Location next to the Roman Ruins made for great walking around Rome. Romeo and Juliet; the cats in the courtyard! Breakfast was very good. Hotel staff very hard working, personable, and attentive from front desk to all the great waiters.
Very, very, very hard bed. Too small of a room. No bathroom curtain. Half glass shower wall did not keep water from going all over floor. No countertop space for toiletries. Only BBC and CNN as English channels; no pay per view options. Choose courtyard room; far too noisy on streetside.

Once you've got a noisy room downstairs, I asked a quiet room and it was asked to pay more for a room much smaller and no bath - just for peace. For that I give 0 to the hotel and stuff

The place is near the roman forums
Location was in a central, safe and quiet area. There was no noise from traffic etc heard in the room. Easy to walk to the tourist areas.
No tea/coffee making facilities in the room.
I chose this hotel based on online reviews and was not disappointed. I upgraded to a double with view which was over the pretty garden at the rear so was pretty quiet. The location was excellent, not only for ancient Rome sights but also access to buses and metro, although we walked everywhere apart from a bus ride to the Vatican. Breakfast was excellent with plenty of choice.
The only negative side was that meals in the hotel restaurant were very pricey which meant that we ate out every night. Trastevere across the other side of the river is brilliant with plenty of choice so it wasn't too much of a problem.

The location is perfect!
No phone service inside the hotel. Very noisy, rooms are not very silent and you can hear very well passing customers in the hall way.Bathroom very small.

This location is not close to many restaurants or shops, so that is kind of deceiving from the website and a good hike to the Colosseum or Metro station.
The Kolbe hotel is in a lovely quiet location which was perfect for our stay, and only a 10 minute walk to the Coliseum and restaurants over the river. We also walked to the shops, Trevi fountain & Spanish steps from the hotel. The Vatican was the furthest distance yet still only about a 40 minute walk (depending how many shops you pop in on the way).
very central location next to Roman Forum, easy walk to coloseum. Hotel room was Luxurious. Had a mezanine floor which the kids loved. Bathroom was posh with a large round Jacuzzi and a large round shower above it. Would stay again

Clean,Clean, Clean...great food in Restaurant, weird Jacuzzi shower that actually worked, and service with a SMILE...great hotel, 6th stay this year...slept in this hotel over 35 nights.
Single rooms small...room 202 crack in wall by door...shoe sponges are all dry and do not shine shoes at all...hallway carpets have center design and borders...for some reason it is a light off beige color, and at several points they seem discolored...NOT Dirty, but discolored...should be replaced with a darker color....No history of the property in the rooms, as this is an amazing property obviously part of a religious order of the Franciscans...and finally the tv channels are minimal and can be tweaked to have many more channels than the dozen or so...CNN And bbc, but we want sky, we want sky, we want sky... For €90 euros this was a screaming deal though.
Breakfast was excellent with loads of choice. Air-con kept the room nice a cool for when you get back from a day in the Roman heat! Staff were happy to provide maps, directions and advise on the area. Location was best of all, the hotel is within walking distance to all the major sights in Rome and restaurants near by. Airport pick up with well worth the money, was greeted by a gentleman holding a clear sign of my name and he directed us towards his brand new Mercedes! Free drink voucher given on arrival for Sparkling Wine.
The bed was not very comfy. We had arranged to be upgraded on arrival however the hotel had overbooked on the room type and we were given the option of staying in a standard room for the night until they could move us tomorrow or moving hotels. We were not really bothered about the room type and it saved us some money too. Food was VERY expensive at the hotel but that was to be expected.
Absolutely everything was fantastic! Could not fault this hotel at all - room rate was really reasonable, location was second to none, beds comfortable, wifi great. We loved everything about this hotel! Will definatley recommend Kolbe to our friends & family.
