good quality rooms at a great price a nice laid back location as well which I greatly appreciated, but not too far from anything. there was a slight problem with the shower leaking, but not majorly enough to be of any real concern or cause for complaint |

The staff was very friendly! The room was a great value! It's very close to all touristic places and not far from the Train and bus stations! Vaporetto stop is just infront of the hotel - 2 steps! Lift would be an advantage. Breakfast is not very rich for international standard, but good for Italian standard |

Lovely and very handy location, and venetian decor, welcoming staff. Charming, small and unusual. The room was very small, but we had a big roof terrace overlooking the canal which was great. I lost my shoes from the hotel - not sure how. |

The hotel is nice - rooms are clean and in classic Venice stile = The hotel is nice - rooms are clean and in classic Venice stile = everything suppose to look at leat 300 years old :) Breakfast could be better but anyway you can survive on it until noon. Location is very handy – just next to water bus and from train station it’s about 15 min walk. Very easy to find! And fyi... There are mosquitos. |

basic hotel within 20 mins walking distance to central Venice. Hotel was pretty noisy due to other guests and the room was a bit cramp but all in all it was ok. |

Helpful staff. Balcony room was good for meeting friends for a drink looking over the garden Aircon in mezzanine rooms does not keep the bedroom area cool in hot weather. |

Was easy to find once directions were obtained. having to ask for a remote & have it written in a book so we didn't take it. Breakfast was not until 8am, fairly late for people trying to travel. |

Beautiful view, friendly staff, great european atmosphere.. loved every minute! We were even about to store out luggage for the day after we checked out- it was nice so we didn't carry it around all day! |

Nice staff, a clean, quiet hotel, great location at the tranquil end of a canal, only 10 mins walk to the train station, but away from noise of city center. We were on 2nd floor facing the canal - ideal if the weather is right (not too hot, no mosquitoes yet). Breakfast is the one weak point; although the capuccino was delicious, and the yogurt and sweet bread were good, the "juice" tastes like a powdery drink mix. The yogurt and sweet bread were fine, but it would be very good if they could also offer fresh juice & fruit, boiled eggs, a couple of fresh cheeses and coldcuts. |

There was a flood just a day before our arrival. We called up to the hotel and they asked whether we wanted to cancel our booking. They also said that despite flood the hotel had no problems and they were looking forward to their guests to arrive. We decided go and stay their. No we do not regret about this decision and can recommend the hotel to everybody There was great amount of water all over the floor after having a shower |

It was a nice hotel but no elevator accomodations for guests Their is no elevator in this hotel so if you have to go to the 2nd floor you will have to lug up all of your own luggage up 58 stairs by yourself as well as everytime you want to leave the hotel and come back in which makes it well over 100 stairs. Not good for people with travel luggage. One other very important fact you will need to know about this hotel is that they will charge you cash. |

Good location! If you get a room on 1 st level towards the canal, ( like we had) there are no views at all because there are shutters locked on to the windows. |
