This Hotel is great if you want peace and quiet in the evenings, but still be ten minutes away by waterbus from the Historic Town. There is a great local cafe for authentic Pizza and beer; and a deli if you want to rustle up a lunchtime sandwich, run by a friendly dear lady. There is also a fresh fruit and veg shop around the corner if you want a snack apple or suchlike. The Hotel is a hundred meters from the Sant 'Elena waterbus stop; a walk in the park, literally. You can reach Venice San Marco in a twenty minute walk along the fondamenta overlooking the lagoon, with a view of the Doge's Place and the Campanile all the way there. Feet hurt?? get the waterbus back to the Hotel, the bar will still be open. Breakfast is varied & plentiful. Some people might - perhaps mistakenly in my view, - want to be somewhere more super-duper and up-market in surroundings. This location is for normal, everyday, regular, nice folks, not Posh and Becks. You want to WASTE money?? - try booking in somewhere on the Grand Canal. The Hotel used to be a Convent or similar so its got the high ceilings etc. I would NOT wish to stay anywhere else in Venice for the same or more money. Its as clean as a whistle, light, bright, airy and with staff ALWAYS on the ball. Just do it.

Excellent location off the crowded places of interest in the green area and still close to center (3 stops to St Marco square or 15 mins on foot). Very nice breakfast and helpful staff. Good size of the room and modern style. Wi-fi only in public areas, additional cost- city tax from 01.01.2012

This is an excellent hotel! Location is perfect, since it is just 20 minutes away from the Venice noise and crowd, and therefore, after a long day of sightseeing you can have a perfect sleep and rest in very comfortable, clean and nicely furnished rooms. The beds are very comfortable, rooms are spacious and nicly designed. Breakfast is absolutelly great, everything is available until 11h, so you can have a longer sleep before breakfast. Hotel staff are very helpful and kind, so we would gladly recommend the hotel to our friends! Also, comparing this hotel to other hotels in Venice, this was a perfect value for money, and we are very happy we chose this hotel! We really liked everything, this is a great hotel!

This was our third time at this hotel. We like the location, which is really quiet and the general feeling of the hotel. This time we were put in room 210. The room was not well kept: dirt in one wall, furniture in not perfect condition, the air conditioning was really noisy. Also, as it was just on top of the bar, we could hear people. I still will go the hotel, but ask for any other room than 210

Great location away from city bustle, but 2 blocks from water taxi. 20 minutes to St. marks Square. Couldn't have picked a nicer hotel at 100 Euro more. Breakfast was excellent. Pillows could be better

The hotel was very modern. The rooms were spacious and very clean. The beds were very comfortable and there were tea/coffee making facilities in the room. The bathroom was bright and quite spacious. Breakfasts were excellent! The hotel is only about a twenty minute walk from St Mark's Square along the canal and the location was very quiet and away from the hustle and bustle of Venice centre.

We traveled in other places in Italy and this was our favorite hotel! The staff spoke very good English and were very friendly and helpful. Breakfast was great!

The room was spacious and very clean. Beds were extremely comfortable. Bathroom products were top end. Room service excellent. Fresh towels daily and regular bedding changes. Breakfast was varied, freshly prepared and there was pleanty of it. Staff were extremely helpful from room service to reception. The evening meal was good value and well presented. Although the hotel is futher away from the centre, the good value amd quality more than made up fro this. Transport links were excellent to the centre and main attractions. Can't think of anything I would change about this hotel.

Breakfast. The advertisement for the hotel was misleading. The Wi-fi internet network only worked in the main lobby of the hotel and this was a big inconvenience. Secondly, the king size bed that we were supposed to have was two uncomfortable twin size mattresses. One side of the mattress was higher than the other; which made the bed lopsided, and unbalanced. My wife had to sleep on separate sides of the bed than me because of it. Very inconvinient!!!!!!! I would not recommend this hotel to anyone traveling to Venice. Although the breakfast was nice, it does not make up for the uncomfortable bed, and not having internet in the room.

Room was excellent and the service is good. Especially the room setting! My mom and I love it! A bit far from the attractions location but it is near to the station. A little bit difficult to find the location of the hotel when we first arrive because it is dark and is not very visible.

We liked the quite location and spacious, well designed and furnished room. The floor and wall are solid. The breakfast choices are plenty. Transportation to city center and tourist spots is very easy and convenient. Many of staff make me feel that they are cold and distant.

Close proximity to the Venice Biennale was the reason why we stayed here apart from its competitive price. Good toiletries was a bonus. Furniture's a little old. No wifi in the rooms.

Reasonably spacious and comfortable room, large bathroom, quiet area, good breakfast While the area is quiet and green, it is on the eastern extreme of the island, so getting to the central area means either a 20 minute walking or a rather expensive (eur 6.5 per person per trip) water bus trip. That being said, there are interesting narrow streets, small bridges and old houses within a 5-10 walk from the hotel. The front desk staff was helpful but only just - they did not appear to enjoy being there and attending guests.

It's a resedentioal area, so nothing to do near the hotel. However, it's modern hotel and clean but you need to take the public transportation for every time you want to go to where most people gather.

Enjoyed the breakfast buffet. Front desk staff were helpful. Had trouble with the shower - not use to having a partial shower closure only. The seating area in the jr. Suite was not as it looked on the web site.

That it had a nice park with lots of trees before reaching the hotel from the vaporetto station which brought a nice relaxing feel, the breakfast was also good and room facilities ok. Nice walk from the hotel to San Marco. Our room was facing the garden but those of my guests, who came all the way from Asia, were given smaller rooms (103 and 104 I think) facing the street which was noisy during the night. I thought all the time we had the same rooms until they told me the next day during breakfast that they were not able to sleep well bec they were facing the street, and I looked at their rooms to see for myself. I was a bit embarassed bec they were my guests.

Quiet location near a Boat Stop. Enjoyable walk, approx 25 mins into the centre of Venice by the side of the water. The bedroom and bathroom were furnished in a very tasteful manner, very clean, modern in design, the bed very comfortable, well insulated sound-wise from other rooms and well thought out, everything working perfectly. I liked the feeling of space due to high ceilings. Staff were very pleasant and helpful. There was a good choice of food for breakfast in a relaxed atmosphere. At least 2 small local cheap restaurants to be found nearby, but you need to arrive by about 7.30pm.
