We loved our apartment location. The day before we were set to arrived we were notified by Serena of an opening for a 2 bedroom apartment across the street from the B and B. it turned out to be perfect since we were travelling with friends. They were still kind enough to offer us breakfast and it was less expensive than renting 2 rooms. It was a beautiful apartment with a balcony over looking the street.
An easy 5 min. Walk to get to La Magnolia from Il Duomo piazza, no need to take a taxi (if you arrive by train). The b & b is on the 2nd floor (1st floor European), actually about 2 flights of stairs (no elevator). The room was very spacious, high ceilings with a fresco, and large bathroom. We were there 2 nights and used 2 of her suggestions. Both were excellent. Breakfast is in her brother’s café/bar next door. The 2nd day of our stay, he was closed. So Serena brought our breakfast to our room at a requested time.

Great location, handy cafe/bar downstairs. Lovely views from balcony. Serena was friendly, most helpful and spoke good English. The restaurant she recommended was the best meal we had during our trip to Italy.
The owner Serena is very sweet, she left behind of room door a bag with some italian biscuits and treats because we left too early. Location location location.......the best. I really recommend this place. Grazie Serena .

La Magnolia is a wonderful property with warm welcoming staff (Serena and her brother!). We felt like we were staying with family. The room was spacious and very comfortable and the location is unbeatable. Bravo!
Serena is a JOY...so delightful and knowledgable and helpful! She found us a driver to the airport, almost at the last minute, when the train wasn't an option for us. We are already planning a return trip to Orvieto and we wouldn't stay anywhere other than at La Magnolia. While there, we met one gentleman from the UK who has been returning for years and he told us about 2 couples from the States who have been returning to La Magnolia for 10+ years. Orvieto is picture post- card charming and Serena and La Magnolia made our vacation perfect.

We had a wonderful one-night stay here in July. We were a bit late in the afternoon checking in but this wasn't a problem - everything was waiting for us when we got there, thanks to the lovely owner. On getting into the room we were so pleasantly surprised by it. Modern, with efficient and quiet airconditioning, a fridge, TV (not that we used it) and a great, large bathroom with powerful shower. Our room overlooked the Via del Duomo so we could open the windows and watch the world go by. The bed was comfortable and once we had closed the windows the noise insulation was so good that you could hardly hear anything from the street below. Breakfast was in the bar next door which was run by the owner's brother - absolutely perfect. Fresh brioche, yoghurt, orange juice and excellent cappuccino. Serena and her brother have a real gem in the middle of Orvieto. The welcome we received here was so genuine; when we return to Orvieto we will definitely stay here again (assuming it's not fully booked!) and for more than a single night. The awards that La Magnolia won in 2013 and now 2014 are very well deserved.
We loved everything! My sister and I stayed in late May for two nights and we are already planning a return trip. Selena is amazing. The location is perfect.....a couple of minutes from the Duomo. And a bottle of Orvieto Classico for 3 euros.....I mean, hello! Went to the local Market on Saturday - what a time, everything from great food, flowers, clothing as well as used clothing....jam packed. Have fun!

Only downside was the anxiety over parking as the b&b is in a pedestrian area, once we had sorted that out it was fine.
We loved everything about La Magnolia. Selena is super helpful and goes out of her way to make your stay special. The location is great, walking distance to all the historic sites. Plenty of restaurants and bars located right outside your door.
Just steps from the Duomo, tho beautiful family run property is deceptively quiet for being in the historic center of town. The breakfast, which includes homemade pastries, is served in the family run bar on the street level. Our future visits to Orvieto will always include a stay at La Magnolia.
Parking can be problematic. The nearest car park is about 300 meters distant.
Selina, our hostess was charming and helpful. The room was spacious and comfortable. The location was perfect, only steps away from the Duomo, and some of the finest dining in Italy. In a word...SPECTACULAR!
The location was excellent, right near the Duomo. Our host, Salena, was exceptionally nice; the kind of person you instantly like and want to be friends. Our room was very basic but comfortable for sleeping and quite clean with good internet. It was fun to lean out the window and watch pedestrians stroll along the cobble stones. Street noise was not a problem as the windows were doubled. The bathroom seemed newly remodeled with bright tile and large towels. Breakfast was cappuccino, pastries, and yogurt in the cafe downstairs with Salena's good looking brother. The small cafe was artfully decorated with interesting wood and creative use of wine corks. I would recommend this hotel and I wish we would have planned to stay two nights. The market on Saturday was interesting, the Duomo was definitely worth seeing, the famous well was amazing, and we enjoyed dinner in a wine bar with jazz music. The hotel has a small ceramic sign and is easy to miss so coming from the Duomo, look on your right for the cafe, a bench, and the B&B sign.

La Magnolia is an excellent place to stay in Orvieto. It is located in the middle of Orvieto, close to all the attractions, bars, places to dine and shop. The room was spacious and comfortable - ideal for a couple. The owner was very welcoming and helpful.
The location of La Magnolia could not be better but please call when you reach Orvieto so that Serena can give you directions otherwise you will get lost! The accommodation in an old house is exquisite, the rooms unique and impeccably decorated. We would stay there again.

The B&B is situated on the main street in this hilltop, walled, city of Orvietto. If visiting this city for a day or two, this is a decent location as once in the house you can walk around the village. The young owners are english speaking, and friendly. The room we had was located on the first floor( above ground level ) and had beautiful fresco ceilings in the bedroom and bathroom.
Unfortunately, access to the hotel is difficult as the city is not car friendly. The B&B has small signage and would not be recognizable by approaching guests. The entrance door is snuggled between a bar and another boutique. There is not a lot to do in Orvietto; it doesn't need more than 1 or 2 days visit. There is no elevator; this can be a severe issue for any older guests, required to walk up the steep stairways, or guests with more luggage than a back pack. Breakfast consisted of a coffee and pastry. The nearest quest car parking is 4-5 blocks away, at an attended pay lot.
