The staff were great, being only too happy to assist 24/7. Cannot speak highly enough if them. Location was good outside the hustle and bustle of central Venice.
My canal view room was a side view and not centrally facing. The hotel, like many in Venice, is old and whilst there is a charm about it the room was tiny and the single bed narrow. It was very short of creature comforts and is very basic.
The location is on the water but not too close to a water taxi station, so that made it fairly quiet. The outdoor dining was very nice. We could walk to everywhere we wanted to go. The staff were very helpful across all 3 nights of our stay.
The only negative is actually what adds to the charm of the hotel - these are not big rooms. We were paying for location and service and got both.
I booked this hotel initially for the price- less than $200 a night. It turned out that it was a great choice- despite the small room. The location is ideal for me, close to Accademia and the Peggy Guggenheim museums, along the south facing water front promenade. Although its on the other side of the Grand Canal, its easily accessible by Vaparetto (a short walk from Line 1/2). And it has an excellent restaurant by the water with view of Palladio.. a bonus.
For the price, my bathroom is down the hall (not attached to my tiny room). But I don't care... when in Venice, who spends time in the hotel room anyways?)
I was solo traveler and hotel was perfect for me. Single room was absolutely spotless and even had balcony with a bit of a canal view. Staff was exceedingly welcoming and helpful. Restaurant was excellent and vaporetto and Alilaguna stops are steps from hotel. This is the sixth hotel I have tried in Venice and will be the one I return to.
Nothing to dislike!
The position, the view over the water from our bedroom was stunning. Easy walk to St.Mark's Square without the crowds. Easy to catch a water bus to wherever including to & from airport. Lots of local restaurants.
There was noise during the night from the boats but that is to be expected considering the amazing position of the hotel.

the location is still fabulous
This hotel used to be wonderful but it has now become very expensive for what it offers . The food is not as good the tables are jammed together in the restaurant and the staff are not as helpful as they were

Close proximity to vaporettos, St Marks Square , Art Galleries, restaurants and shops but quiete enough to feel relaxed and away from the crowds. Wonderful breakfasts outside by the water. Staff were wonderful and we had a very memorable week.

Noise at night, the bed
Beautiful grounds in an idyllic setting. Pool super clean. Staff very helpful when needed. We had an early departure and the staff opened the breakfast early for us. We will return.
Very near an elementary school but once you realized where the early morning voices where coming from it is easy to ignore.

Room faced onto a brick wall. Decor was outdated and bathroom was very poor - shower curtain rather than screen and very small shower. Very expensive for barely adequate room.

The location is great - walking distance to St. Marco square and other main sights, in front of a vaporetto stop so that you will not be searching for the hotel in little calles. The breakfast in Venice standards is great: boiled eggs, cheese, ham, yoghurt, pastries, fruit salad, cereals, etc. And if the weather permits - the breakfast is served on a terrace on the canal. Very nice way to start a day in Venice! Overall: good value for money in expensive Venice.
Our room was facing a wall of another building, which was may be 2 meters away. It was not a show-stopper for us, since we did not spend much time in the hotel, but for some of it might. The rooms facing that wall for sure are rooms 5, 25, 35 (just different floors). Very noisy from about 6:30-7:00 a.m. But it is hard to find a quiet place in Venice.
Location was amazing. The staff were very welcoming and helpful, a credit to the hotel. The view from our room out onto the water. Having breakfast overlooking the water. The roof terrace!
Bed very uncomfortable, needs updating. As do the soft furnishings in general - presently very dated and for the price of this hotel substandard. Lots of noise from building maintenance during our stay. Also noise from other guests - the soundproofing not good. Management of the hotel not able to fulfil guest requests, which made it hard for the staff to help. No common area for guests to sit and read in the lobby.
