Professional decoration and quality of finishes. Centrally located. Warm croissant and baguette at breakfast.
Difficult to find. No sign from street. Greeted very coldly by employee from downstair restaurant. Libo room : Functional furniture for one piece of luggage. No space to access the bed from other side. If two people in room, one person needs to sit on bed to allow the other person to move.
Location is great to reach both San Marco and Rialto.

there is no reception. There is no signs outside the hotel, you have to ask at a restaurant next door. after two days you will be bored with the breakfast
Location of the hotel is excellent but basically impossible to find without a "guide" when arriving the first time.
On the confirmation was stated that "All payments are to be made at the property during your stay" but the hotel had charged the total price from my credit card almost two months prior to our arrival without any information!
Difficult to find it
Good location although hard to find. Friendly staff and good breakfast.
Room was small. No lift so if you have baggage it gets a little hard.

Staff were very helpful, however reception is not manned during much of the day so can be a bit difficult if you need something...
- We reached the place very late in the night. At first, there is no reception and we were disappointed, on how we could get it. But when I gave a call, the owner answered and asked me to punch in the code at the entrance to open the door. Once we were in, he had left the key on a table. - The staff was very helpful. - Location is quite good.
- The steps are quite narrow, hence make sure your baggages are not super sized. No lift as well. - The room we stayed was quite small. The bed took almost all the space and don't expect a lot of space to move around (you are not going there to be in the room). So it never troubled us.

The hotel is conducted like a B&B. There is no staff at all during daytime. I got the key from a waiter of a close restaurant by chance (I did not read on booking this was the case). Breakfast was serrved only between 8:30-9:30, hence almost no useful when you travel for business, and this was not said on booking. TV was not working and I have been killed by mosquitos on the night I decided to have windows open (no window net).
In the heart of San Marco and easy to find. Clean and tidy, staff very nice.
Bed was not great, very hard (and I like a hard bed), pillows not great too, very small room. Noise from restaurant directly downstairs into the very late hours meant sleep was very broken even if you're a heavy sleeper. Suspect all of Sam Marco area the same, though if you're after a quieter location go San Polo.

The manager greeted us on arrival ,very helpful.lovely room and great location.breakfasy was in dinning room and was lovely and fresh. I would recommend this hotel.

- The team of staff were great and friendly. -Breakfast was good value and fresh -Clean and miad service each day. -Fantastic location -Food in restuarant below, very good and reasonable.
-The air con didn't work - Lots of mosquitos -Minor point,television volume non-existent and only one channel worked (not really a problem as you don't spend long in your room anyway) -No mini-bar

too small compared to pictures we booked 3 bed and we got only a queen size small bed to fit 3 of us...guess slightly overpriced

I liked the hotel very much!! Great location very close to San Marco, nice breakfast, pleasant atmosphere. The room was great, not very large, but it's OK for Venice! The personnel was very pleasant and assisting. I really recommend this hotel.
