Staff were extremely nice and helpful! Hotel is basic but has character. Very good value for money! We were only going to stay one night but we liked it so much we stayed two.
Despite the first impression, the hotel it's simply unique, a bit of a magic runs in this place: an old villa with the flavors of time past! Extraordinary position and location! Just a few steps from the old town!

The view from the front terrace was unreal. The bedroom and private bathroom were clean. The front desk was helpful and friendly. We loved Perugia and a lot of it had to do with this hotel. The free escalators transport you to the old part of the town, they are directly behind the hotel which was amazing.
Don't walk from the train station, stupidest thing I did in Italy. You basically are climbing up a steep mountain.
the location of the hotel is excellent, close to the historic center, to the main sights, only 15 minutes stroll from the Roca Paolina, close to the bus station and to the main bus stops - Piazza Partigiani (where the shuttle from the St Egidio airport stops), close to many nice pastry, restaurants and cafes where you can enjoy a delicious meal. The rooms are stunning, high painted ceilings, spacious, spotless clean, warm. The staff was super friendly and helpful. The wifi was ok as well. The hotel has a beautiful terrace and a splendid little rose garden with palm trees.
Since it was a bit cold and stormy outside, i would have appreciated more heat in the room, but we had extra blankets and it all finally worked out just well.
Hotel is in great location at the foot of the city of Perugia. Even though the place definitely has a sort of "faded glory" to it, it is comfortable and worth the price.
Lovely room, lots of nice fluffy towels, brand new bathroom, comfortable bed. Breakfast was excellent as well. Superb value. Would definitely stay there again.

The heating was only turned on late in the evening and the room was quite cold on arrival.

Modest accomodation, value for money. Fantastic location 100m from intercity buses and city escalators. Excellent wifi facility.
The position on the edge of town.
The whole hotel had the air of faded grandeur and was rather run down. Flaking paint, broken shutters, dripping taps etc. the room was dark and rather cold. On site parking seemed pricey at €10.

Walking distance to escalator 3 minutes, 2 minutes to bus station, little far from train station(16 E.by taxi) very old but clean rooms and renovated bathrooms.
We got cold inthe bed! Old windows got windy inside with 4 M.high walls rooms we're freezing. They didn't heat all day. It's not enough enough to heat only few hours at night in cold wheather. Everybody prefer only for summer!
A lovely place with friendly staff. It's a great location 5 minutes walk to the gates of the old town. Decor is very nice. If we'd been there in the summer we'd have enjoyed lovely terrace but enjoyed our stay just the same!
Good location, clean and tratidional!
The location was great with a nice view of the 3 Arches of Perugia. It has a nice location and accommodations as well as a fresco that completely covered the ceilings. The beds were extremely comfortable and the hotel had plenty of room for our family of 4.
You could tell where there used to be a chandelier because there was still a chain hanging down with a electrical cable attached to it.
