Friends warned us, so we expected a very small room. But we had luck and got a generous room to the big open backyard, very quiet. Dont expect generous bathroooms. The breakfast coffee- and the juice- machines give "industrial" beverages. The cappucino in the bars next door is much better.

The best was its location, which was very convenient to the activities I had planned. Beyond that, the location is in a part of Venice where real people live, so there was activity all the time. There are several great restaurants in the immediate vicinity too. Since the hotel is a converted palazzo, you can get the feel of what those older types of homes were once like, particularly in the large sitting room on the 2nd floor. Since it is a converted palazzo, it has a pretty intense set of stone stairs one climbs to get to most of the rooms.

Friendliness of all staff. Cosy warm Foyer Clean, warm bedroom. Excellent bathroom. The view from the breakfast room was dreary because of ongoing renovations: Dumped carpet, Untended garden. A curtain to block the view from breakfast room would have improved things. The views from the bedroom were uninspiring.

Located a bit away from the tourist crowds, lots of young people (students) in the area, a somewhat pleasant distraction from tourist madness of Venice. The hotel is in an interesting building on a small canal. The Ca'Rezzonico's frescoes on the room ceiling felt quite a bit too much, though. Some of the hotel staff was quite unwelcoming and condescending. In fact, even if I speak fluent italian, the hostess would not bother to give me pointers for shops, restaurants, etc., in the area beyond the usual "go down that street, they are all good there." The rooms require maintenance, and the hotel as a whole feels a bit rundown. Overall, I don't think it is as good as it looks on the website.

We were a group of 11 (3 families with children age 8 - 14). Stayed 2 days end of December 2011. The location was wonderful. Not far from the center and yet away from the noisy touristic streets. The staff very helpful. Breakfst was rich. The old building was redone with taste and is very comfortable warm and nice to be in. I would wormly recomand this lovely hotel for romantic nd family stays in Venice.

We did appreciate the location, it is situated in a quiet neighbourhood but yet not far from the waterbus (Lino 1) at the Academia Bridge. The cleaning personal was very friendly. The breakfast is not luxurous but still divers. The pictures on the website are not representative for the rooms. It is an old hotel with old glory-probably it was a popular hotel in de 80's. The place lacks any form of authenticity, something you clearly expect looking to the pictures. Some renovation would be welcome. (example: the leather saloon nearby the reception).

Relaxed old world charm Poor breakfast could be much improved, terrible coffee the worst I have had fro many years. This was the only poor point of the hotel and should be addressed

A lovely, quiet location, in an interesting area but far from the madding crowds. Near excellent and reasonably priced restaurants, and close to the Accademia Bridge. The building is lovely and the superior double room was very luxurious. Arriving via water taxi from Marco Polo area was a memorable experience. Air conditioning was very welcome. Although it's a lovely building it's in need of a bit of attention. My elderly father was with us, and there were lots of hazards for him to negotiate. Also, the garden was much smaller and less inviting than the photograph in their website. And the breakfast room was small, which meant there was no table for us on our first morning.

Hotel is in a great location. I was there for my son's wedding in a nearby palace. The staff were all very friendly and accommodating....located a hairdresser for me on short notice, were attentive to the needs of the bride and groom, etc. Breakfast was more than adequate: pastries, cereal, fresh fruit, juice, coffee, meat, cheese, yogurt. My room was lovely and quiet....no problems whatsoever.

When we booked we wanted smoking rooms and also 1 of the rooms with 2 single beds. But when we arrived to the hotel we saw that none of our requirements had been took into account. The rooms were at the 3. floor and it was a disaster to go to this floor. The room service was poor, they never replace the materials that we finished.

The location of the hotel was excellent. There is so much to do in that section of Venice, Dorsoduro, that the ease of walking to these 'must sees' was a positive aspect of the hotel. The staff could not have been more helpful and pleasant! I guess this is a typical 3 star hotel. There was no lift/elevator, there was little storage space for clothing for our 8 day stay and little room in the bathroom for keeping important items out that we wanted to use on a daily basis. There were no tissues available in the room and the bed could use replacing as it has lost its firmness.

Great location in Venice close to a lot of reasonable priced restaurants and bars in a more student than tourist area. Most of the staff were very friendly and helpful. The free breakfast is very Italian with croissants, yoghurt and fruit but nothing hot or even any toast making facilities, so do not expect a big American or traditional English breakfast. It is not a modern or refurbished hotel, everything is traditionally styled which was great and added to the atmosphere but could have done with a bit of up keep. The bed was a bit hard for my liking and the rug and chair were threadbare. Plus for the price we paid it would have been nice for the room to have a view.

The extremely helpful and generous staff were what I loved most about the hotel. Its location was exactly right in terms of what I was looking for, and it was quiet and yet close to the vaparetto, etc. The breakfast was very good, and the room was clean and comfortable. The view off the balcony and outside our window was lovely. All in all, it was a wonderful stay! Thanks so much! I can't think of a single thing.

I loved the location away from all the tourists it was great to have a break. The atmosphere of the old building was wonderful. The breakfast was a bit disappointing compared to similar priced hotels I stayed in on the same trip in Rome, Verona, Ravelo, Naples. The coffee was from a push button machine and terrible, everywhere else coffee (espresso) was made freshly on request. There was also a very poor selection of fresh fruit just a fruit bowl.

The location was superb. The staff sent excellent directions for a first- time visitor to Venice. The bathroom was modern and clean and comfortable. The staff was efficient and helpful. The building oozes the charm of another era. The surroundings felt safe. As a solo female traveller I was hoping to find a more inviting public area on the main floor. It would take so little to make some cosmetic improvements to the bar and lounge -- a nice carpet, some low tables with handsome lamps, brighter lounge furniture. And I'd hoped to find a pleasant garden to sit in , but the green space was not set up that way.

The location is great, cLose to museums, interesting design shops, and restaurants. It is especially quiet and restful. The breakfasts were not very good, though the coffee machines are super. My room was very small, though clean, pretty, and well appointed.

The staff is very friendly, nothing where missing, and we loved the antique decoration, very good breakfast and excellent location..we´ll be back They forgot to give us the free entrance to the casino and the free drink was not propose, but they compensate later, after we claim.
