So close to Piazza San Marco, great location with plenty of bars and restaurants close by. Staff are most helpful, hotel is clean, tidy and quiet. Would recommend this hotel for a budget stay in Venice.
Location - Staff - Atmosphere
Location and breakfast.
Room was dirty and there was still garbage from the previous guest on the table. Shower in the room was flooding and could not get help when needed because some of the staff did not speak English.
Perfect peaceful location at a very heart of the city for a reasonable price, comfortable and clean rooms, helpful and friendly staff.

The hotel was in the perfect spot, just minutes away from the beige of sighs and all the other popular sights. Great places to eat near the hotel.

Close to San Marco
Staff unfriendly and rude (evening staff). The woman who came in the morning may have been pleasant but I had already pre-paid the room and local tax the night before -- to a VERY rude and unpleasant gentleman -- so a courteous nod was all I could muster. I never expect much for breakfast as I'm a basic meal person, I'm can be happy with a decent cup of coffee and a fresh something -- in the breakfast room we walked in to tables pre-set with some type roll, 2 on each plate at every table. Maybe the woman working was just over zealous in her work, but the 2 rolls at every plate was weird and they were very hard (I immediately thought recycled....). After watching the woman put croissants back in the warming oven that the couple at the next table did not eat -- I didn't eat at all. It takes a lot for me to write a bad review and I can usually overlook a things and find some good, but I would recommend avoiding this place. I strongly sensed the staff knows there's a thousand more tourists coming and no longer care -- I get that so again don't expect to be treated like royalty and red carpet -- but basic pleasantries, yes, at least be human.
It is perfectly located (near to San Marco), clean and friendly. The staff is very nice and helpful, especially the older man with good sense of humor.
It's my foult, but one should have been prepared better to find the hotel at the first time. (Thereafter they gave a good map with their location, so this was also very positive.)

Very friendly and helpful staff, affordable, excellent location near Piazza San Marco.
Slow drains in shared showers, lack of bathroom ventilation and hooks/shelves in dedicated shower room, very weak wi-fi signal in room 7. Nevertheless, we would probably stay here again!

Very good location and the personal. Despite we had the room without a bath it was not a problem to use shared one - it was always clean. The breakfast are good and the service covers all the needs
Staff helpful Near St Marks
Carrying luggage up 3 1/2 floors Room smelled of cigarette smoke, even though it has a no smoking policy. Had to ask about A/C and it was a warm day.
Nice location, hidden in the fascinating maze of Venice streets, yet easy to find and navigate in and out of. Comfortable clean rooms! Great restaurants nearby and quick walks to Piazza San Marco and the Rialto Bridge. Waterbus is close and many Goldola tour locations close as well.
Would be nice if there was a luggage lift, but all good!

Located next to the Place Saint Marco
This hotel did not suit me. Room dirty wall, there was a no large towel. Very good audibility. Disgusting Wi fi works
Nice cozy place close to San Marco. Stylish design of the interior. You wake to the chime of the bell of the nearby church. I had a nice tiny room without personal bathroom, but I went to Italy not to sit in the toilet, right? Conveniences on the same level were always available. Full-blown breakfast.
It took me a while to find the place as it doesn't readily reveals itself, but it's ok.
Breakfast was good , hotel has a taste of design, was confortable. Common toilets was very clean. Owner/stuff was helpfull.
