The room was clean and reasonably spacious. The bathroom was a good size with a bidet. Staff were pleasant. The hotel is located on a canal with a water bus stop outside the main entrance making it very handy for getting around Venice. The hotel being away from the central part of the city meant that we saw not only the tourist areas but also the parts of Venice you perhaps wouldn't see. The price was a fraction of some of the more centrally located hotels. Only some very minor observations which would not deter us from returning if we visited the city again. The decor was a bit tired in places, the fan in the bathroom would not switch on; the breakfast was adequate but basic - some fresh fruit would be an improvement. Replace the blue plastic "bins" on each table with something a bit more stylish!

The hotel was an optimum between quality+close to city center and price, with a quadruple room. The hotel was also placed right near the vaporetto station and it was clean. We could let the luggage in the luggage room after checking out. Our 3rd floor quadruple room with sky view was quiet. Our 3rd floor quadruple room had not sockets for power supply for HP notebook, we had to charge it outside the room. The interior sockets were suitable only for mobile phones chargers. The lack of an elevator is acceptable once you know it from the reservation phase. It is quite hard to go up to the roof with big/heavy luggages. The breakfast is without hot meals, only tea or milk.

Location - river bus station right at the doors. The hotel is near the sites but little aside, so it's no crowds there. The ceilings more then 5 m, the furnishing is stylish but 'used'. Mostly I dislike some of the personnel attitude. Although arrogance is a feature of any Venice citizen, still I believe the personnel engaged with the tourism should be more client oriented and friendly.

Location. Vaparetto stop right outside door, easy walk to Grand Canal. Breakfast was a little sparse. No protein of any kind. No meat, cheese. I view these as kind of standard for European breakfast. I knew this going in, because of previous reviews. I still booked it because of location relative to price.

Great location, with a busstop in front of the hotel. Room was clean, and every day fresh towels and bedding. Bed's were oke. The room was very small, with no place to sit down and relax. Shower was too low, it was hard for me to get wet. For foreign travellers the breakfast was scanty. Very italian: everything is sweet.

Good location, only a short walk to the train station, shops/markets. Hotel staff were friendly and helpful. Room was clean and quite charming. No lift so the climb up the stairs with our bags was tough but we are getting used to that now!

Only one good thing and that was that it had a water taxi stop at the front door. The hotel room was small and smelly and not too clean. Old tv did not work well.

The hotel was well located in the city of Venice, our room overlooked the Cannareggio canal, and the vaporetta no. 52 stopped outside the door. It was only a 3 minute walk to the train station. It was a lovely walk to the Rialto or St Marks, excellent location. The staff were a bit aloof and not very helpful, the breakfast was a bit sparse and they ran out of fresh croissants before the last of our party could get one. The room was quite prretty but very overheated and the bathroom was very basic.

The most important is location. It is easy to find the hotel (which can be a problem in Venice), its close to the Railway station. The hotel stuff was nice. Breakfast was also good. The room was very small,even tiny.

The hotel has no elevator which is a discomfort to guests. Breakfast was so skimpy. The bedsheets need to be replaced. The shower fixture needs an upgrade.

The room was clean, the receptionist was helpful. Enjoyed the night. Far from center, just at the end of the street with dead end to the open sea. awful breakfast, even no bread at nine o'clock. The serving lady had no English at all. We had to use sign language. We paid a lot of money but left the hotel hungry. İ would recommend the hotel if you are not uncomfortable wih these comments.

Friendly personnel, clean room, nice renovated building, convenient location, just opposite the vaporatto stop, 10 minutes walk from train station, 5 minutes walking distance to the open sea. Good value for money Wi-fi was not free of charge. Very simple breakfast.

The vaporetto stop was in fron of the hotel door! It is a disgrace for a hotel to treat a family with three children in such a way. A room for two persons was filled with beds in order to accomodate 5 persons. They even removed the desk and a chair in order to fit 5 persons inside. In fact in this was they turned a 3 star hotel into a no star hotel. I would certainly request my money back because they did not deserve my payment, Breakfast was very poor, just the basic food and drink choices. I have had better breakfast in lower quality hotels.

It's on the canal in a very quiet area! And still close to San Marco square and the restaurants. No elevator! Poor breakfast! A bit far from the St.Lucia by walking, but the water bus r available every 20min.

We loved our room, the views from our windows, the friendly staff, breakfast, location. What a great hotel, we will stay there again and recommend it highly to friends and family. There was nothing we didn't like. Great to find a jewel like this close to the airport and train station!

The Hotel is well located, close to Santa Lucia Train Station but far enough away from the bustle of Venice to be quiet, especially at night. The back garden is a good retreat in summer for reading and relaxation. The room was rather cramped and the breakfast might have included a little more variety and imagination. Wireless internet service should be included in the price, or, at least, be easier to access.

Rooms were clean. Provided a breakfast. Close to water bus stop. Was off the beaten track so was quiet location. Air conditioning worked great. Room was crowded for the 4 of us. Thankfully we had left 2 suitcases in the car. Had to take the toilet paper off the holder to be comfortable on the toilet. Tv did not work. Could not use the internet in the bedroom.
