The front desk staff was most helpful and, unlike many 'hotels' in Italy, was actually staffed 24 hours a day, a wonderful bonus. Breakfast was fine, our room was quite comfortable, quiet and had a view onto the terrace.
The only drawback (serious in our opinion) was that people went out to the terrace below to smoke at all hours of the day and night, and it drifted directly into our room. It detracted fairly significantly from our enjoyment of this otherwise excellent hotel. Our suggestion: make the terrace a no-smoking zone.

Very central location, perfectly friendly staff and bearably good country breakfast. Taxi ride to the hotel is a huge fun, following all those spiral and narrow roads. All attractions and sights of Perugia within very short walking distance. Overall, enjoyable stay and great value for money. I would rate hotel with a higher number of stars if i were able to.
Party outside... It was very lively with all the consequences, which is something that you want to take part to, rather than watch from outside (at 2 am in the night..). However, it has nothing to do with this lovely hotel.
position is good even need to take few stairs. landlord is kindly. the room is small,but enough for me,clean and quiet which is important.internet single is powerful.
the shower distributing is fixed which cant be moved. not sure if there is smoking room and non smoking,i got the smell several sometimes

Parking! Confusing info about parking and not all staff speak English. Probably better to stay outside the old town if you have a car.
The hotel is located very close to the centre and also to the MiniMetro which makes it very easy to get to and from the train station for day trips to places such as Assisi. The staff were very helpful and friendly with everything, including recommending nearby restaurants and laundromats. I had avery pleasant stay and would highly recommend this hotel, although it would not suit people who cannot manage stairs or steep hills.
Tv did not have any English channels such as BBC world news.

specially the shower - disaster!!
it is in the middle of the city center but almost every place in the middle of the city in perugia
the most important thing for me is cleaning. it stayed under all critters for me. we obviously afraid standind the floor. it was so dirty. we walked around with shoes.all linen was dirty. toilet and bath was very very poor overall
