Location was excellent and the hotel very clean.
Chosen due to advertised roof terrace which was closed for renovation with no notice given. There was no where nice to relax other than the room which although clean was small. The ground floor outside space was grotty more like a smokers area. Bathroom in need of refurb as taps were hanging off. Other nicer hotels that friends stayed in were a similar price I wouldn't stay here should I visit Venice again.
Great location near San Marco, very nicely renovated rooms with a lot of space (we travelled as family with one child). Helpful staff. We did not take the breakfast though but went to a cafe on a plaza close by.
Very close to s. Marco square and river bus stop. We didn't have breakfast but the choice around is plenty and fantastic. Nice small clean room with A/C , clean bathroom.
I love everything. I read reviews here before booking so I did not expect much from the room and staff BUT everything is perfect. The staff is helpful and the room is really clean and cozy. I wish I could stay more. There are not many steps to take actually and the stairs are not steep at all. I had a very heavy backpack and two handbags but it was not a problem at all. The shower might be small but it is quite common based on my travel experience in European countries and it is not THAT small. So to conclude, I love EVERYTHING !

Because we booked through booking.com, breakfast was not included and we had to pay for internet service. It seems that if booked directly, both are part of the rate.
The terrace attached to the room and the excellent location for a short 2-night stay and work at the Biennale. Quiet atmosphere and ok breakfast in a neighborhood invaded by tourists and expensive everything.
Bathroom too small and somewhat damaged shower. Reception's look is not that inviting from the street nor at the first floor. Too expensive for the relative absence of charm and identity.
One of the receptionists was not very kind .rather bad tempered.internet is available only for thirty minutes no matter how long you are staying.
Stay here! Location is perfect- close to attractions, vaporetto stop, cafes and shops, but quiet street at night. We were in 303 - with a huge private terrace looking out over the rooftops at the Doge's Palace with the Belltower peeking up above - we could watch the bells ring. The room was modern & tiny, but the outdoor space doubled the size. It was lovely to get away from the tourist crowds with our own wine and cheese up on our own terrace. We did not do breakfast at the hotel, but we loved the coffee/cappuccino vending machine. Would we stay here again? Yes.

The location was perfect to come and go. Great little restaurants nearby and in the street. Staff allowed us to leave luggage since the room wasn't ready and we could explore.
The only thing that we all agreed, they could improve the pillows.

Location was excellent for Vaporetto and close to St Marks and Rialto bridge areas. Room was clean and daily towel service was provided.
No lift from entrance so you have to carry heavy bags to reception on first floor to then use the lift for higher floors, no help from staff even though there was a wheel chair stair lift that could have been used. Staff were there but some could be more helpful and friendly.
Incredibly central location. Yet nice and quiet during the night. The room was spartan but nice. The balcony did come with a view of the Doge palace.

very easy to get to all sites from the hotel. just a few steps to the dock and 2 min to the main square. ask for a balcony was fun to sit in the evening and look out over the city.
Outstanding location within 5 mins walk of Marco Square. The hotel was very clean with friendly staff and compared to other prices quoted at other hotels, this was amazing value for money.

The hotel is very good and very well located. Besides being extremely good to be accessed with luggage, this is also very well located for the days in which you stay in the island. I would very much recommend this hotel.

Fabulous location, large terrace that looked over the roof tops to Doges Palace. Room good, bathroom small but adequate. Always clean. Close to everything.
Staff at front desk not at all helpful with the exclusion of one night shift man. Map of Venice available for 2 euro from vending machine, no information on tours only concerts. We were told they have some books if we would like to read them. Room safe instructions hard to read but don't worry, just pick it & take it out side for better light!

No help with suitcases Reluctant help with wifi and had to pay after 1 hour use. Language barrier paid $20 euro instead of 10 for extra wifi hours.
bathroom shower had very little water pressure and very little hot water. Staff was not helpful.
Nice location near to the quay and San Marco. You are in the middle of the vibrant life when you leave the hotel.
The breakfast was really poor. To charge WiFi when you already pay 180€ per night for your room is not acceptable today.
