Saw the reviews before I booked, however when we got to the hotel the outside of the hotel and area was a bit surprising. The exterior didn't look like a hotel. There was a car dealership under where the hotel was located as well as other businesses and the entrance to the hotel was around the corner. i began to wonder what I had booked, but not to worry. The hotel (B&B) was up a flight of stairs with a very small lobby and under 20 rooms. The room was set up for 4 of us, two couples sharing a room for one night. The room was extremely clean and modern with a large bathroom and a small garden area with table and chairs. I was impressed to find such a nice place reasonably close to the Vatican. Bus stop is just across the street which took us to the Vatican in a matter of a few minutes. The included breakfast was very adequate and filling. The staff was helpful printing out directions and the wifi signal was strong. The doors kept out most of the city noise which we have felt to be a problem in other hotels we have stayed in Europe. Beds were very comfortable.

It is really nice that the staff provide useful information about the transportation around the B&B. And the room are fantasitic with a large terrace and bathroom.
Wifi is hardly usable, since I needed the network to find resources for my assignment, so it is really annoying that the wifi is useless. It was connected and ran for about 1 or 2 min, then it was disconnected and after more than 10 min reconnected, and it was a nonstopped recycle that during the stay in this B&B. The breakfast was supposed to be ready at 7.15 am as they told, while it wasn't ready until 7.45.

The staff were extremely helpful, friendly and gave us information on places to visit and how to get there, which made our short trip to Rome a lot smoother. The staff went out of their way to make sure our stay was made comfortable and arranging our transport back to the airport which cost $45 euros and took 30mins, they also emailed me beforehand giving me direct transport instructions to the hotel, shame I didn't read it until we got back from Rome. Breakfast was basic but just right before heading out for some "real" italian food.
The room was right on the main road and could hear the traffic all of the time, struggled to sleep in the morning due to it. The bed is 2 singles pushed together and one of us kept falling into the middle. Not a dislike but a caution, the floor is shiny marble and when wet was extremely slippy. Plug socket was also loose from the wall and had to push a table on the plug to keep it connected. Trying to find the hotel without direct instructions can be quite difficult as not clearly signposted until your directly outside the front door, had to ask several cafes close by to show us where it was but was difficult as not many locals could speak English as out of the tourist trap. But it did mean we walked around all the little side streets and came by a fab little Cafe who served us great espressos. The hotel is next door to the FORD shop!!!
This B&B was amazing! We loved everything about it. The staff is beyond helpful as well. They gave us easy to follow directions to get to the B&B from the Roma Termini station. They also showed us how the buses worked and had a map to help us navigate around. The location is a short bus ride from Vatican City and a reasonable bus/subway trip to the touristy areas. One of the staff members also recommended an outstanding restaurant (Ferra e Ghisa) which I highly recommend!! We were also on our honeymoon so they gave us a complimentary bottle of champagne which we thought was so nice! If we ever come back to Rome, we will definitely be staying here!

Excellent staff, the boys were extremely friendly - helping us already before arrival (e-mail & sms direction to the hotel), during the stay (best connections, where to get tickets, hints and tips regarding best restaurants etc.) and while leaving the place (arranging "just-in.time" transport to the airport, calling us with the necessary information, taking care of the luggage etc.). And great espresso! :-)
Cleanliness could be slightly better to be excellent. The water system makes some noise long after use. Thin walls. Busy street outside of the window. Breakfast just ok...
My boyfriend and I went to the Heart of Rome as part of our Roman trip. For the price, we weren't expecting too much but took a chance based on the reviews - It went above and beyond everything we expected, as well as the reviews. First of all, the owners truly provide great customer service - not only did they greet you on the main floor of the building, they brought up your bags for you. They were there for any questions we had and drew out a map of everything we needed to know about the area the day we arrived. They were friendly, and helped us on anything we needed. Since it is a Bed and Breakfast, they are there only regular hours (i.e., from in the morning to approximately 8pm) although they can accommodate you if your check-in or flight arrives later. Breakfast was beyond what we expected - they even served nice cappuccinos and caffe lattes (or espressos) if you needed... The hotel is BRAND new - everything is modern and the rooms look like they were build the day before. Comfortable beds, incredibly clean, and for those of you looking for a modern, large, North American bathroom, you got it. Our room had air conditioning, fridge, and stove. Absolutely nothing to complain about the rooms or the hotel - luxurious. As for the location, I am one to read reviews about this topic frequently, and if anyone complains about this particular one, they are either incredibly picky, or seemed to have mistaken this for a 500$ a night hotel in front of the Colosseum: The location was INCREDIBLE, particularly for the price of the hotel!! It was literally a 10-15 walk to the Vatican (my boyfriend and I walked each time) or a 3-5 minute bus ride. If you wanted to get to the metro, there are about 5-6 buses that pass directly in the front of the hotel to bring you there (and pass frequently as well). It is about a 10 minute ride to the metro (Cipro).
