Very friendly owner, fabulous view of Assisi! 15 minute walk from Assisi. They also serve good food, 4 courses for €25,-. The room was full with extra's, massage chair, radio, design airco, color rainshower, whirlpool. Very good breakfast with delicious cakes, especially the cherry-lemon Pie! Really beautiful place!

Having to log in on the WiFi every time.

The staff are so welcoming and nothing is too much trouble. The location which is a short walk into town is perfect and the views are breath taking. So much to see and do. Home cooked food was some of the best we had in Italy!

Being picky but a little more choice of healthy options at breakfast.

A late booking for one night, we stayed for two during an 11 night tour of Italy on our honeymoon. From arrival to saying goodbye ( we were loath to leave ) Massimo and family were beyond perfect. The place, position, the pool, the view, Assisi at the end of the garden practically... it is magnificent. I would recommend it to anyone, young and 60 ish! We will go back for longer but only if Massimo is still the owner.

Simply: Having to leave. If we weren't Florence bound for 4 nights ( pre booked ) I would have stayed longer. There is nothing we didn't like !!!!!!!

The whole experience was wonderful. The most beautiful setting, our villa had a terrace so we could stare at the amazing view of Assisi all night. The pool was great and the food was sensational. The host Massimo is a wonderfully warm character who makes everyone feel welcome & special. We enjoyed everything about our experience and would thoroughly recommend Il Roseto as the place the stay in Assisi.

The owner is helpful and even offer us free drop off to the railway station. Massimo makes our stay memorable. Like the outdoor dinning with Assisi looking at us.

Good place to stay if you drive.

Massimo, the owner, was a great host, treating us (and other guests as well) like were part of the family. Rosita, his wife, prepared meals every night for their private restaurant-guests only. The meals were a real value, home cooked Italian food of the highest quality. The B&B is about a mile from town, but right off the brick path leading up to the old town. Room was spotless, and cleaned every day. Lovely garden. A great place to sit and relax. Highly recommend Il Roseto.

Everything here was perfect from the time we arrived till the time we left. The rooms, views of assisi, the proprty grounds, food, everything was amazing. Massimo and his wife rosita made us feel a part of their family. The meals rosita made for dinner were some of the best we have had in Italy. We will definitely return again.

Only wish we could have stayed longer. Loved everything.

Second stay @ Il Roseto. Came back because it was so good the first time. Massimo and family again great hosts. Il Roseto has great charm and character, with a view of Assisi from the dining room that cannot be matched. La Signora is sensational (93 yrs of age) and still in everthing. Thoroughly recommend this Hotel to anyone going to Assisi and is just 12 minutes walking distance away.

My Italian language. If I knew more, could of spoken with La Signora (Massimo's mum)for hours.

Il Roseto is a country home situated just below the old city. Massimo, the owner, has built up the property with a pool, well groomed grounds, security and comfortable rooms over the 70 years the property has been in the family. Upon arrival we were offered a warm and hearty welcome. Evening meals are memorable as all the food is prepared by the family and served by Massimo. P.S. the views of the city, cathedrals and fortress are stunning, day and night.

Would like to see more variety in the breakfast menu. Sweet cake and coffee is the norm in Italy but there could be more variety of fruit....

    Fantastic location. Excellent evening meal.

Hotel owner a bit abrupt and did not offer routine advice without prompting e.g. breakfast times. He tended to look at my wife's chest when talking to him.
