The location is absolutely fantastic! The rooms have all recently been decorated, and the bathrooms are sparkling clean with beautiful showers/tubs and fixtures. The staff was very helpful and changed our room when the air conditioning in the first room did not cool sufficiently. |

Location is excellent. Rooms are comfortable but vary greatly in size, from cramped to very spacious.Overall, great value for the money. Staff were pleasant and helpful most of the time, but not always. |

The hotel is hidden away on a quite street right in the middle of the city centre. It is close to St Marc square and to public transport. The rooms were very nice and clean. We really enjoyed staying here. There aren't many good restaurants in the area. Most of them are tourist traps. Luckily you can easily get to an area where the restaurants are better. The hotel staff only speaks Italien... |

It's central location - close to Saint Mark's Square, Doges Palace etc. No secure place to store luggage on the last day. |

Nice welcome, excellent room, good breakfast with good coffee, location near St Marks square, shops and amenities around about my wife was not keen on the stairs but soon got used to it.The room had no view anywhere but the quality of the room more than made up for this |

The hotel is centrally located and the hotel's own web site gives a map so it is easy to find. It was very clean and comfortable. There was a good selection of continental breakfast items and Mario made whatever drink you wanted freshly, also offering second cups. Large screen TV in the room has hundreds of satellite channels, and there is a bar in the room. Mario was friendly and helpful. |

The room was very clean and comfortable. I was impressed by the size of the room. The bathroom also had a bathtub with jacuzzi jets. The room did not have a phone. You were unable to call a "front desk" if you were to need assistance. I never saw the staff except when i checked in. When i did see them, they were very helpful. |

Newly refurbished rooms, for a bed and breakfast defnitely nice (not a hotel though). Very central location, next to San Marco. Church bells ringing and arguing italians outside make it memorable. No lift, be prepared for a long walk to the top floors. Nearly impossible to find on a map. Very basic breakfast. |

very close to San Marco- clean and pretty rooms. lack of staff (only attending very quickly during the breakfast - breakfast time scheduled a bit too late (8h30 to 9h30); should extend from 7h30 to 9h30. No space dedicated to reception- the stair is really narrow. |

The room was absolutely gorgeous and very romantic! A welcome surprise..i think they have renovated recenty so everything was spic and span and sparkling! The cafe downstairs is lovely and the food is awesome.Overall a memorable experience and one of the high points of our venice trip. The place was a little difficult to find and it would have been easier if they had an elevator. |

With the exception of the personnel which were so root and non-communicatable (no English-you have to have Italian to communicate), the room was good and our stay was comfortable (a)hot water was not available sometimes, (b) existing communication problems with the personnel was not good, (c) behaviour of some of the service personnel was unacceptably bad |

This hotel is in a good location close to Piazza San Marco. The quality of the breakfast is quite good though there are few options (ham, cheese, bread, juice, milk, hot-chocolate, etc). The room has a good size and quite clean. We had a great staying and October is a good month to visit Venice. No lift. It seems that hotel and restaurant share the reception staff. |
