The place is located close to the Rialto bridge and San Marco,the owner and housekeeper were awesome, good breakfast, rooms were decorated really nice
No complaints about location, service, breakfast, bed, shower or cleanliness.
WiFi wasn't working in the rooms, only in the lounge. We were asked to pay an extra approximately €4 each in cash when we got there for what they said was a charge imposed by the city. Very dodgy, did some research online and I can't find anything about it. We didn't want to get in an argument with them, so we paid, but wouldn't go back.
The staff were very friendly and the discussions were very pleasant, you can tell the owner is very social and takes pleasure in all she does. It was out of the real tourist area, so really felt like I was living there.
A bit hard to find once you arrive but then it was ok.
The hotel is more like a guest house, its small and intimate, the owners and their small staff are very nice and if you want a real venetian feel this hotel is small and full of character, loaded with lots of antiques.... this is our second stay and it was a pleasure to stay there again. we had a evening flight and they let us leave our luggage and gave us a key to get back in to the hotel and one of our rooms so we were able to wash up before we left! love this place....
The staff was most helpful and friendly. Room was large, comfortable and very clean. Large bathroom with double sinks, large bathtub and separate shower. Balconies overlooking the canal a plus. We loved it!
There was a slight separation between the beds when made up as one, but we still slept well.

Make sure that you will get the room that you have booked as in my case it took me quite long communication with hotel staff to get what I paid. Breakfast was without much choice and same content every day. Room was small, area less illuminated, staircases unsafe.

Good value for the price - for Venice. Helpful and kind staff. Central location - a couple of minutes walk from San Marco and from Rialto.
Some of the rooms are arranged around the dining room - so have one of these rooms, and wants to sleep after around 8 o'clock, where breakfeast starts it might be an issue.
We felt like at home. The staff were the friendliest and the most helpful. We loved our room with atmosphere of grand venician flat, and the whole setting- homely breakfast, gondola entrance... Excellent location.

- The breakfast is ridiculous, far away of an Italian breakfast. If you can choose room without breakfast, go for it. - Personnel doesn't care about noise. they can walk around at 23h talking laud with other customers. - Doors are terrible, is like having no doors. - The floor does a terrifying noise, you listen any guest walking around during night when they are going to the restroom.

The Italian feel you got when you arrived/stayed there. very friendly and helpfull and staff. air con was good, shower hot and everything was clean.
would of liked some sort of meat eg sausage or bacon for breakfast.
-Location (few minutes on foot from the center) -Atmosphere of the place and the room
- If you have heavy baggage the hotel is 10/15 minutes on foot form the closest vaporetto station -Difficult to find, there is only a small golden plate indicating the name of the place
Nice bathroom and toiletries. Bedroom size for the four of us were nice. Nice sitting area and breakfast area outside our room. A short walk to all the sights but tucked away enough to avoid all the noise. Shops in the area were a little less touristy and had better prices. Breakfast was simple, warm croissants, rolls, yogurt, cheese wedges, juice and coffees.
Furniture was a bit worn.
Everything is ok, the room is clean. You will like it. They have basic amenities, but no body lotion and hair conditioner. The hair dryer is not powerfull and it takes around 40 minutes to do long hair. It's near to San Marco. The breakfast is with no meat and vegetableas, but they have very tasty bread.
Location - is not easy to find. Advice: in case you are lost take the direction to Santa Maria Formosa.

We came on a mother and daughter trip to celebrate the end of exams. Our room was small but very quiet and private, overlooking a canal. We loved the privacy, the freedom to come and go as we pleased, the canal gate, the location, the restaurant on the canal just opposite our window. It was perfect for our needs.
Wifi didn't work in our room so we went into the sitting room next door to use the internet. No one else was ever there so we had it to ourselves and it became another advantage of our stay. I don't think I would have liked to stay in one of the rooms right next to the breakfast room - that might have been noisy. But we were on the floor above so it was all fine.
