Very nice location (near piazzale Roma, good access to the Grand Canal), very kind staff and good breakfast (with brioche).
The shower water took time to go hot, so you have to wait a little bit.

Great location - near the Grand Canal but in a much quieter area and still within walking distance of all the main sights. Very friendly staff.
Shower wasn't great. Bit expensive, but it is in Venice so I guess that's to be expected.
Position position position. This is the spot, even though the balcony is a bit squeezy for two it is fun to get out on there and soak up the atmosphere. I would stay here again no problem.
Older gentleman host was a little grumpy occasionally but otherwise it was fine. We actually named them Basil, Manuel, Sybil and Polly - they were all there.
The hotel is located very close to all sorts of transportation, train, buses, vaporetto. The room we booked was very tiny. We stayed there for three nights and managed even though the luggage was kept on the floor. The front desk staff was very friendly and accommodating. We had to leave the hotel at 4 am to catch a bus to the airport and they were great about it even though they do not have 24 hours front desk clerk. The breakfast was just OK, nothing special, but a good start to a morning in beautiful Venice.
We did not like the size of the room but we kind of expected that since we booked at economy rate.
No lift, very small room, wi fi irregular, no coffee/tea making facilities, no mini bar, room facing outdoor restaurant area with music going till late at night, breakfast very poor selection and smoking allowed in outdoor seating area at breakfast
location: 3 min walk from piazzale Roma, only 2 bridges to go (of which one along which you can push the push chair). Breakfast: really good for Italian Baby friendly: They have a baby bed and a high chair

View over the canal from our room (but we paid extra for this). Proximity to rail station. The breakfast was okay, although horrible cereals and coffee. Good Wi-Fi reception. Friendly staff.
Reception desk not open 24 hours as stated on website as staff are sometimes working next door in the restaurant. There was no one there when we arrived. It was irritating having to get someone to open the door for us each time we went in or out - this shouldn't happen in a hotel. Sometimes no hot water and always low water pressure. Poor lighting (no window) in shower room due to second bulb missing from light. Room clean but shabby. During heavy rain one night water came through wall and ceiling wetting clothing. Difficult to sleep when other guests banging doors and talking in their rooms at 4am. Also woken by people standing talking outside the hotel in early hours.

Great location next to gelato and pizza. Right on the canal. Close to station. In a quieter area. Great breakky at restaurant next door. Great wifi.
Location was excellent - a short walk from the main bus / train terminals in a quieter part of Venice (and easy to find following the directions on the hotels website). All the main sites were easy to get to on foot or by boat. and the staff were really helpful. Room had everything we required. Canal view was great. Adjoining restaurant was really nice. Great value for money (by Venice standards).
It was very near the bus station so convenient when moving suitcase. (About 10 min walk) Quiet as not too near St Marks Square. Staff are helpful and pleasant and made you feel very welcome. Breakfast was at restaurant next to hotel and in a nice setting outside. We also had a meal there and it was to a good quality with attentive staff. We will definately be going back.
The staff was very friendly. The location was close to the bus and train stations making it readily accessible. Breakfast is a nice buffet. The room was cozy.
Breakfast doesn't start till 8, though the tourism part of the city only wakes up around that time. I needed to be somewhere before 9 and didn't trust myself the time since I was walking and had been lost the night before.
The hotel was just two bridges away from the bus and parking, an easy walk with rolling bags, but also close to a vaporetto stop or an easy walk to the sights in Venice. It was tidy and quiet. Our window overlooked the outside dining area of the adjacent restaurant, discretely covered with patio umbrellas and trellis. The room and bath were small but clean and adequate. The desk was frequently unattended, but just pop in to the restaurant and they immediately come to assist. Breakfast was in the adjacent restaurant and was very good. I loved eating it outside on that patio in the morning. The croissants were the best anywhere on the trip.
We were asked to leave our key when leaving the property, and they hung on an easily accessible board. With no one at the desk, it would have been easy to lift a key and enter a room unnoticed. The WiFi signal was only strong enough to work when sitting on the floor right next to the bedroom door. Another step into the room and the signal disappeared. It took a bit to get used to the pigeons that kept landing in the patio area. The staff would immediately shoo them away but they would be right back.

- No elevator. Are you kidding me? top floor and there's no elevator! - Horrible Beds. I developed a body ache after sleeping there. -Room was weirdly small. It's ok to have small rooms...but why fool people with pictures of rooms that look so big?!
