Hard to find. Had to ask around where it was, but I think it would be hard to find alot of other hotel's down the alleyways
Lovely decor, nice bathroom, comfortable size room. Communication was good, but the front desk is mostly unstaffed so be sure to check maps and information about attractions. Also the actual street was slightly different than what google maps said so it was a bit tricky to find. Maybe more detailed street names are needed on the website, or a walking map. The booking.com map showed the correct location.

The location was easy to find. Valerio was very accommodating and helpful. Gave us a map of Venice with highlighted places to visit restaurants to try and even things to avoid. Overall a great experience.

Very good location near St Marco square. Is a bit of a trip by ferry (or 30 minutes walk) from the main station. They send you an email with extremely clear directions before you arrive. This was really helpful. Smaller room but was presented nicely. It would have been a very tight squeeze with big suitcases. Breakfast served in the room was sufficient although didn't offer some of the norms (ie. cereal) that you may expect. There was 3-5 types of bread though with spreads, yoghurt, hot drinks and juice. I would suggest it was simply an Italian breakfast. As they say, when in Rome… The staff (when present) were very friendly and willing to help.
We were provided an access code to get into the building which didn't work. I had to call the manager who provided me with a different code. NEVER should someone be expected to have a phone. We only had an international phone so paid dearly for the call. The desk is only manned for a short period in the mornings and not at the times which are indicated as 'check out'. We had a train which required us to leave at 8am but no-one arrived until after 7:30 (check-out starts at 7am). The lady was very friendly trying to help me but was unsure how to process payment and asked if I could wait until 8:30. As a result of the late arrival, breakfast was extremely rushed and the staff member figured out how to take payment but the timing and confusion added unnecessary stress.
The location was right in the area where you find shops and places to eat. Very easy to catch a water bus. Staff was very friendly.

Beautiful hotel very near to San marco piazza, 2 minutes walking. Clean , big rooms, a Terrance for your breakfast if the weather is good, very near to shops and restaurants, and 2 minutes walk to the nearest station where you go for airport, so you don't have long distance with carring bags.
Great rooms close to everything. The breakfast was a work of art on the tray and more than we could eat. Easy to get to following the very simple instructions from the hotel mailed to us before we arrived.

The breakfast is a combination of breads and croissants - no fruit. But they will bring it into your room at the requested time, or you can sit on the very pleasant terrace
Staff could not do enough for us, tried very hard to help solve a lost luggage situation. Very clean, beautiful breakfast on the patio.
Arrival area by water taxi is not a good look,(rubbish, rat dung and slippery disembarking area)

Great location!!! It is very easy to find if you have description from the owner. Otherwise it will be difficult. It is 1 min walk from St.Marko. Beautiful terrase is open 24 h. Breakfast is very good as continental. Overall is very good for short stay (2-3 nights).
No lift but the owner was so kind to help us with luggage. No 24 h reception. No tea/coffe facilities.

Difficult to find. Terrible pillows even by European standards. Room #4 bathroom floods with each shower. Very cramped bathroom arrangement. Breakfast is only store bought rolls, soft cheese, juice, toast - should tell up front that it's only a continental breakfast. Did not get towels restocked one day - lucky we had one clean one left. Staff must not have understood when we asked for towels when she arrived in the morning. Terrace for eating b-fast is the only option other than eating in your room and we had little space to do so when it was raining.
Amazing location, in the heart of the designer shops close to St Marks, yet down a quiet street away from the hustle bustle. 5 minute walk from the water ferry stop. Lovely breakfast on the outside terrace. The owners were extremely friendly and helpful, we left our bags there during the day post check out and returned to find a bottle of water for each of us for our journey to the airport! Loved this hotel and would return in a heartbeat.

Easy access to everything in Venice. Perfect for people who like small hotels with just a few rooms. I asked for vegan food for breakfast and got walnuts and kiwi :-)
Decent Location Tempted to say nothing!
Extremely disappointed! Always depended on Booking.com's rating before traveling. 8.8 is ridiculous. Climbing two flights of very narrow stairs with heavy luggage is not recommended. We must have been given the worst room out of the total of 5. I had asked for the "Superior Room" and got the Inferior one plus an apology and a refund of €40.

Two flights of steps to the lobby are fairly difficult to manage with heavy luggage (especially for senior citizens).
