My stay would be nice if we didn't experience lack of hot water. Water was just cold when we came back at night but what is worse, it remained cold in the morning. I called the lady and she was not even surprised so I guess it happens often. She offered me to wait one more hour like she thought I wanted to spend all my day at the hotel not in the city! in the end she managed to repair it and hot water came, but I lost at least 2 hours in the morning. This is not acceptable for me so I do not recommend this place.
The room with the external bathroom has a hall which makes it look more like a one bedroom apartment. It feels very spacious even though the actual room is small. Also, the bathroom is very big.

Staff really nice & welcoming, cleaning every day, close to market, museums and railway station.
You really have to phone in advance for someone to wait for you, otherwise you cannot enter since staff is not there regularly; no computer (maybe wi-fi)
it is not a "hotel". the staff there cannot speak English properly, but they are nice ladies. no lift to the third floor which was really annoying. the room is specious, more like a homestay or flat.
The staff was friendly (though they speak very little English). The location was steps from the bus stop.
The wi-fi doesn't work well (it's dial up), they don't allow for late check out, the room is in a very old building, two flights up and there's no lift. Also, the bathroom wasn't the cleanest but it is private. And, sometimes it would get very humid in the room.
The reception lady was kind.
1. The area was awful and noisy. It was very dangerous to return back at the room after 21.00. 2. The building and the room stink. There is smell of mold everywhere. 3. The room was not properly clean. There were hairs in the bathroom and spider webs in the wall corners. 4. The reception does not speak English. 5. The furniture was really old and the room poorly decorated. To sum up, it was everything you don't want in a room!!!

A bit noise, the adress is a bit difficult to find, becouse the numbers on the street are scrambled. No lift, but it is on the first floor, so it is not a big problem.

Very friendly ladies at reception
The place is good, ~10 mins by walk from the train station. But the door code is very strange. There is two No. 43 in the same street. The owner of the hotel picked us up at the door. The room is very big with nice bathroom.
There is no lift in the house. We lived in third floor. It is very difficult to pick big suitcase. They don't change the towel while we stay two nights. No hot water.
The owner met us exactly at the arrange time. She was very polite. The room and the private bathroom were clear and comfortable. The location was very convenient - close to the city center and train station. We had wonderful time.
Everything !!! There is no conection at all between a pictures on Booking.com and the real place !!! Nobody talks english, the area is dark and poor, very small rooms and so on... Don't even think about visiting there.

Very friendly staff, everything went as expected and we have a great time in Florence. It is a small hotel with just a few rooms but it is run in a very professional way. The location is fabulous and the place quiet. Wifi internet worked well.
It took us a while to find the exact door of the place, as unfortunately the streets naming and numbering in the zone is far from systematic (this is of course not a fault of the hotel owner). You need to carry up your luggage 1 floor by stairs as there is no elevator in the building.
Th lady who received us was very friendly, gave us a map of the city. The room was clean and the bed comfortable. For summer the airco is a defenite plus.
We never saw any staff after our arrival. We were given the wrong key for the door downstairs and found ourselves outside at night. Luckily someone came to deliver towels and let us in and changed the keys.
the lady who owns the hotel is really friendly and nice, she helps a lot, BUT she does not speak English, so we should communicate with signs, and with my poor Italian knowledge. The hotel is in a lovely place.
