Cean room and nice breakfast.
Lots of shady people hanging around just outside the street door to the B&B. Also noise all night from renters on the floor above during the night.
The room once inside was OK, close to the railway station (but the station is not in the best part of Brescia!)
No staff on site for check in (had to go to hotel 200 metres away of which there is no info on the booking) despite advising that we would arrive after 1800, the entrance lobby is shabby, the area around the station and hotel entrance is rough, breakfast was not that good, no answer on any telephone numbers.

When we came to the hotel there was nobody to open the doors and we could not get in, the door was locked!!!!! How is this possible!!??? They also didnt answer on the phone when we called! we dont recommend this hotel, trust me you dont need this stress!!
Close to the train station. The hotel is nice, it is well equipped. The breakfest was ok, I liked the old italian grandpa serving the coffee. Despite his lack of english knowledge, I enjoyed the way he prepared and served the coffee.
In front of the entrence there are some junkies standing around all the time- this is because of the closeness of the train station. It is difficult to find, you have to go to another hotel 'Cristaello' to pick up the key. All the guests are supposed to have the breakefst at one round table- that makes the experience a bit weird. The hotel is far from some sightseeing objects, but to be honest the city itself is not so nice, because there are many weird people and junkies walking around. And for all there is not much to see.

Only a minor point - If arriving late you may have to go to another hotel to collect key.
The bathroom is quite spacious and clean.
This place is extremely difficult to find. It is located in a block of flats and there is only a small label on the intercom. The cleanliness of the floor is very doubtful - proven quickly by the state of my kids socks. The included breakfast is served at one large (but still too small to accommodate all guests) table, which makes the whole experience a bit awkward. There is no free carpark and one needs to add another tenner or so to the price.
The location opposite the station was great for us. The accommodation was good , large clean room , good bathroom and breakfast on terrace, staff were very pleasant and helpful and let us check-in hours earlier than we should have. I would stay there again
The location was hard to find at first. I suggest they make it clear it is opposite the station, over the shops. Most of us would then find it easier.

You don't check in on site you have to go to another hotel to check in. We waited outside for 2 hours until someone who was staying at the property asked us why we were sitting outside.

Location is near the train station and after dark, it is not too pleasant and safe to walk around.
Great location to see Brescia and to get trains to other local sites both towns and country.
Like others have said, make sure you have the phone number to contact them when you arrive. Otherwise, you need to go to their hotel which they also run which is just next to the train station. I have forgotten the name of it, but I think others have mentioned it.
