The breakfast could have a bigger variety.
Room well appointed though miniscule. Excellent location but not accessible by taxi. Great place if you're a young, fit backpacker traveling with jeans and t shirts.
No telephone in the room!! Reception open only a few hours a day, so limited access to any telephone. Wi fi didn't work well; had to ask for password. No room service. No fridge. No porters. Worst: 3 block hike on cobblestones, no pavement, one-way street -- totally inaccessible by cab. Had to use hotel's airport shuttle which was more expensive than a cab ride. None of this info appeared on the Booking.com site. This is a bed and breakfast not an "INN DELUXE" !!! Driver could not find the Inn; no visible sign except by the door on a small plaque. No response when reception was called six times. TOTALLY DECEPTIVE ADVERTISING
great location, helpful staff, spacious and clean room, smooth facilities, dissent WiFi. It could be simply a great place if one does not get disturbed by noise from neighbors.
one could hear literally everything going on in the other rooms and in the reception area. (the reception desk is in the hallway of the apartment which rooms are let to customers). breakfast offered some variety if one was among the first guests to have breakfast, but if not there was not that much left regardless of how early in the morning one showed up for breakfast.
Location is perfect,staff was very helpfull and a rooms are clean and modern. My family was there last year and we come this summer again. I can recommend it for good vacation in Rome.
First year when we come to Spagna Deluxe we have a problem to find it. Taxi drivers cant help us,and we must call hotel that someone come and show us a way to hotel. Next year we remember the way....

Nothing all good
The location is great, just a quick walk from the Spanish Steps and Metro. We had easy access to central Rome and it made for easy transfers to the train station and airport. The room was clean, comfortable and quiet. Also, the water temperature and pressure were great!
The hotel lay-out is odd, but not a problem. We had the room off the breakfast area and it was quieter than we expected in the morning.

The front desk girls, Anna, Banji and another girl with Bangladeshi background were very friendly and courteous. They made all efforts to make us feel at home and did all they could to help us, provifing useful tips for going around the city.
Its a pity that Spanish steps have lost a lot of their charms due to never-ending maintenance work on the fountain, absence of Azeleas from the steps and, most of all, Bangladeshi street vendors selling cheap souviners and irritatingly pestering the tourists into buying their merchandise. Mr Maura, the manager could do with some courteous attitude towards tge guests. We stayed at the b&b for 4 days and were dissapointed with the quality and variety of items for breakfast. When I asked for eggs, cheese and non-white bread, the manager flatly refused citing some weird local 'rules'.

The bed was the most uncomfortable we've ever slept in. After a day of sightseeing (and trying to adjust to a 13 hour flight), you need a good night's sleep. The mattress was old and uncomfortable (it literally caved in the middle so we were sleeping at a slant).
Location is a stone's throw away from the Spagna metro station. Hotel room is very well furnished and new;We were given the triple bed so room was spacious. Bathroom was nice, small but very good, stuff in the bathroom was high quality. Staff is super and we had a early morning flight and still got breakfast at 6am. Manager helped us with luggage and also advised us on touring the city etc etc. internet was very very good. AC rooms.
Not right to call it a hotel as it is a redecorated apartment in a huge building functioning as an inn. The reception is right outside the room and so it becomes noisy when other guests come and go or talk to the receptionist.You can constantly hear the doorbell and the phone ring as the guests need to be buzzed in. Elevator was manual and ancient and could not fit two people.Overall the staff and facilities are superb but the setting is not .
The stuff have a really good persionality and they are really helpful! Really like it... And will visit it again :-)

The position of inn spagna deluxe is very comfortable,near to the metro station and you can go everywhere on foot.The hotel is very clean every day and mr Mauro is very helpful as all the staff.
There is no wifi for iPhone.all the rooms are near to the reception but this is not a big problem.

Ideally situated right next to Piazza di Spagna, it's the perfect place to start your daily schedule (visits, walks, shopping, nightlife etc.). Mr. Mauro is a very kind host, always with a smile and willing to give you all kinds of information, directions and advice you'll ask for. The rooms are very clean, very cosy, spacious, well-heated and provide hot water 24/7. We really enjoyed staying there.
-Wi-Fi connectivity had some issues..it kept losing and gaining signal every other minute..but it's something you're willing to live with since you're on vacation! - Breakfast was pretty standard (coffee, juice, pastries, no cold cuts) but we weren't looking for anything special either, so it was ok..
