10 mi walk to Termini Station and underground. 20 min walk to Colosseum Decent wifi
Where to start... First of all, be aware that this "B&B" is actually a 4 bedroom flat connected to another flat where probably the owner lives (Chinese is my guess). There is no reception. During the last day of our stay some kind of refurbishments were being undertaken in the flat with all the inconvenience caused. The flat is situated on the fith floor but could hear cars, trams and horns of the noisy italian streets at night. If you are scared of heights, I would not recommend to use the lift, as it is as old as the building (over 100 years??) Not to mention the breakfast. It is very basic (coffee and brioche) and it is served in a bar 2 blocks away. TV did not work and shokingly there was a notice in the room asking not to use the remote as we would have to pay for any damage on the TV. And I don't want to forget about the hot water... after about 10 minutes the water will be COLD. All in all, very poor place to stay that I thoroughly recommend to avoid.
Location was very good only 15mins walk to the coliseum. Very close to train station but you NEED a map. Lovely old rustic building 18th century with Hugh doors & very old lift which was great. Basic but clean. Friendly staff.
Was a bit hard to find as it's a floor in a private building so not really sign posted but the owner who phoned me back when I called was very nice and we got to know the area while looking.
Custom check in with the staff. personal key. breakfast just 5min walk away. termini station just 15mins walk away. staff are very friendly. food outlets just minutes away too. What more can you ask for.

Quoted price was much less than actual. No hot water for 3 days. Calling for information was not helpful. Seedy part of town. Floor was dirty.

The building is very old. Rooms are ok.
The breakfast is three streets away. It's in a ghetto. The room smelled like fish. Police every where due to being a rough area. We stayed only one night, even though we paid for two. As of yet no one has seen fit to reimburse us so I won't be using booking.com ever again

The guy who was in charge gave us a voucher for breakfast at a bar that was 3 streets from the b&b but "forgot" to tell us that nobody will be there. A very unsafe area. Can't sleep with the window open because of the street noise.

- Not a true B&B, it is really someone's small apartment where you're staying in a bedroom with a bath and there is no shared communal space; owner is not there - "Breakfast" is coupon for free stale pastry and coffee at cafe down the street - Location is sketchy - I would not have felt comfortable walking alone at night in the neighborhood - Nonexistent signage (no street number for building, no sign for Inovik B&B, in part because it is actually just someone's apartment) - Poor communication - we accidentally dropped our RayBans down the elevator shaft but couldn't retrieve it because it landed in a locked fenced-in area; contacted unit owner/manager who didn't reply despite multiple emails until 2+ weeks later (when we returned to Rome for 5 days), then saying building mgr was now gone on vacation for 1 month

Great location near Termini railway station. No need for taxi when coming from airport by train. Also distance to Colosseum is quite near so it's possible to walk there. Actually we walked after Colosseum to the Vatican but it took longer. There's plenty of really good restaurants nearby. Good quality and great service. Room was clean and good place to stay couple of nights. There was some problems with air condition but helpful staff fixed it on next day.

Cleanliness, price and privacy.
We had and incident nd were 30 mins late for our check out and called an Italian lady (owner) there to explain what happened and she was soo rude and hung up on us while we were seeking her help. Really doesn't know how to deal with clients or people in general.
The room is spacious and comfortable. The bathroom is good and new (also the bedroom).
The neighborhood is not good at all: it is a very noisy zone (eventhough I must confess the windows are good, but nothing can be done to prevent the sounds of cars, people, tram, etc), you are not that close from the train station, the subway/metro stations are also far away. The Coliseum is more than 20/25 minutes away walking through a not very nice neighborhood, there are no buses or trams that leave you close. The access to the Vatican is not that bad: walk 5 blocks and take the metro. The breakfast is not served at the same building and it is too simple (a coffee/tea with a croissant). You have to be there between 730 and 930 or you loose it. The man who received us wasn't in his best shape. We believe he was drunk. Better pay more and be close from the main attractions. It is easier and you will have more energy to walk and know more. Should charge less...
bad neighborhood we didn't feel safe.
The reviews on booking.com were very misleading. The location was terrible, in a seedy neighborhood that was very dirty. There was trash everywhere and all attractions were within a 30 minute or longer walking distance. Upon arrival we called the owners to check in and she had no recollection of what we were calling about. My friend and I did not feel safe walking back at night. The first and only night we were there people were coming in and out of the front door at all hours of the night. The shower had hot water for no more than 10 minutes and that is not suitable for two people. After staying one night my friend and I decided that it would be in our best interest to find a location that was safer and more suitable. I do not recommend this hotel.

The room was clean and it was not too far from the metro
I would not recommend anyone to go to the Inovik, hard to find and up five flight of stairs or an ancient lift that only took two people which I refused to use. The shower head would not stay up you had to hold it and you had 10 minutes max of hot water before the water went stone cold. The absolute worse thing was the joke of a breakfast. You had to walk three streets away to the Inovik café and was allowed one drink and one item to eat a croissant or a roll THAT WAS IT!!!!!! I was furious and made a complaint when it said breakfast was included that wasn't a breakfast !!!!! I have visited many cities and it has always been a buffet of some sort not one thing to eat full stop. Booking.com was kind enough to compensate me a little bit even thought it was down to the B and B as we had to pay to get a decent breakfast every morning. The area it was in was very seedy and made you feel unsafe. My advice is DONT USE THIS PLACE if you want to stay in Rome.

Cheap, quiet room with private toilet and radiator. Close to the train station in an inmigrants neighbourhood. Restaurants, supermarket and public transoport are easyly accesible.
We were allocated in a different accomodation and we waited 1 hour for the staff to receive us and take us to another building. There was no toilet paper and we had to cellphone the lady to bring it. The bed was extremely uncomfortable and we didn't rest well nor enjoy having sex on it. After check-out you cannot leave your luggage.
