The location of this hotel was ideal. The room,while a little tight, was very comfortable and well appointed. When in Rome you don't spend much time in a room anyway. The bathroom was surprisingly large with a great shower. The breakfast also was excellent. I would recommend a stay here, especially if you can get a reasonable rate.
location & a small hotel
Les Fleurs has an excellent location just off Via Condotti about 50m from the Spanish Steps and surrounded by plenty of great shopping. We had the junior suite which was a great size bit it was quite dark. The staff offered and arranged a Mercedes limo to collect us from the airport which was appreciated.
Overall the property needs redecoration. It must be about 10 years since it was last upgraded based on the style of decor. Scuff marks on the paintwork dirty flooring on the stairs marr the feel of the property. The breakfast area is shoehorned into a corner with the reception desk but the staff do an excellent job working in the tiny space. There is no balcony or rooftop area so it's a bit claustrophobic with no real public area if you want to get out of your room.
Stayed at Les Fleurs for 3 nights (Thursday - Sunday) and was not disappointed. Location is amazing, beautiful cobbled street of designer shops, restaurants and boutiques. We stayed in the Junior Suite which was stunning and complete with jacuzzi shower. Breakfast was good and staff attentive, nothing was too much trouble. As mentioned by others, if you have difficulty with stairs you may struggle here as there is no lift. They are perfectly safe and there are handrails but could be challenging if you have a medical condition etc. Well worth the money and a great experience!
The location and the staff. We stayed in the Superior Suite which included a spa bath. The room was comfortable and spacious with a separate lounge. Eric who was most helpful was a Godsend helping us carry our bags up the stairs and into our room!!! (and out again)Thank you!
Walking up the stairs!!! No coffee or tea making facilities in the room (although we can get it in the dining room before staff leave at 7.00pm) - this includes ice. Little bit noisy with people walking upstairs during the day. Breakfast was the same everyday however we did stay for 7 nights. If you have problems climbing up 2 flights of relatively steep stairs, this guest house is not for you!

Steep stairs when with luggage
The breakfast is poor
I liked the rooms, although they were small they were clean and comfortable. The bathroom was big and the water pressure was perfect, which is great if you have ever been to Rome before you know why I mention that. Location was fantastic and in the middle of everything. The staff was also very nice and friendly. I really liked this place and would stay again.
The steps, when you get to the hotel, which is not an easy find you have to walk up 2 steep flights of steps to get to reception. The staff does help with luggage up and down, but the walk can be troublesome for most people.

I can't say enough good things about this charming little hotel. Great location and the rooms were much larger than I anticipated. Our adult daughter was in one and we had another. The staff were wonderful and went above and beyond. I always have tea in the evening and they insisted on bringing it up to my room. The food in the morning was so much better than anticipated and the afternoon snacks were an unexpected treat. I was surprised that the room was so quiet given the noise outside. I know that there are less expensive places to stay but I can't imagine using any other hotel for our next trip back.
The staff carried our luggage up when we checked in and then down the stairs when we left so it was very easy for us. If someone has challenges with mobility it may be a problem as the stairs are steep.
This hotel has only 5 rooms, so it is very family like. It is only 3 minutes from The Spanish Steps, so in the heart of Rome. If someone likes to do some good shopping, likes restaurants and likes enjoying Rome without a car, it is the best place to stay. I will always stay here when I am in Rome.

Wonderful, shall stay there again on our next trip. The great attitude of the staff and especially Giannfranco. Only minor disadvantage is the stairway.
