The location is good to get around quickly even though there is a bit of street noise at night.
There are several aspects indicating it is a bit run down. The breakfast was terrible. The bed's mattress was in need of replacing but the pillows were nice.
We liked the position - just about the only thing we did like.
The hotel is badly maintained, with rooms only just passable in our view. The breakfast was truly horrible, with the coffee being undrinkable and the juice watered to the point where it only had a faint colour of orange and certainly no taste of it.

Toilet was leaking, but after telling the staff about it a few times, it was still NOT fixed Keys at night were left on the reception counter, while the front door is open and anyone can just come in and take the keys..

Breakfast was poor!
The Reception staff are very friendly and helpful and the reception desk is manned all the time. The street in which it is located is quiet and almost traffic-free There are a lot of nice places to eat within easy walking distance and the interesting places to visit are within walking distance yet the area around the hotel is not a 'touristy' one.
The buffet breakfast was adequate but there could have been more choice of bread and sometimes the bread rolls could have been fresher. A larger and better toaster would be an advantage!

a double bed is not two single beds next to each other. This is particularly true when you pay >90 euros.
Location to Duomo, leaning Tower and Baptisery is excellent. Staff are friendly and accommodating. Would recommend
The very good breakfast with selections of breads, pastries, cheeses, meats, yogurts, cereals, juices, fruit, coffees, teas, jams and more. The free WiFi with good consistent internet connection as also appreciated when so many places want to charge for internet connection service.
A little difficult to find. Clear walking, bus [which bus, which stop to exit, and walking directions from there] and taxi directions from train station would have been very useful. Ditto, probably, for arrivals at airport. But once there it was very easy to around and to the tower and other main attractions which are mostly situated near each other and within a 5 - 7 minute walk from the hotel.

Loved the location right in the centre of the old town and only a few minutes walk from the leaning tower. Room was small but very nice and had everything we needed.
The only downside was that you had to pay 6 euros for wifi. We have travelled all over Europe and it is very rare to be charged for wifi.
Nicely decorated, clean and confortable hotel. Competent and frindly staff. Very italian style. To be highly recommended.

Location (especially for people arriving with train and wanting to visit The tower). Well within the expected quality/location/price ratio in any famous Italian city.
The coffee is bad (as mentioned by others) but not as bad as the (poor excuse for) juice. After paying extra for the Wi-fi, the fact that it didn't work on our floor didn't seem to bother the staff at all (no refund, just an "oh, you can use it in the lobby"). Don't bother with that, just use the city's free Wi-fi (registration needed, works on mayor streets). Otherwise the hotel is a run down place that leaves something to be desired in the cleanliness.
