I like the location of hotel. Very close to important attractions.
Hotel is 3rd floor with no lift. hotel staff helped us to carry luggage during chech in but not during checkout
The staff were very friendly and made sure that our room was ready for us despite our late check in. The room was very clean and in a great location. Breakfast was served to the room at a time of your choice.
Shower could have been slightly bigger and the wifi dropped in and out
Location was amazingly good. In between the Rialto bridge and San Marco Square, it's a short walk to the former and a very very short walk to the latter. So short that when you're seeing some of Venice's main sites, you can just pop in to your hotel room briefly to drop something off or get something you forgot. However, the street it's on is a very small quiet one, just around the corner from a nice active little campo full of stores. So, close to everything, but tucked away in a quiet corner. My room had a fridge, which was very helpful. Room was on the top floor, which gave me a very nice view of Venice rooftops and some church towers and things. I enjoyed looking out the window.
Nobody there at reception in the late evening. To reach them, you go outside and press the doorbell call button and they pick up the phone. Wifi went completely dead at 9pm one evening, after staff had left for the night. I called from the outside doorbell-phone, but they couldn't come back to fix it until the following morning. One of the two staffers I met spoke fairly good English, but when he was away (which was large portions of the day), the other person there had spotty English and it was hard to communicate. No elevator, steep narrow stairs. Just getting to reception requires going up three floors. My room was two floors further up. Breakfast is included, but is very small, does not feel satisfying. I was still hungry after eating it.
Great location: very close to piazza san marco, very easy to reach by vaporetto; breakfast was delicious; very clean toilettes; nice rooms
3rd floor + stairs + heavy luggage + noone to help = disaster + pain in the back
The reception is located on the fifth floor and the rooms are one or two floor up with no lift making it difficult for people with heavy luggage. The hotel is situated behind with no prominent signs and no view at all.

Central location made it easier to drop back during the day. Very clean rooms and bathroom. Pleasant people.
Fourth floor stair access with large suitcases. Very small room for 2 people with barely enough room for cases. Very average breakfast with no croissants. The brochure and internet site were misleading. Noisy with the windows open.
We loved that it was right off San Marco Square! A little tricky to find, tho. Room was elegant looking.
Had to ask directions several times even tho we were right in the vicinity. The stairs were killer with two big suitcases. Never saw the person in charge. Missed breakfast because we had to catch train. Felt very alone there if there would've been a problem. Boarded window so no view.

Limited availability of reception (8:00 - 19:00) You may feel alone. Unfamous stairs. Not so dreadfull. But you should be prepared how to manage to carry your luggages to upstairs. It's good to be packed in small and light luggages.
Late arrival; nobody to meet us and this would have been |OK if general information on WIFI access, public transport, taxis etc was left in room

The hotel is located one block from St. Mark´s square and from the vaporetto.
Central location to explore Venice from. Easy to find and friendly staff. Rooms are spacious and the aircon was working great, we went in the summer. Breakfast is served in the room and offers enough for breakfast and maybe a few snacks for the backpack. It is a cold breakfast.
There are 3 / 4 floors of stairs to climb (no elevator/lift) and this may be a problem with heavy luggage or people who find climbing stairs difficult.
The staff was extremely courteous and helpful. They went out of their way to ensure our comfort.
