we booked a superior room with a balcony and a sitting area - we also mentioned that we would prefer a bathtube insted of shower. when we got to the place it turned out that there is a bathtube but the room is tiny and what's more there was no balcony and outside the room there is a breakfast area. After talking to the hotel personel we got a room on the same (first) floor but much bigger - no balcony though, but instead we got a key to a roof-top terrace (it turned out that the hotel doesn't have any room with a balcony - even though the offer on booking.com says so - if you book a room a room like that make sure you get a key to the terrace). Another thing is payment - normally a hotel gives you a free choice how you would like to pay - in this hotel make sure that the credit card you choose to book a hotel is the one you want to be charged with because without any notice they just charge you and in the end you don't get any bill (I had to make a special request to get one)
the hotel was situated in a centre of the island, the (final) room was spacious and comfortable. We had an exclusive entrance to the terrace on the roof-top with a great view on the canals and other buildings

Room was lovely. Location was very central.
We booked the dependance room that is one of the biggest rooms in the hotel not located in the main building but in a separate one. The pictures that you can find online don't correspond to reality. The entrance doors to the rooms are more or less all broken, the furnitures are old and our room had an unbearable smell. The very first moment we entered our room we decided we couldn't stay there, not even for one night, so we asked to the staff if it was possible to be relocated in another room. The only available option was a room that was three times small than the one we paid for thus we decided to leave the hotel, lose the money since a refund policy was not encompassed and we looked for another hotel to stay in Venice. All in all, given the average price charged and the poor quality offered, there are way better options in Venice.
Problems with the shower door, not closing well. Shower is small, just 60 cm and round. Just one person fits in the shower (if not too big). Shower head could not be fixed higher on the rod and needs to be fixed.
Classic room on 3rd floor. Not much to complaint about. Quiet area just a couple of minutes walk from San Marco and the busy area. Breakfast was good, but every day the same.
The room is actually in another building, and I found somebody's hair in the bed when I arrived in the room, which was a bit discusting. Not satisfied that the wifi is charged 4 euro per hour after one hour, and the room is filled with the smell of the breakfast in the morning.

They gave us the wrong room, instead of Superior Double Room gave us Double Room - Annex, and we argued with staff, they did not accept this issue
hotel photos are deceptive! the room I stay looked nothing like what they're advertising for that room type. no lift to the floor either, will need to carry suitcase up a narrow and steep staircase. taxis cannot take you to the door. if you've never stayed here before, you'll still need a taxi to get you to the vicinity, as Venetian maps are inaccurate once you're away from the canal (taxis start from 70 euros). I had the worst prosciutto and coffee in my life, as part of the breakfast here. I normally live in Melbourne and even McDonalds serve better coffee in Melbourne..

The standart room was small. Not enough place at breakfast as it s a tiny breakfast room.
Paid wifi - all our other hotels offered it free. Also intermittent wifi service. Website says ironing service available but it wasn't. Staff could be more interactive with guests to inform them about tours, day trips, and find out what guests want.
Location is brilliant. Decor charming. Breakfast good. Staff are very efficient. Porter excellent. Organisation of private water taxi excellent.

The triple room was the worst I've ever seen. The pictures on booking.com is very misleading. I thought the triple room had 2 floors with beds on each floor, but the reality was disappointing. The single bed was in a narrow corridor, which was almost the same width and length as the bed. I really wonder how they tucked the bed in there. Shower was small, wifi was super slow though it was paid.

Very poor breakfast, the breakfast was supposed to be until 10:30 but at 10:00 there was nothing left on tables. The lady that was serving the breakfast had cold and was touching all glasses and dishes by hand.

The Tripple room advertised and ordered is not the room you get you get a double room squashed with a fold away bed so and they blamed booking.com saying they dont have tipple rooms and we are in a tipple room, yet when you look at the double room they are the same so don't waste your money. Specified not 3 single beds and they just pushed two single beds together and they were like sleeping on cement and the pillows were rocks. Very hard to find back lane not marked easily to find had to ask locals. Hotel blamed Booking.com for everything even though there site states the same they could not answer that sufficiently, basically we paid for something we did not get.

Free Wifi would have been nice
Right on a small canal (you walk across a picturesque bridge to reach front door), the hotel is 5 minutes walk from St. Mark's Square & the nearest vaporetto stop. Room decor seemed elegant Venetian of a bygone era but with all the modern amenities. A bit hard to find at first but worth it!
The wifi is available to you only for 30 mins free, per room for your entire stay. Also the price to pay for wifi is outrageous. It was extremely inconvenient. Also, the "free" breakfast has hidden fees. There were eggs and breakfast meat "available". However, there is a tiny sign not even near the eggs/meat stating extra charge per person for eggs and meat. The eggs were terrible and tasted like they were dipped in salt. Also, the front door is locked after midnight according to the staff, my travel mate and I were unaware of the "locking out" and were locked out for 20 mins waiting for the front desk staff to wake up as he was sleeping while working.
Nice location and the room was beautiful, bed was comfortable, and was very clean
