If the hotel manages to reduce the noise of the (friendly) cleaning staff the room would be even better
Service was very poor. Infact I was utterly disappointed that the hotel had no other staff but one person at the reception. We had to do our own thing. Wanted things like kettle/ extra pillow/ toilet paper- had to go out of the room and help ourselves. Not a single staff to serve! Utterly dissapointed that one can open and actually run a hotel with one staff!!!
even though I asked specially for an upper floor, quite room, I received a "ground floor" room actually in the basement, below the street level, going just in the front of the window, noisy room...
The place was close to town and it was located in a quiet neighborhood. A cozy place with nice staff.
I would have prefered if they had better food selection for breakfast.

Location next to the Roman Ruins made for great walking around Rome. Romeo and Juliet; the cats in the courtyard! Breakfast was very good. Hotel staff very hard working, personable, and attentive from front desk to all the great waiters.
Very, very, very hard bed. Too small of a room. No bathroom curtain. Half glass shower wall did not keep water from going all over floor. No countertop space for toiletries. Only BBC and CNN as English channels; no pay per view options. Choose courtyard room; far too noisy on streetside.

Once you've got a noisy room downstairs, I asked a quiet room and it was asked to pay more for a room much smaller and no bath - just for peace. For that I give 0 to the hotel and stuff

The place is near the roman forums
Location was in a central, safe and quiet area. There was no noise from traffic etc heard in the room. Easy to walk to the tourist areas.
No tea/coffee making facilities in the room.
I chose this hotel based on online reviews and was not disappointed. I upgraded to a double with view which was over the pretty garden at the rear so was pretty quiet. The location was excellent, not only for ancient Rome sights but also access to buses and metro, although we walked everywhere apart from a bus ride to the Vatican. Breakfast was excellent with plenty of choice.
The only negative side was that meals in the hotel restaurant were very pricey which meant that we ate out every night. Trastevere across the other side of the river is brilliant with plenty of choice so it wasn't too much of a problem.

The location is perfect!
No phone service inside the hotel. Very noisy, rooms are not very silent and you can hear very well passing customers in the hall way.Bathroom very small.

The bar staff was wonderful and the hotel was very clean.
This location is not close to many restaurants or shops, so that is kind of deceiving from the website and a good hike to the Colosseum or Metro station.
The Kolbe hotel is in a lovely quiet location which was perfect for our stay, and only a 10 minute walk to the Coliseum and restaurants over the river. We also walked to the shops, Trevi fountain & Spanish steps from the hotel. The Vatican was the furthest distance yet still only about a 40 minute walk (depending how many shops you pop in on the way).
very central location next to Roman Forum, easy walk to coloseum. Hotel room was Luxurious. Had a mezanine floor which the kids loved. Bathroom was posh with a large round Jacuzzi and a large round shower above it. Would stay again
