Great breakfast. Good value for Venice.
Room was small, even by European standards. However, one doesn't go to Venice to stay in the room. Overall, this is a good value.
The location is great, la Fenice theatre is just to the left of the hotel which makes a great landmark for finding your way back from wherever you have been. The staff were helpful and friendly.
Breakfast was disappointing, also the lack of facilities, take a travel kettle as there are nothing available, a fridge would have been nice as the bar area is a bit sad and I didn't ever see anyone in there. Having said this, I did like the hotel, cough up for a decent room if your budget will allow.
Great location tho not accessible for water taxis. Excellent staff, very helpful and friendly. Clean and would stay there again.

Great spot, central to all the best Venice has to offer. Easy to access from rail .. catch water bus 1 or 2 to San Marco and then its a few minutes walk. Staff were really helpful and the included continental breakfast was great. Cappucino at breakfast was better that you could buy on the streets!
No lifts ... grrrr. So had to drag bags up three floors of stair. Fortunately only at start and end of stay.

Air-con works well, but is extremely noisy, which resulted in a sleepless night. But maybe only my room was effected.
Staff very fraind and help fully. Faster way to access this hotel is taxi boat ,about 70-75 euro, or ferry to Rialto pier then walk pass 3 little bridge take time about 20-30 min. Another way go to san marco and 2 big bridge with crownded people.
Ladder , no lift.
No elevators. Room was too small, but I guess that's natural in Venice. Check-out was too early (10:30).

Tiny tiny room, small shower, hard as a rock bed, smashed mosquitoes left on wall. Breakfast was decent...they had better choices than most hotels in Italy.
Close to saint marco square and shopping area
The room we thought we get as per pictures is different in reality.. The room was small to the extent we couldnt open out luggage in it!!!

Size of the room, but come on, is Venezia, and the buildings are what they are.
Excelent service from the staff. Specially the night shift guy was very very kind with us.
The receptionist was very helpful and sweet. Our room was ready early and pretty spacious and clean. Continental breakfast was really good and the service there was awesome!
It was a bit hard to find try and get directions ahead of time.
Location is sooo good . Main square is five minutes from this hotel . I liked it . Reception is good. Staff helped me . Room is clean and especially bathroom is so big and new . wifi is good and free . if i go to venice again i prefer this hotel .

Everything was great: view, vintage furniture, breakfast, helpful personnel. You really feel the city in such a place.
Wi-fi didn't work in our apartment, (because it's in the other building), only in the hall near reception.
