shower area is little cramped up
Staff were very friendly and relaxed giving the hotel a nice cosy family feel. Superb location very close to St Marks Square and the Vaporetti stations. Balcony was great with views to both the Great Canal and the St Marks bell tower. Room was very clean and tidy, with enough room. At such good value, I wasn't expecting much, but overall my experience was much better than I imagined.
Windows didn't have a vent catch so didn't feel like I wanted to leave them open at night or during the day, but left shut room got a bit stuffy. No coffee making facility in the room, but there was a communal vending machine which I only discovered on my last day. Minor issues really, and didn't spoil my stay.

Location is very good, close to San Marco and in a nice shopping street. Room was renovated.

the stairs at the beginning. There are to much. The elavator is in primo piano.
The location was excellent as we wanted to be near La Fenice. The bed was comfortable and the room and bathroom were very clean. The tiny balcony was a welcome illusion of space. The reception staff were helpful in recommending restaurants and the breakfast server was friendly.
The so-called superior room was tiny and very poor value for money, in line with practically everything in Venice. The breakfast was not good. The juice and coffee were fine. The fruit consisted of over-ripe bananas and apples, cereal which we don't eat and one poor quality bread roll and an almond croissant which was good. There was a sachet of pâté and a nut spread.
We had a lovely room with a terrace overlooking the Doge palace. It was walking distance to St. Mark's Square. Lovely staff.

Spectacular Location. Excellent Staff. Hard to get a better rate anywhere near here.
Only issue was the bathroom could use a fair amout of fix up. But nothing too bad.
Strange smell in the room.
This hotel is right up the block from the water taxi and a two minute walk to Piazza San Marco. It is on a small street which is deserted at night, providing a nice quiet sleeping environment. Go left out of the hotel to the end of the street for an espresso in the morning and go right for great gelato. Clean, friendly and quiet.

staff were very unhelpful. -access very difficult for disabled people athough web site states it was friendly for diabled people. Staff refused to operate chair lift providing access up 19 stairs to reception

breakfast for 7.5 euros which does not include fresh baked rolls and eggs...overpriced. i would not ever have breakfast in this hotel. it was not worth 7 euros.
Excellent location, very centrally located.
had to carry heavy luggage on the 1st floor without any assistance. Internet facility was very poor, had to pay for a service which did not work in rooms. Had to sit on the central stairs to catch good signal. Some of the staff were very unfriendly and at times felt to be rude. Were not concerned with our complaints
The hotel is in a great location just a couple of streets back from st marks square great for the water buses, staff were friendly the room was as expected with windows onto the street below which was noisy but the windows and shutters blocked all the noise out. Good aircon and comfy beds :)
The shower wasn't the best but not terrible so was the hair dryer, the TV was limited but that didn't really matter. The wifi cost €10 for about 12 hours which we didn't mind paying for but only one device can use it at once which was annoying.
I loved the location, close to ferry, eating or just coffee. The room we had was very comfortable and great size

Location was excellent and the hotel very clean.
Chosen due to advertised roof terrace which was closed for renovation with no notice given. There was no where nice to relax other than the room which although clean was small. The ground floor outside space was grotty more like a smokers area. Bathroom in need of refurb as taps were hanging off. Other nicer hotels that friends stayed in were a similar price I wouldn't stay here should I visit Venice again.
Great location near San Marco, very nicely renovated rooms with a lot of space (we travelled as family with one child). Helpful staff. We did not take the breakfast though but went to a cafe on a plaza close by.
Very close to s. Marco square and river bus stop. We didn't have breakfast but the choice around is plenty and fantastic. Nice small clean room with A/C , clean bathroom.
I love everything. I read reviews here before booking so I did not expect much from the room and staff BUT everything is perfect. The staff is helpful and the room is really clean and cozy. I wish I could stay more. There are not many steps to take actually and the stairs are not steep at all. I had a very heavy backpack and two handbags but it was not a problem at all. The shower might be small but it is quite common based on my travel experience in European countries and it is not THAT small. So to conclude, I love EVERYTHING !
