Location is what sells this big house on the water. I loved the rooftop terrace in the day, the outside dining in the evening. I had a single room at the roof garden level. Problem was I am tall and the ceiling is slanted so hit my head many times in the bathroom - not recomended for tall people in this level. Home environment. I would say this hotel is a b Category 5 star hotel. Everything is run down a bit, yet all amenities are nearby. No spa You're such a star.

The location was good with direct access to the pier. The room was small and dark and very basic.View of next door's wall not the canal or garden (which was a tiny courtyard).Shower unit coming off the wall.Third bed in room was a rollaway which sloped to one side. 2* room at 4* prices.Venice is beautiful but this hotel is not.Stay elsewhere.

Only the view from the room balcon... The hotel is old , absolutely not even decently kept, the personal is not friendly, the breakfast buffet very poor. The room cost alsmost 300euro but it equipped with very old stuff, dirty and full of spiders. In the toilett there were only soap, no courtesy beautycase. Avoid it!

The staff were helpful and efficient, both the hotel and our room were clean and well decorated; our room was comfortable with a pleasant view to a nearby island. Excellent location - only a short walk to San Marco and close to vaporetto stop.

Excellent location with beautiful view of the lagoon (from expensive rooms at the front). Breathtaking view from the rooftop bar/sun deck. Close to vaparetto quays, so only 100m walk with luggage.Really close to St Mark's Square and lots of restaurants and shops. A bit of a 1960/70s timewarp - first class location but generally a bit threadbare and needs to move forward with a subtle (but thorough) refurbishment - for example we asked for toast at breakfast and were told that the hotel (4 star!) doesn't have one. Beautiful dining room on first floor seemed to be used only for the owner's solo lunch. Plenty of faded charm about it though!

The location of the hotel is fantastic. It is within five min walking distance to St Marco and vaporetto stops. There is no free wifi despite the price which is very high. But the level of prices in Venetian hotels is generally a multiple of their equivalents in other cities.

Great location to use the water taxi and near some major sites if you are able to walk any distance...rooms are small but typical in older hotels in Europe...pleasant and helpful staff...

Staff helpful and friendly. Old feel of the place is interesting. Location is very convenient with a very decent view. Breakfast buffet was good, though maybe limited in range. Very disappointed with the room - basically ours felt *really* tired, old and generally maintained on a minimal budget. The mattresses slumped in the middle, the furniture was scuffed and a/c didn't work. The finish was sub-par - spartan really - no pictures, decoration or warmth (I'm not even very picky). For this amount of money, to get somewhere that claims 4* and feels 2*-3* is basically upsetting. My guess is the hotel can charge what they want with the location and rely on people imagining that the building was once very grand (but is not really any longer). Either that or this is the best Italy has to offer at this price (it's not!). Few other hotels we discovered on the canals whilst there, were slightly cheaper and much better inside...

The location is perfect, close to St Marco but just away from the worst of the crowds. Whilst single rooms often attract a premium, ours were no more than adequate in terms of comfort given the classification of the hotel and the price. Also, paying extra for Internet wifi time is an outdated frustration.

Very nicely located at the lagoon in Venice. Close to Marcus place. Hotel is very old fashioned and the refurbishment of the rooms is probably some years ago.

Location was excellent. Hotel was very clean and room was spacious with excellent view of the lagoon. The roof terrace also had great view of the lagoon. Staff were very helpful and pleasant.

We had a superb lagoon view from a room with a balcony on the 5th floor. You would struggle to find a better view anywhere. Location of the hotel is also excellent - about 7 or 8 minutes walk along the waterfront to St Mark's and close to the Arsenale Waterbus stop. Staff were very pleasant. Breakfast pretty decent. The room was very small and rather basic for the price although clean and plenty of towels, toiletries etc in the bathroom. The public rooms are also pretty faded for a 4 star property. It seemed expensive for what it was, but compared to quite a lot of other places it was pretty reasonable so perhaps that's Venice for you!

This hotel is not at all a four star accomodation. Room decoration is terrible, the bed is terrible, and if you don't have a room with laguna view, then the view is terrible. I've been in 3 star hotel in venise closer to san marco, offering better quality for less than half this price. It's a shame the owners don't do anything about this place. Don't go there, only the price is four star.

The large room and bath which over looked the lagoon. THE STAFF WERE EXTREMELY HELPFUL AND PROFESSIONAL AND THE LOCATION WAS IDEAL. BREAKFAST WAS VERY GOOD WITH MUCH VARIETY,

The hotel was very central and close to St. Mark's square. Also very convenient for the water buses and shops. The hotel was old fashioned however it had little courtyards which were refreshing and pretty. The hotel was very old fashioned for a four star hotel. With a small amount of investment to upgrade the chair covers and bed covers, the hotel could be much more elegant. There were a number of big groups staying ie. Chinese, which slightly took over the central amenities of the hotel.

Front desk staff were very helpful. We were upgraded to a superior room with balcony overlooking the main waterfront / lagoon and the Adriatic, fantastic views of Venice. Breakfast pretty good. Could do with a second pillow.
