The rooms here were very nice. We stayed in two different rooms and saw a third. All very nice; some larger than others, but all very nice. Two of the three had kitchenettes and even the smallest had a little refrigerator. All had separate baths that were very nice. The owner speaks little English and attempts to communicate with him before we left home were difficult. After we left for our trip he sent an email (we didn’t see it before we arrived) wanting to change the method of payment from a credit card to Paypall. The directions to the hotel are not clear and you may want to attempt to get clarification if you plan to walk. There are several ways to get there and some are easier than others. Further, most routes involve climbing long, steep flights of stairs. Consider a cab if you have much luggage. Overall, the hotel was very nice and a good value.

we were group of 6 female friends. This place is excellent location to vatican museum, beautiful garden ,comfort rooms, most impression things unexpacting breakfast we had each morning. when I go to Rome next time would stay this place again.
Hotel owner is a very nice man and very helpful, though he doesn't speak much English. The hotel is located behind Vatican, 5 min walk to Vatican Museum. We walked a whole day to all scenic spots in Rome! It's crazy and fun.
Not easy to find this hotel. Pls read carefully the door plate 51/E. We knocked on the wrong doors (there are 51 B, C, D, E...).
Very enjoyable stay. We stayed here in the middle of a 3 week European vacation and had our best sleeps of the whole time here. While at first appearance when you pull up it doesn't look very appealing once you enter it is very nice, up to date for the most part and kept very clean. Roberto (the owner) is very nice as is Linda the lady who actually cleans and looks after the place. They have a beautiful and very friendly Labrador Retriever that the kids loved to play with in the mornings before we left to see the sights of Rome! Very quiet at night which was great. We would recommend in a minute
The location is a bit out of the way if you like to be near the main attractions however it is very close to the Vatican. It is up a bit of a hill when walking and in the mid-August heat it did get to be a bit much. You can get a taxi from the bottom of the hill near St. Peters Square but many of the taxi drivers don't want to take you because it is such a short drive (less than 5 minutes)
Sr. Roberto was very helpful on arrival by pointing out local amenities (Metro, supermarkets, etc.) and sites (St Peter's etc.) Their pet dog (?Alichio) was very friendly and protective. In the accommodation supplies for hot beverages, tarts, melba toast, jam, and water were provided. Towels were changed every day and shower gel provided. The location was perfect for peace and quiet, with good access to the metro (Cipro metro 10-minute tourist walk) and the 49 bus a few minutes from the property. Vatican Museums - 15 minute tourist walk, St Peter's Square - 30 minute tourist walk. We had the two single bedded and the double bedded apartment. Both had terraces where you could sit and relax, they also had air conditioning and television. Sr. Roberto was very quick dealing with any issues (a spotlight wasn't working and he changed it as soon as we reported it). Very good value for money - would highly recommend.
Wi-Fi reception was intermittent in the double bedroom apartment, but it was the furthest from the main house so not unexpected. It was very good in the twin bedded room.
Comfortable space with kitchen available. Wonderful garden area with outside patio which is very relaxing. Daughter Andrea was helpful with directions and recommendations and Sr. Roberto loves his city and is full of history info. Lovely place.
Difficult to find by address listed. Recommend reading confirmation email before venturing to 51 Via Vatican. Should be 51D. Some walking distance to restaurants.
Near to the Vatican, quiet, nice little garden, spacious room, daily room service with new linen.
The room downstairs is at the corner of the house where people get in and out, you cannot leave the windows open without anybody looking inside or hearing people passing by.
Old papa is super nice. We got milk, bread, hot coffee, butters and jams everyday. Location is great，very near the Vatican city.
