Staff very accommodating, really nice place
Location is perfect. Stone throw from the Termini Station. You can see a very atmospheric street down there from the window with many outdoor restaurants just beside the tramway.
The location was excellent. We were able to get to the train station walking, even with suitcases. Breakfast was good. The staff member we interacted with was very friendly, most of our troubles were not his fault.
Our room was not ready upon arrival (though we came after check in), it looked nice upon first glance but we soon discovered it was very dirty (garbage and tons of dust under the bed for example). We were without hot water for half our stay. We were under the impression there would be a reception desk/staff at all times on property but this was not the case. We were offered a partial refund for our troubles after the fact but interactions by email were highly unprofessional.
My boyfriend and I arrived later than expected (11pm) and found ourselves locked out but when we contacted the owner he was very helpful and came as quickly as he could to let us in and sorted us with breakfast for the following morning (as we had an early start). All staff were polite and helpful. The rooms were clean and quirky
Our double bed was just 2 singles with a double sheet over it, but it was comfortable

Beds were very comfortable, room was newly renovated (on the day itself, I think! We arrived early and were told to come back later- room was covered in dust and furniture was wrapped in plastic.) but LOCATION was excellent.
Service was not very professional. Firstly, the address does not tell us which floor the room is on- had to call the owner to find out. From what the staff told us the owner had just changed. We were given a key to our room but not the front door- we were asked what time we would be back so they could arrange someone to be at the property to open the door. We told them 8pm (not an unreasonable time)- arrived back at around 830 and there was no one in the property- were stranded outside having to sit on the steps and wait for the owner to return to open the door. Also (as mentioned above) the room was newly renovated- there were some plastic wrappings left unremoved; there was a hole in the shower wall etc. But I think the owner will sort it out in time.
