Location The room smelled like rotten fish. No lift to the 4th floor. Poor cleaning. No shampoo i the bathroom. Staff did not know where things were or how thing worked in hotel. I feel like the hotel should have paid me to stay in, ZERO VALUE FOR THE MONEY!

Location -Bathroom stunk of mold -Animal in ceiling -Shower did not drain/overflowed Night staff spoke no English (I only put this because the staff speaking English was one of the biggest selling points for me)

Location was great. Room had a mini fridge which was great for snacks and drinks. Simple yet all you need on a busy trip to Rome! Bed and shower were a bit small but perfectly fine for us. Based on our experience of a tour of the Vatican and St Peter's with 60 other people and a very rushed day, I wouldn't recommend booking tours through the hotel.

Very well positioned, a couple of minutes walk from the Spanish steps. The staff were friendly and welcoming and Norma was lovely! We would happily stay here again.

The room is clean and big enough for family of 3. the hotel is in the center of shopping center. hotel is close to metro A. The staffs are helpful and friendly. They also speak English good.

Fantastic location a couple of minutes from the Spanish Steps and easy walking distance for most major attractions. Loads of cafes, bars and restaurants in the immediate vicinity. Quiet side street so no traffic noise problems. The breakfast included (which is taken at the nearby Hotel Homs) is very basic. Juice, tea/coffee and a stale croissant (no butter, jam etc unless you pay a lot extra). Hardly worth the walk!! Best go to a cafe for coffee and pastries.

The new owner readily changed our room when our first room was not acceptable. Good location and price. Both rooms were dusty and not as clean as I would have liked.

They upgraded us for free The breakfast they gave us at a four star hotel was only a croissant each, a coffee and some orange juice. I've been to bed and breakfasts before and have never been so cheaply served. They should'nt advertise themselves as a b&B.

Perfect location!!! Spanish steps just around the corner, lots of shops and restaurants. We explored all the ancient city on foot. Very sweet and helpful staff, the service was excellent. Small but tidy and clean rooms, they changed the towels and sheets every day. No elevator (( Breakfast was fine for me, but it's just a croissant, coffee and a glass of juice. If it doesn't stop you, I would defenitely recommend this hotel.

The location is of the essence- very close to the Spanish steps and the main road of via del corso but located in a quiet side street.You can turn in any direction and head towards a point of interest in this fabulous city. This family-run hotel presents well, is well maintained and my room was very comfortable with a large bed and generous in size bathroom. The mini-fridge came in handy. A small balcony and double doors gave a sense of space and enabled fresh air to enter the room- I didn't need the air-conditioning and I was on the top floor.Extra blankets and pillows are available in the wardrobe.Lots of hanging space and room for your suitcase without tripping over it. The staff, especially Ovi, are pleasant and very helpful with your tours and various questions. Ovi is efficient and professional with excellent English. Overall, a compact well-run hotel in one of the best locations in central Rome. This a vertical building with a winding staircase, no elevator, so if you are on a higher floor be prepared for a steep climb. I did not see this as a problem and I am an ''older'' female- in fact, it was very good exercise.Otherwise, ask for a room lower down, which should not be a problem. The breakfast takes place way a little down the road from the Spagna at the Homs hotel. You will get one croissant, juice and a nice coffee.Apparently,serving daily breakfasts at the Spagna is not feasible because of it's size and layout.You get used to the short walk and the setting of the breakfast room is very interesting with large photos of various movie stars who had stayed in this hotel scattered around the room. Alternatively, you can have a reasonably-priced breakfast in a nearby cafe.

What can I say about the wonderful location, u can simply walk to every site and enjoy Rome. The staff were more than helpful, nice and lovely (special thanks to them). Maybe that there were no English channels on the tv , not even the cnn.

The location is very good, it's just a 100m to Spanish steps and very near to public transport, the Manager/Owner Mr. Ovi was a good young guy, and he helps us a lot to see the area. if you are not looking for a 4 stars hotel to stay, it's good choice, it was like most B&B that i saw in Germany, It dos not have elevator,

Good location, very near the Spanish Steps. We stayed in a triple room. The room was dusty. The fold-out bed made very loud squeaky noises every time one tosses and turns. The shower cubicle was extremely tiny. After showering, we realized that water flowed out of the shower cubicle, thus, flooding the bathroom/toilet floor and even the entrance to the toilet! Breakfast was terrible! We had to walk to a 4-star hotel located opposite Inn Spagna and to our surprise, we were only served one croissant each, a glass of orange juice and a cup of hot drink. Guests from Inn Spagna are made to sit outside the hotel for breakfast. What we hated most was the night time receptionist. The receptionist could only speak Italian. She does not understand a single word of English. She was not friendly and was not helpful at all! In the end, we got what we wanted from another inn. Thank God the receptionist at that inn was kind enough to help us even though we did not stay at his inn. This is such a shame! I'll definitely not return to Inn Spagna ever again nor will I recommend it to anyone!

Inn Spagna is a cool (well air conditioned), stylish, attractive hotel perfectly situated just a stone's throw away from the Spanish Steps, right on the corner of some of Rome's best shops. Although it is centrally situated, the rooms are peaceful and relaxing: thanks to great double-glazing and window shutters, you wouldn't know you were in the middle of a bustling capital city unless you stepped outside the door. The rooms are also kept very clean, and the air conditioning - a necessity in the summer - worked very well. Staff are very friendly, always ready to chat (most with a brilliant grasp of several languages) and share a smile. There is no bar inside the hotel, but this isn't really an issue as there are so many restaurants etc. nearby. The steps up to the rooms weren't an problem for us as a fairly athletic couple in our twenties, but if you have mobility issues, consider the fact that there are several fairly steep flights. We felt they were good for us after all the gelati!! The breakfast is served at a different hotel but it is only about 10 metres down the road, so again not really a problem. The shower cubicle in the economy room was quite small. Given the location, it is a lovely little place and very good value, so these are really just little nitpicks for want of anything more serious to say!

The staff were lovely, very friendly and helpful. The shutters on the window meant that the room was exceptionally quiet and incredibly dark (no early morning wake ups thanks to the sun!) the location was excellent. We didn't use the metro at all - we could walk everywhere within 30 mins (fairly fast walk). The shower was ridiculously small and didn't drain meaning if you had a longish shower you flooded the bathroom! We had a triple room and the third bed was a pull down couch. It was incredibly uncomfortable, groaned & creaked very loudly like it was going to collapse if you rolled over & had a low wide wooden ledge over the top which resulted in some nasty head bumps in the night. This is not an acceptable third bed option. The breakfast was terrible. It was at a hotel down the road & you got 1 rather stale croissant, a glass of warm juice & a hot drink. We skipped it after the first morning. Unfortunately despite the staff & location I would not stay here again.
