Perfect location in the old part of Assisi with easy walking distance to all major areas. Parking is an issue in Assisi, but it is at least possible to get to the hotel by car to unload/load luggage. It would be very helpfull if the hotel provided visitors with a mailed map that shows the way to drive to the hotel. GPS doesn't work in the city and it's all one-way roads so unless you know the way, almost impossible to find

It was beautiful, friendly, very helpful staff. The breakfast was excellent. Our room, 201, had a fabulous view. I recommend without qualification! The chairs were uncomfortable, but the bed was great.

What a fabulous hotel. We had the most gorgeous room with a view of Via San Francesco. Silvio answered our many questions, called cabs to help get my elderly parents to and from the hotel, got us a table at a great restaurant and in general made our stay perfect. Lovely old building with updated amenities.Very nice/generous breakfast buffet. Will definetly return when visiting Assisi.

I really enJoyed the ambience and the space of the hotel. I was made welcome and as a solo traveller felt at ease. The location was fantastic and so easy to explore Assisi from. Lovely little bedroom which I immediately fell in love with. I will be back.

The location on the main route to the bascillica was great and we had a room that looked over the street so had a fantastic view of the procession of the Cross (we we're in Assisi over Easter). Staff were friendly and helpful, the room was warm and very clean. The breakfast was plan but plentiful. We were traveling by car and the public parking was about a 10min walk away ( up hill on the way there!!), there was a discount car parking voucher given for the parking by the hotel.

If you love Assisi and are on pilgrimage like me and my daughter was (on Palm Sunday in my case), you should stay in this hotel. Why. Because you deserve it. :) I loved everything about the hotel. The taxi trip from the station was easy and cost about 11 euro. The owner greeted us and gave small bell shaped key, asked for passport of each person and showed us to out suit right away. The room was exactly like in the photo. Too big too beautiful great view from the suit over the valley. Had hdtv but did not use it. The restroom has bathtub, luxurious style. Shower hot. The closet had enough room for suitcases with many hangers ( and enough blankets). He gave us a map and marked the routes with detailed info. He also suggested several restaurants and we tired two and both were excellent. Price good too. Asked for wifi code almost at 11 but he answered and was still very nice about it. Location is close to St Francis but little down from the commune but its both quiet and lively at the same time. After checking out at 10:30 to go to mass, they kept our suitcase and we were able to relax on the 2nd floor couch area using computer and wait for train (at 5:17pm). He called this great taxi driver who showed us around a little and even made a stop for us to take the Assisi's panoramic view on our new Sony camera. Everything was perfect. I could have stayed longer if I could. I would definitely come back. It was a wonderful Palm Sunday weekend for my daughter with her saint (Claire) and we happily found out it was exactly 800 years ago when St. Clare got this palm from the bishop as a sign from God and left her family on the night of Palm Sunday!!! I forgot the mention the breakfast, they have a small but very stylish area for a free breakfast with espresso bar. They serve breakfast like 8-10am? And we were able to have good toasts with butter and jam, hot croissants, with americano and tea. I was not sure if we can get hot coffee after breakfast time. I saw hot water ready for teas though. The reason why they have three star is because they do not have room service, parking lot, restaurants and stuff. If you do not have a car and do not mind trying great restaurants 100 meters away, it is easily a 4 star hotel. Owners, please don't change. Please tell Giovanni that I am sorry for tipping so little. I only had 20 euro and trip back was little more than 18 euro so I ended up giving him the change for 20. When we found 5 euro bill and ran out to give him, he already left. This is the only sorry feeling from this hotel stay. Attention!! Nothing to do with the hotel but we had a horrible experience from the train trip. We got the train ticket 9:07 am in the Florence station and the station clerk was annoyed by our poor italian and many questions like what are my seats? What time is the train? So we had to ask customer service guy and he wrote down what to take when to take what to change kind of important information for us but forgot to tell us the very important fact! You gotta have your ticket validated (stamped) from the station ( from a yellow box), otherwise the conductor will ask for 20 euro per each person for not having validated. I refused since i did not have cash and asked for tickets but she harrassed me all the way to assisi without giving me the tickets. Please validate your train tickets. I saw so many foreigners getting fined 20 euro for 12 euro ride.

Claudia, the person at the front desk, was precious. We also liked the common area on the first floor. The location was perfect. Our bed was a bit hard, but I hesitate to complain since we would do it again.

Our host was so gracious, warm and welcoming. He made us feel at home and took care of all our questions and needs. Also, the million dollar view from our room over the town and countryside. Very charming hotel. Television had no English news stations.

Its location, its historic atmosphere, its management, comfortable sitting room, comfortable bed and hot shower and pleasant staff. There were no shelves or chest of drawers in the bedroom ( a hanging shoe storage is not a good substitute) and no shelf by the basis for pots and hair brush etc.

Have you ever dreamed about sleeping in a museum? It is undescribable feeling, when one lives in a building which is half-a-millenium old, under ceilings painted centuries ago, among ancient furniture, pictures and other tasteful details. In a cosy and beautiful reading room there's a wall just carved in rock of a hillside, on which Assisi is built. It was like a trip in time :-) And our suite was so romantic that having been married for 13 years, we felt like it was a honeymoon again :-)

A small, very friendly place. The building is very historically striking inside. I got a very budget-priced room, and it was clean and comfortable, with an impressive view of the expanse outside of Assisi. On this trip, I'm finding the small family hotels to be dramatically more personable than the big, corporate hotels.

The hotel staff were exceptional in their attentive service. They spoke either Italian or english to me and allowed me to practice my Italian. Both husband and wife gave information on the best places to visit with little children. They gave me the freedom to come and go providing an after hour key. The room was spotless, and with a beautiful view. A large bathroom was well appreciated after long days of sightseeing. Beds were huge as well. Internet was provided free of charge. Breakfast was provided and a large selection of food provided. We were able to leave our bags in the foyer at the hotel until 2pm on the day of check out. Instructions how to get around with highlighted parts on the map. A great help thank you. A beautiful stay. Tanti graze Rosina, Mia and Evan. Nothing to complain. Parking was at a parking station a little walk away, would not have being a problem as the hotel is accessible by car to drop off and pick up bags. The day we arrived it was a peace match and all streets were closed so we didn't have access. This is expected at such a busy place like Assisi.

The service from the manager and restaurant staff was outstanding..above and beyond our expectations. Cloudia (manager) was very helpful, we were referred to the most delightful and outstanding restaurant for a memorable dinner (all booked by her), a taxi was at our beck and call....the rooms were basic but the service more than compensated for lack of luxury!

We had a very warm welcome on arrival and this hospitality continued throughout our stay. The rooms were spacious and peaceful. We were able to explore the town with ease during the intense heat and the hotel provided a fantastic oasis of calm. We felt over all the hotel was very good value.
