Quality of furnishings poor, facilities inadequate, nowhere to relax in the evening as all facilities inside are used for dining. During poor weather there would be nowhere but your bedroom to relax.

The private bathroom was very tiny.
Breakfast buffet was terrific and location was convenient for getting around but I would have preferred the San Marco neighborhood now that I know what I know.
no bad experience, but for us (4 persons) we felt the bar shut a little early at circa 10.30/11.00pm

Living history,probably the most photogenic city in the world.Even on wet days enough galleries ,museums,and historic buildings, to keep out of the rain.A pleasure to be away from cars for a week
I would stay there when I go to Venice next time. A perfect view from the window. Wifi is good. Breakfast is not bad.

Quiet location but with walking distance to main attractions
Be careful with the stuff. After staying in this hotel one of our friends lost her golden ring. The ring was in a plastic box and she couldn't loose it in the other place. She left it on the table at the day of the departure and got down for a breakfast when the ring disappeared. Unfortunately, she found out that she lost the ring only in the evening. We called hotel but the told us that they had no idea about the ring. ,
The location is rather good nice view from the windows, not far from the bridge academia, but at the same time far from San Marlo and the railway station
It is very charming and traditional with lovely views! It is quite quiet in the evenings but the terrace outside is lovely in the early evening, and it is in walking distance of the more lively areas of Venice. Quintessentially charming!
I was in room 41 a single bedroom which is at the top of three flights of stairs. The WiFi was erratic and slow. The bed was particularly small and hard even for a single room. Not meant for a large person.
I loved the breakfast and the price. The front room has a great view of the lagoon. The small balcony had a great glimpse of the lagoon.
The place is not really near a vaporetto, but this garantees a good night rest. The place has changed owners this year and unhappily they have taken away the lounge where it used to be great to read the paper and enjoy the view from very comfortable clubs while having a tea. It has been replaced by small restaurant tables, so as to double the number of eaters. The result is a feeling like in a fast food restaurant. No place to 'sit' and read the papers they still offer, not even the slightest bench to sit while checking your map or papers...etc. You have to disrupt the restaurant where all tables are set. As a result, even eating in such a 'crowded' place is not attractive any more (I used to enjoy at least one evening meal every year). I did have a salad (red chicory with bacon) on the sunny deck at midday. I would not advise it. Half of the leaves were rotten, and 4 slices of very greasy bacon could not appeal to me nor still my hunger. In addition 4 € just for the 'cobierto= cutlery' for a salad is an outrageous price. Just walk by and go to another place if you want a snack.
This hotel I visit yearly since a good number of years. The view, the very friendly staff, the slightly old fashioned interior with 'travellers parafernalia' and paintings on the wall, the nice breakfast are reasons I feel I'm coming home each time.
The building next door is under repair and when the builders started their day, they were very chatty. This is not necessarily a complaint but it was noticeable. We would stay here again.
From the moment we arrived we felt very welcome. We had two rooms on the first floor. Note this is a walk up building so ask for the lower floors. We opened the windows and enjoyed the water views. We were a close walk to everything and discovered a couple of lovely family restaurants and wine bars in streets close by.

This hotel is quaint, charming, close to the vaporetto, and easy to find. Staff is helpful and friendly. Breakfast was included and there are lots of options: fresh fruit, cereal/granola, pastries, deli meats, cheese... their restaurant is also good. I would definitely stay here again.
