location excell - very helpful and nice staff (e.g. lent me boots during aqua alta) - room overall clean and agreeable even though small.

We cannot think of something we did not like. This is an older dwelling that was someone's home and we thought that was terrific.

Loved this hotel, staff were great, facilities were fantastic and great location.
Good reception, nice breakfast with hot and cold options, Loved the hottub! and the kettle. Nice view, not too busy and no noise coming into the room. Airco was working. Clean and good atmosphere. No stairs, but theyll help you with your luggage. ( your honestly better of with a backpack with all those steps/bridges in Venice)
Perfect location with lovely private terrace to enjoy a relaxing drink.
Breakfast was very limitied
The fact that the water taxi stopped at the front door. Also that there was a garden to sit in.
The fact that in our room 407 did not have any form of mirror in the bedroom. A full length mirror would be appreciated by the ladies, as there was nowhere to make up when the bathroom was occupied and the mirror in there got steamed up when the shower was being used.
The service was fantastic.Daniella was extremely helpful as she upgraded us to a view with a view.

Location: about half an hour from Marco Polo airport by water taxi direct to the hotel door. Five minute walk to Piazza San Marco. Five minute walk to the excellent restaurant Hostaria Da Franz di Maurizio Gasparini (exquisite Italian cuisine). Service: pleasant, friendly and helpful hotel personnel gave detailed explanations and valuable advice by e-mail and in person. Hotel: housed in a recently renovated beautiful old building next to Ponte dei Greci. The fabulous executive suite we stayed at the top floor was very clean and quiet, decorated in soft colours and with nice paintings, beds and pillows were a real pleasure to sleep. Windows were facing the Greci canal and the fantastic view of Venice rooftops, buildings and boats moving along the Greci canal was breath taking and very romantic. Good variety for breakfast that you can feast in the nice and cozy hotel yard.
We had three great days in Venice and liked this hotel very much!

Air conditioning units too old and noisy
Don't be put off by the facade. This hotel has a lovely feel to it, being situated in a great location alongside a canal. The rooms are are clean and comfortable and we strongly recommend rooms with a canal view which apart from providing some entertaining viewing, also gives a fascinating insight into the importance of this mode of transport to the Venetian people. All staff were helpful, with the desk staff,in particular, making guests feel very welcome. We shall definitely return in the future.

The location was perfect, tucked away down a canal just off of the grand canal, so little noise from the outside of the hotel. The staff were very helpful and friendly and the courtyard garden was perfect for relaxing in after a long day exploring by foot. Would consider staying here again but wouldn't consider it as a luxury hotel.
The breakfast was just about palatable. There must of been a family in the room above us with young children as we were woken every morning by banging and crashing about from the ceiling above. The suite we were in was adequate, however the bath was small and cracked and the decor was very tired. There was no complimentary water in the room, and considering we booked 'the best suite in the house', it would have been a nice gesture to supply a bottle of bubbly, especially as they knew we were visiting for a special birthday. Also, we could only get one channel on the TV which was in english which was the news played on repeat. We certainly wern't in Venice to stay in the room to watch television, but it would of been nice to have the option of something other than the news. A movie option would have gone down well.
It was my 5th trip to Venice and i am so pity about my late meeting with Liassidi Palace. It is really near to San Marco besides it is so quite for night. We have a 7th month baby and had no difficulties in there. Staff was extremely friendly and our room had canal view, with 2 antique balcony we had great time to observe people from there.. Room was very good but the bathroom was unique..If i would had chance to go to Venice again, i will prefer this hotel again and again..
