    The location is superb and offers wonderful views of the lake. Parking, breakfast and all other amenities were included without the need to add them as extras. For once, the place we went to looked exactly like on the photos that were provided to Booking.com. Often we find that places are shown as much prettier than they really are on the site, meaning that when you get there you have a string of nasty surprises but here we got what we saw and we got what we expected. That is refreshing and makes the trip really pleasant. There were alterations being done but the staff was very kind in making sure we were no inconvenienced in any way. We will definitely visit again.

    An English channel on the TV would be a nice addition but I think there was just an issue with Sky not working. Also, the outside light on the balcony cannot be switched off in any way. the view at night is magnificent and we wanted to leave the curtains open but it is pretty much impossible with the light always on....just a suggestion...kill the auto on and off light which only switches off around 2400. The rest is great.

    The room directly above the water with the fantastic view across the lake & the friendliness of the landlady. Would like to come back and visit the restaurant. The breakfast is a very good Italian standard for which there is nothing to complain about

    No good possibility to go for a swim in the lake. A ladder at the end of the pontoon would be perfect

    The balcony from the room looked out directly over the lake and the view was stunning. The hotel is situated just a short walk from the centre of Laveno though the walk is a little dangerous along a fairly busy road. We had a decent meal in the restaurant though a bit expensive.

    Our bedroom was rather tired and needed updating. To be fair it looked as though other rooms had already been refurbished and we may have had the last one available. There is some ongoing building work going on but we weren't affected by any noise.

    we had a modern room with a great view from the balcony and a good shower

    our friends had an old fashioned room with old bathroom and they were right next door, restaurant menu was too fancy and expensive for the venue and chef not up to it hence the lack of guests eating there, should of kept the food traditional italian and reasonably priced

    Location over the lake was great and the rooms and facility was very very clean.

    You could not get coffee early and no coffee pot in room to make yourself. Also, no elevators and beds are rock hard.

    The hotel is right on the lake and you can eat on the terrace above the it. The restaurant food is fantastic in both the brasserie and gourmet section. The son worked with Joël Robuchon in Paris. His mother is charming. The rooms have a balcony above the lake and they are just finishing renovating all of them.

    I don't want to put anything negative as the lady and her son were so nice and friendly to me but I have to agree with other people's comments about the patron.

    stunning view, the deluxe rooms are very very nice indeed. The hotel is currently under renovation, so it is to be expected that all rooms will be as nice as the deluxe rooms.

    breakfast really poor.

    A very different location built right on the edge of the lake, the lady that looked after us was very charming and added to the stay. The waterside bar/restaurant was great.

    The conversion work was not yet finished so there was work being done, it didn't affect us but we'd love to see the place when it is finished in the next few weeks. I suppose we'll have to go back.

    Views are truly among the best on the Lake. The lady of the house is wonderful. Coffee is great. Wish we had the chance to dine in the pretty restaurant. Nice room, updated.

    Transition - improvements in progress. Look forward to visiting the upgraded result. Italian beds! - like most places in Italy - prison beds, or perhaps even harder. Sorry but its a personal comfort I can't rest with.

    The view from the room directly at the Lago Maggiore is wonderful. Quiet and nice place. Room is renovated and really good.

    What a wonderful quiet place to relax directly next to Lago Maggiore. The food was excellent (we take the full menu). And breakfast is real Italian - crossoints, excellent coffee. And each littke town has some more great Italian food and hospitality.

    Excellent modern room, with great views from the balcony. Charming, multi-lingual hostess.

    Uninspiring breakfast. The hotel is dark and devoid of sunlight, as are the rooms for six months of the year. It was explained that the sun light reaches the hotel from April to August. In September when we stayed it was in the shade. Dining room is expensive, including wines

    This was quite a surprise because the outside does not impress but the inside is very well done with modern fixtures. We were very impressed with the restaurant especially the degustation menu. The owners are doing it up so the outside will probably be modernized during the quiet season.

    The view from the room is amazing. The room, refurbished recently, are spacious and nicely decorated. The direct access to the lake and to the port area is lovely. Laveno is a cute place too.

    The breakfast should be improved (bread, corn flakes, dry croissants and ... that is it basically) and the man holding the place could be a bit more polite and smiling!

    Perfect quiet location. No activities for children. We were glad there were only adults. The food is of very high class but still at a reasonable price. Everyone was super friendly and helpful. There is a short walking distance (trafic no problem for adults who are fully mobile) to town ,Laveno where you will find traditional Italian resturants - but avoid the pizza on the market square, even for lunch. We had a totally magnificent holiday for 5 days, totally relaxed luxury. Would like to come again.

    The only minor drawback was the breakfast. it is basically fine, but very Italian / French --- North Europeans, Germans, English, etc.. thought there is too little food to fill - no eggs, no sausage - only white bread a little cold cuts - -but with a lovely coffee.

    Location to Lake direct from Balcony. Regrettfully wrong side of Lake with no sun as facing North.

    Rubbish floating in water and swept up on shore direct under balcony. Owners show no interest in hotel standard, or guest. Only positive person was the young cook/reception ( assume Son of owners) and breakfast girl.

    1. The rooms are well sized and have a good view across the lake with a terrace 2. the hotel is located just outside Laveno although walking into the centre, where there are some good restaurants, takes 10-15 minutes.

    1. there rarely being anyone on reception which meant searching out staff 2. hotel is too small and has no atmosphere 3. the staff did not provide any information about the area / places to eat/visit etc (in our previous hotel in Brunate the staff were excellent in this respect and were very friendly) 3. Having a night-time curfew as the reception closes at 24.00 and doors are locked - who knows how you access your room after this time - (we presumed you swim from the lake and then had to sleep on the room terrace although we were not prepared to put this to the test) 4. the fact that we requested a table for diner at 7.45pm in the restaurant which was empty at the time and we were waved to the only un-made up bar table at the back of the restaurant terrace. When we advised that we did not appreciate being located in this position the chef and presumably the owner started shouting at us and would not listen to the reason why.

    The location. Parking placed locked in the night.

    Wifi was not good and you shuold pay for it. It seemed that the staff didn't like to bring enough bread to the breakfast. The dinner consited of very small portions of food - and it was expensive. Staff could be more friendly!
