Outside noise in the early mornings

Everything is nice there's nothing I didn't like..
Nice and comfortable room with cute bathroom inside room...
That convenient room was right next to the lobby. We could clearly hear all of the guests as they checked in through the room's door, which meant they could clearly hear us as well, wiping out any sense of privacy. They agreed to move us to another room one floor away, but the incoming noise level from the lobby was somehow worse. On top of that, this room didn't have any screens on the windows and those mosquitos were a big problem. Big enough that I woke up several times to get rid of them. Didn't have a single pleasant evening the whole time I was there. Avoid!
The location of the hotel itself was convenient, but when we arrived we found out that our room was several blocks away. They agreed to move us to a more convenient room in the hotel for extra money (wiping out the savings vs better hotels), and the staff was very friendly, but…
The apartment we not was not within the same property as advertised and to get their with luggages and no assistance is quite a problem most especially if you are travelling on tight schedules. Also does not accomodate late checkouts as compared to a proper hotel.

- Very basic breakfast: croissants, jam, milk and flakes, coffee, juice. Ham and cheese would be a great addition - Water in shower was lukewarm
- Easy to reach from railway station (we arrived late in the evening, so this was important). Ca' d'Oro is nearby, but Venice is tiny and packed with sights, so actually you can skip "location" part in reviews - Room was huge by Venetian standards (we were in separate building across the small "street", not sure about main building)
Been all around the world and never been so disappointed. They lie about where it is, be careful.
The location is sooo poor! The hotel is on a narrow and dark street and it's difficult to find that.

We were placed not in the main building. The smell in the corridor and in the room was awful and disgusting. A very small room, lack of cleanliness. Instead of towels we got some napkins.

I just booked the annex apartment without reading the comments/reviews, after I made the payment I was so shock with the reviews that it was worst, etc etc. I even ask for cancellation, no refund! But I just go through my reservation. We arrived there, its not that worst, all of my friends says its not worst! The only downside is NO WIFI! the rest is ok as long as you can sleep comfortably. If you want to go to venice book in this apartment, we are group of 5 pax.
We found a used pair of womens knickers under the seat in the room. This was very off putting and showed how little care goes into cleaning the room. Who knows how long it had been there. The floor in the bathroom was constantly wet but this was more down to the inconsiderate couple we were sharing the bathroom with. The bed was a fold out and very underwhelming
The location of the annex was excellent with good walking distance to the Rialto Bridge. There were many restaurants and bars nearby. I would say the location of the annex is far more preferable to the actual hotel. Which was a nice surprise. The facilities were eveything you expect for the money
Breakfast was poor, coffee not great. We were in the annex which did not have internet access and was noisy especially at night.

Location, specially the apartments are situated far away from the hotel. Had to climb several floors with all luggage s, elevator facilities were not available.

Breakfast room was quite small so was a bit awkward when it got busy. However you're not in there for very long.

The most unhelpful staff I have ever met in the entire Italy, they have cancelled our reservation 15 minutes before our arrival and they were even so fast to sell the room within those 15 minutes. Of course they had sent an e-mail before the cancellation, but what a surprice, they send it 3 hours before the cancellation when we were on the plane without the internet access... But we were really lucky as they "fortunately" have a vacant apartment (in another building 10 minute walk away) and even if it was for six persons we do not have to pay more for it. But they forgot to tell that the apartment is without the breakfast (which is in the double room price) and is actually cheaper than the double room in the main building.
Everything would be just on average (i.e. OK in Venice) and location of the main building is even better (no bridge/stairs from the Guglie vaporetto stop and just one to the railway station) but the staff behavior beats it all.
I haven’t seen such poor standard in my entire life. I have selected this hotel because this is mentioned in your site and i hadn’t checked any thing else but all went wrong when we checked-in there. first of all room which they have mentioned in pic is totally different from the real one. check the attached pics for reference. they have not even provided the fan and other basic need and when i asked to check the fan and Gas stove then they said no one can come to fix to the issue, you have to settle it by own. how ridicules was that? I hope you will refund my money which i have spent for that room.
