay very much. the room was clean and comfortable, the staff was friendly, and they have a great restaurant downstairs!
This family owned hotel is located near the main street of the old town where one can find lots of bars, taxis and buses that run locally. It is also located a few minutes away from the main sites of interest such as Church of St Francesco and Sta Chiara. The restaurant Grotta Antica managed by the lovely Signora Nadia is of excellent quality offering delicious food from the region - try the regional cheeses! - not to be missed! This hotel really gives you the experience of staying in a medieval town! I would recommend it to families as well as to solo travelers.

The food is fantastic. Don't miss it. The room stayed cool despite high temperatures and no AC. It's not modern or luxury, but a great, solid place to stay, right off the main piazza. Staff spoke English well enough; we were grateful for the effort and charm. We were more than pleased.
Very friendly. Great shower facilities and constant hot water. Fan available and necessary. Clean towels each day. Plenty of loo roll. Good value for money.
Had to paddle to loo as floor usually still wet. No bath mat for stepping into main bedroom!
The location in the lower city was good.
There is an extremely GRUMPY old woman at the restaurant and check in. The rest of the staff is very nice but if this woman is around you will not get good service or any sympathy for your needs. I do not recommend this hotel.
Location was great, right off the main square.
The bed was very uncomfortable and there was an odor in the hallway that crept into the room. We opened the windows but the restaurant was right below us, so noisy.

The location is perfect for visiting the historic centre of Assisi, by walking! Simple and clean room, looking new or recently restored. Efficient heating, hot water. The lady who runs the hotel is very friendly and helpful. Good Wifi internet.
