The pictures submitted by the Hotel owner are nice but you don't have access to the garden,so don't count on it.The other pictures submitted by the travelers show the true view.The Hotel is located outside the City walls,but don't count on your GPS (it will be try to lead trough OLD TOWN closed limited areas.To get to the Hotel have a English speaking owners telephone number ready to call if you get lost and he will direct you.Hint from our side ,when you are coming to San Gimignano follow the signs Parking 3,4 .When you reach the parking 3,4 drive on keeping to the left side till the street light 40 mtrs,than keep turning right to reach the Archeological Museum on the right side of the street than take the first turn to the left and after more less 100 mtrs the Hotel will be on your left side.There is no signs over it just look for the number 31.
No fridge in the room,also no coffee and tea facilities,noisy aircon unit.Hard to find the Hotel.
This is a B&B so you are left on your own once you hook up with management to check in. If breakfast is included you walk town (5 min walk) for typical minimal breakfast of coffee, pastry and juice. The room is very spacious with living area with Italian TV and bedroom. Was surprised to get linen change (evening). Free secure parking is great. Nice view. Recommended two excellent restaurants. Nice antique furnishings.
WiFi signal in room 1 is weak except at window. Could be better in other rooms. Hard to find as signage is not allowed.
Pretty much everything. WiFi didn't work in the room no big deal though.
Room smelled a but funny...
Building was historic, room was nicely refurnished and immaculate. Staff were very friendly. I didn't mind that they struggled with English; I struggle with Italian! Yet we were able to communicate through some patience and good humor. Breakfast was some blocks away but at a very nice café. I would highly recommend this place.
Dismal property, gloomy & badly kept, not cleaned properly. Very difficult to contact the man allocated to open the property up & then we had to sit & wait for half an hour. We were the only guests & the property was outside the city walls with nothing else nearby. The description on booking.com was completely misleading. The contact then called the owner who said there was another property in town. It was just as bad but near the cathedral. We paid €110 which didn't include breakfast (!) then moved to hotel Leon Bianco, in the main street, a lovely little hotel, where we paid €92 for b&b. All in all Le Romite was awful.

We found the hotel very cold as the heating was not on. And there was a very odd/ nasty smell throughout the hotel
Everything. Location, owner, room, view, price. Will recommend it to friends.
Quiet location on edge of town with view over country. Wifi worked well.
No air-conditioning as advertised (not important in October). Basic accommodation, a bit overpriced.
Room was spacious and close to centre and offered parking. Clean and tidy.
Note on door advising us to call on phone which we didn't have a phone luckily for us we caught the owner inside
