It's up a (not very steep) flight of stairs from the street. Assisi is a medieval city full of stairs, and if you're dragging luggage, one more to get to the hotel isn't fun (future note, as the owner told me--if you're coming to Assisi from the train or bus, get off at the Piazza Matteoti stop, as it's downhill to central Assisi; if you're leaving Assisi, go to the Piazza San Pietro stop, which is downhill to the center of town; made the mistake of getting off at Piazza San Pietro upon arrival and had a hell of a walk with luggage!).
Quaint, small hotel, with the kind of bathrooms you would expect from a two star hotel (not bad, and very clean, just small). The owner, Vincenzo, cares a lot about your trip, and the location in the center of Assisi is perfect (not that Assisi is very large). Very comfortable rooms.
