it is the worse room, that I have seen. it was not real hotel or hostel, just an apartment with 5 rooms in a old house. our room was very dirty, even bed-sheet, with external bathroom. breakfast was so poor, just a cup of coffee with 2 toast bread! a bad experience.....
There is easy connections to termini station and the Colosseum, both within about 10 mins give or take. Luca is friendly. Received a free map of the city and instructions on how to get to the Colosseum. I didn't encounter any rodents.
It was 10 Euros more than the price I was told by Booking.com. The local area seemed a bit grimy and looked like a bit of bad neighbourhood with lots of graffiti around. There was no forewarning of the 65 steps up to the B and B. The decor was dated and the room was 80% clean. The breakfast was 2 slices of bread, coffee, half a cup of juice and 2 types of jam. No plate, no knife to spread said jam. No butter...options either. I was woken up every morning by the sound of someone coughing up phlegm. Sounded like he had emphysema. The bed was lopsided with uneven legs but very low so not far to fall out as very low. There was no instruction as to how to get assistance from staff if required when staff are not in sight. For example, the first morning when I wanted breakfast there was no one around, I knocked Luca's bedroom door and there was no answer. I went into the kitchen area and it put me off the idea of having breakfast. All in all there is absolutely no way I will be booking that place again.

1.Very dirty bedroom and bathroom ( a lot of dust, not cleaned properly, hairs on bedclothes). 2. Cups not washed up properly 3. Breakfast not too tasty ( bread with marmalade and very small instant coffee) 4. Streets are very noisy (without ear stoppers not possible to sleep) 5. No lift, many steps ( difficult for heavy baggage)
- the host was very friendly - the price was quite low - hostel was quite close to the railway station and city center - we could walk on foot back from Colosseum
- quite dirty - smell of cigarettes in the hall - poor quality of the door to our room - can hear everything from outside - the breakfast was ridiculously poor - 2 dry pieces of toast bread plus some jam and coffee for each of us, we went out as hungry as we woke up - place was difficult to find - no sign outside - toilettes

The building have not the hotel name. So it's hard to find the hotel. and there is no elevator. Did not have breakfast during your stay in the hotel.

Friendly service Luca was helpful and recommended good restaurant choices. Place was clean and neat. Excellent location only 1.8km to the colloseum.
Hard to find there are no signs and the area is a bit run down. No housekeeping
- nice looking and comfortable room with a clean and fine private bathroom, TV, good double bed, floor, table, shelves, ventilator! - which saved our lives :)
- noise, but if you are tired after all-day sightseeing you wouldn´t mind it cause you will fall dead to your bed straight away after shower - breakfast could be more various - we had every morning the same but it´s still fair for the money
We liked how close it was to the tram and the room was clean and comfortable.
There was marijuana smoke in the hall every day and I had my young daughter with me. The neighborhood seemed run down with graffiti every where. There were 6 flights of stairs which was hard with large suitcases. The breakfast was an instant coffee, a piece of cake and some fruit drink. We ddefinitely had to buy our own.

when we arrived, the room had not been cleaned, there where ashes in the bathroom, dirty floor, In the sheets of the bed was easy to find hair, and the smell was not pleasant. we had to ask clean sheets and change them. Breakfast is served in the room in plastic cups and no chance of choice, mediocre.
Good distance to the city centre, tram in front of the hotel, buses(city centre, Vatican) are just around the corner. The hotel manager is very nice and helpful

The tram station is in front of the apartment and you take the tram on one direction you can get to Colloseum and on the other direction to Vatican city. 2. Luca, who manages everything, is a very friendly guy. He made sure we are comfortable. The breakfast was great. 3. Rooms are nice, clean and maintained well.

Great Location, just a few stops away from the Main train station, Termini. There is also a tram that goes to Colloseum from this place, so accessibility is excellent. The host, Luca, is also very gracious and made us feel at home, giving us access to Kitchen to make quick food for out little one.
Room size, ideal for 2 people, not really for a Family. No housekeeper for daily cleaning and the towels are not refreshed unless you ask for it.
Its location was good, the train station was nearby and the Colloseum 20 minutes on foot.
