It is advertised that the reception is 24 hours open but it is not.

We arrived in Nov and received a free room upgrade since it was a quiet time at the hotel. Breakfast was wonderful.

The hotel is in a great location, very central and easy walking to everything. Staff were great and double room (double bed and bathroom in one room and across non trafficked hallway the other room with double bed) and worked well for our family with 2 and 5 year olds.
We found hotel locked when we arrived. It took us while to find the owner. Very weak shower, dirty shower curtain. No wi-fi at all.

The owner, Vincent, was so friendly and accommodating! We received a discount for dinner eating next door at his family owned restaurant (which was excellent and felt down to earth). The minute we entered the room we could not hear a thing until we exited again. Centrally located, I could not have picked a better hotel!
The only thing would have been the inability to receive WiFi, not even down by the front desk. That pales in comparison to the rest of our wonderful experience - thanks to Vincent!
there is not much shops to buy food in the town, just the speciality shops expensive ones.
The gentleman that own the hotel was very cordial and very Italian. He would graciously make the "best" cappuccinos' for my 83 yr old father. The own of the hotel has a restaurant that is on the next street that is family owned. He works there as well and the food is outstanding!! I wish we would have eaten there both nights we were there.
Our rooms were on the 3rd floor. Must be in shape to move suitcases up and down the stairs.
This excellent premesis is right in the centre of Assisi and Vincenzo was the most wonderful host who could not do enough for you.

What a lovely little hotel this is, bit diffulcult to find even with SAT NAV but worth the effort. As it turned out it was just on the left as a road forks in from the right. (Hope this helps someone else find it). Because we are two guys traveling together (We are Civil Partners) we were not allowed to share a double bed!! No real problem but it ment we had basically two adjoining broom cupboards, barley large enough to move around the beds. We had our own dedicated seperate bathroom with bath and shower head no cubicle, again, no real problem. All very clean and fairly new with good quality fixtures and fittings . We asked the owner if he could recommend a restaurant for our meal, as it transpired he happens to own one just across the little road and down the hill some 50 yards (Osteria dei Priory). Excellent choice on the menu, superb food, well prepared and served all at a VERY reasonable price. We even got a discount as we were guests of the hotel.
Simply because if it's location and the fact that while we were there the temperature was in the 30o,s, we had to leave the windows open. Being very hilly very narrow roads the noise was bad enough to keep us awake. Just one other gripe, the parking is a good half a mile away from the hotel. Off load you cases at the hotel and get the car when you leave as it is all up hill. And it will cost you 15 Euros for 24 hours.

There are a few steps if you have heavy luggage as there is no lift.
Good breakfast and lovely location. Felt like a true Italian experience.
No air conditioning in the room means the windows are open. Quite a bit of street noise until late in the night. We had a little trouble finding the place. As a side note: wear good walking shoes, this is a hike (steep, not that far) from the parking garage!

Twin bedroom was possibly two storage rooms converted into a bedroom, wifi was terrible.
The owners were very accommodating - even to the point of getting up early to make us breakfast before we had to leave! Great location. Awesome city.

The staff was extremely friendly, very nice and helpful. Good location of the hotel, not too far from St Francis. Excellent food recommendations and great food at the restaurant owned by the hotel. Overall, had a great stay and would certainly recommend!
Our room was a bit noisy before midnight (probably the position of the room). Could have been annoying if we had luggage since there is no elevator and quite some stairs.

The owner Vincenzo was a host par excellence! He looked after all our needs, answered all our seemingly endless questions, gave much valuable information and advice, and makes a delicious cappuchino with a generous and delicious breakfast! The hotel was clean, well appointed, and although our room was a little odd shaped, it still worked for us ... we were very happy with our stay. He even invited us into his own home to visit his sweet kitty cat which does not go into the hotel. The hotel is a centrally located making it ideal for Assisi It is a little tricky to find at first but it is located right at the point of Via Francesco and Via Fortini under a black iron arch. We plan to visit Assisi again next year, and plan to stay at this hotel again. I would definitely recommend staying here if you are visiting Assisi.
At times, the WiFi was weak and we lost the signal but it you are not planning to use your computer a lot, then this is not an issue.
Vincenzo our host was a perfect Italian Gentleman, His Hotel is a wonderful family run facility. It is very clean and well kept with new ammenities. I would certainly go back again !

Great atmosphere, wonderful host, centrally located, the only less-than-perfect item was that wi-fi connectivity was unreliable. Parking was within walking distance although it does provide a little exercise getting there as this is a typically up-and-down community. Overall it was delightful!
