The silence and calm location of the Guest room was rally perfect.
The weather was bad
There is no need to talk much about the room which was very good and tidy.
One of the heaters in the room has not been working, when we talked about the problem, they did not deal with. So, the room was very good but the personnels were rude.
Overall stay has been good. Beata was really helpful and she provided all the required tourist information to us. She has provided the city maps and guided us the places to visit as well. She also personally served the breakfast and breakfast was really good. Alessandro who was at the main office reception while we did checkout really helped us a lot. He was so kind and we really appreciate for all the help and support he provided to us. We sincerely thank you both Beata and Alessandro for all the help, support and guidance. The hotel is very close to F.TE.Nova waterbus station and that is the beauty of the stay. We can catch all boats from this station to almost all the tourist places and important places in Venice. Also we can walk to all major attractions from hotel using short cuts even if boats are not running because of foggy weather conditions.
It is bit expensive. If you compare the facilities offered to the money that we paid then it is not worth. At times Wi-Fi was either not working or bit slow. AC was not working. We could not open windows because of bad smell. The room is bit small.
This was a good location, not far to walk from the Vaporetto at Fondamente Nove and easy to walk into the centre. Also quiet at night - a nice neighbourhood.
Breakfast was disappointing compared to all the other places we stayed in Italy, as was the lack of a reception/sitting room, lack of space in the bedroom, and unreliable Wifi.
Easy to find, easy to take large suitcases to. 15 min to st marks square if you set a reasonable pace, 30 mins if you get lost or window shop along the way. Clean, comfortable, great breakfast and very helpful staff. Really enjoyed our stay.
The in room safe didn't seem to work. Wasn't a big issue for us and didn't bother raising it.
Basically everything was great!Its easy to go from airport to the stop which is just in front of the main hotel (just buy the tickets for public transport, otherwise the private companjes will rob you and the amount overpaid will be painful enough),so the place is easy to find.When you get the directions to guest house it takes only few more minutes to get there.We got an early check in, no extra charges for that! The location is very good, all sightseeing places are very close, within a walking distance. The hotel itself is clean and with everything you need-bath, bed, air conditioning, etc. Beata, who was helping us with the brekfest is very nice person with advising what to do, where to eat, etc. and just having conversations while taking morning coffee!The young guy substituting Beata was equally nice. My boyfriend got a huge assistance from Matteo to arrange the flowers and cake for my birthday morning:)Thank you all for making our trip the one to remember!I am sure we would choose the guest house the next time when we come.
If you are expecting a rich breakfast, unfortunatelly this will not be the place-bread, melted cheese, salami, yogurt and smth sweet-enough to keep you going, but not what you are used to (omlet,cheese,vegetables, fruits).
Our room was cleaned every morning, while we had a lovely breakfast served by our host. The staff were always friendly, and they checked us in early without a notice beforehand. Its in a quiet location, 2 minutes from vaporetto. We had a wonderful time and would go back any time.
The location, the rooms, breakfast, staff were all good. The canals and islands make Venice a different experience for travel. We would go back and stay there again.
Instead of a map on the Booking.com web site you should put in the water taxi number and destination. We lugged our bags around the streets and over the bridges only to find out that the water taxi that we could have caught from the rail station stopped outside the hotel where we had to register.

The room was small, but spacy enough for my husband and I. The hotel was very tidy, and it was in a pretty quiet location that was convenient to the vaporetto and many restaurants. The hotel manager was beyond helpful, and he was very kind. We would definitely stay here again, especially with such an excellent price!
No real view from windows.
Check-in is at the hotel, easily accessible over one bridge from the F. Nove Alilaguna stop. This place was very affordable and easy to find. Good amenities and staff very accommodating about breakfast when we overslept!
It was a good 20 min walk to S. Marco, and like most places in Venice, without a direct way to go so it was easy to get lost. Also, our ground floor room had a lot of street noise.

The room was at street level on a very busy calle del fumo and was therefore very noisy. Not a big room with a sliding door on the bathroom.
Location is good and breakfast was ok, that's all.
The bed mattresses were old with springs poking through and dirty which needed replacing. The new ones were replaced but were far too firm and not good quality. The shower was a drizzle and needs updating and the safe did not work. At around £129 per night, £65 per person for a double room per night, this place is not worth the stay, avoid.
Set comfort as Good (not Excelent) because of the cigarette smoke smell from the common area in our room.
Guest house is located close to Fondamente Nuovo station, approx 3-4 min walk. It is great if you want to arrive by water bus and not walk. I advice u use the bus coz otherwise with all that labirint streets you will spend at least 1 hour walking and dragging luggage. hotel is A bit far of main attractions, far because main isle in Venice is small, and to San Marco 10min by foot. But it is a pleasant walk coz u cant find lot of stores and restaurants.
To check in or out u have to go to main building, and you learn abt it after u arrive to guest house via small announce on the door but theres no adress shown there. So know that it is right on the fondamente nuovo station. Need to put that on booking.com. we walked all the way to guest house then otel then gust house. Without internet you cant find the addresses Wifi is very poor, only close to the door of your room, so to use it had to sit near the door all the time. If u need wifi don't stay there in all other cases it is fine. P.s. no view from the window at all- wall. I was all day out so didnt need but if you do...
Great location. Room extremely clean. So close to vaporette stop from airport and island hopping too. 5 mins walk to co op supermarket if needed. 10-15mins walk to main tourist site San Marco , it was nice to be in slightly less touristy area.
