+ staff at reception was friendly in contradiction to staff of restaurant
- very few parking spaces next to hotel. More parking at restaurant but many steps with suitcases to hotel - no elevator (suitcases) - personel at restaurant was very rude: not possible to have a coffee there - can really not recommend - funny smell in the room - very small room and bathroom - price/quality - far from city centre (taxiride is 10 euro x 2)

Boutique hotel, friendly receptionist -the loveliest so far and made us feel very welcome! Comfortable beds and quiet location. Fantastic breakfast which we enjoyed in the outdoor patio!
The pizzeria next door was very rude and turned us away very quickly. Lovely pizzeria called 'Il Jolly' 200m down the road who were very accommodating and friendly.

Friendly, helpful staf, good bed, very clean, nice breakfast. Convenient for those traveling by car since there os free parking at the hotel.
The old center is just a bit too far to walk to quickly but we did drive to the a parking area just outside the old city. The hotel is situated on a rather busy road which might bother some people. There is double glass so i kept my window closed.

the staff were very helpful - with advice about bus routes, sites and attractions. Excellent English too - which is great for a weary foreign traveller. The experience helped us love Siena.

A little far away from the old center of the town
We already know that the hotel was not in the city centre. It's just 20-25 minutes walking to get the centre. Otherwise you can take the bus which tickets you can buy in the same hotel. 1,20€ a single ticket. The breakfast was amazing, good way to start the day. The receptionist was really friendly and professional. The beds are quite comfortable, repairing after a long walking day. Nice value for money.
As the building is not new, you can hear quite clearly what's happening in the next rooms. Also the sewage system what a little bit noisy every time you use the bathroom.

The staff and service was excellent.
Location was a little further from the city center than we expected. The main building was really nice (exterior and interior). The adjacent building where our room was not quite as nice. I'm not sure what the rooms in the main building were like, but our room had peeling paint and scuff marks on the walls and door. The rubber strip on the bottom of the shower was missing so water leaked all over the floor before we realized it. The breakfast selection was also quite limited compared to other hotels in Italy that I stayed at.
It is a nice hotel, very good pizzeria next to it. Free parking is a must. Nice breakfast.
Bathroom was a bit strange. It flooded.

Mattress hard cleanliness need to improve the room was basic but adequate for what we needed. Reception closes too earlier and as a group there was no place to sit all together in the evening.
Helpful and friendly staff,center town is reachable by feet,small and ancient stylised rooms cleanliness and carefull toiletries ,classy lobby where to lay,good pizzahunt downstairs,safe parking close to the hotel without supplement.
The neighbour was a bit noisy specially the first night.

old furniture, old carpets and used blankets (we even did not want to sleep under) awful smell of detergents in the room no additional services or facilities on site does not feel like in a hotel and definitely not a 3star one
Breakfast was great. The playground outside was perfect for our kids.
