Location was fantastic. Had a great pastry right next door to get coffee and breakfast and a restaurant a couple of doors down.
Stayed in the attic room where it was 55 stairs to get to, bed was two singles pulled together and we couldn't stomach the breakfast.
On a quiet alley, rooms have high ceiling, 5 minute walk to San Marco. Friendly staff who gave us an excellent recommendation for pizza, Rosso Pomodoro right near San Marco. It was the tastiest meal we had so far in Italy. Amazing tomato sauce !
Air con wasn't strong enough but we opened the windows and the air circulated well. No big deal. Room is small for 3 people but that's Venice.

Location was fine.
Breakfast is not for diabetics, hotel doesn't have its own kitchen facilities. Our bed was too firm for comfort we didn't sleep very well at all.
It is quite close to Saint Marco plaza.

I thought the location was great, we were able to walk everywhere from the hotel and the hotel is also very close to where you get the boats to Murano and Burano which i highly recommend doing. The Lady on our first day was very helpful with directions and what to do in Venice - we got great customer service from her on the first day. Hotel was clean and comfortable. Wifi is available in the hotel however you need to go outside your room to access it.
Average breakfast - just a few biscuits and a small chocolate tart. Best thing about the breakfast was the orange juice. The two men running the hotel on the last day we stayed were incredibly rude. I have never been refused to use the toilet on the day we checkout. My partner and i were busting to use the toilet and i was even 3 months pregnant. There was a toilet right where we were standing and they wouldnt let us use it quoting 'sorry on checkout no guest can use the public toilet'. I was so disgusted as ive done ALOT of travel and this is the 1st time ive ever been refused the use of the toilet in a hotel. Considering we were guests of the hotel paying a decent amount of money to stay, i thought this was totally inappropriate and a true sign of not caring for the customer. Bathrooms in the rooms smelt like wee - not the nicest smell.
It is quite easy to go to the main atractions. There are several restaurants nearby. The room is really comfortable, and the air conditioning worked well.
The breakfast is a little bit poor. It is served in the room, but has not too much options. No fruits, no eggs, etc. There are no common spaces outside rooms. The wifi connection worked only at the first floor. At the second floor it is impossible to reach the signal.

Maria was extremely friendly,helpful and knowledgeable. Decor is authentic Venetian. Only downside is no dining room so continental breakfast was brought to the room.

The location was easy to get to. Caught a waterbus from airport to Venice then walked to apartment. Easy to find, easy walk apart from the steps over each of the 3 canals!! The staff were fabulous nothing was too much trouble.
Had intermittent Wi-Fi connection which was abit of a problem trying to confirm flights, but the staff logged into their main computer at reception and confirmed for us and printed boarding passes for us. So we still had a work around.

No mini fridge ! Breakfast was the same pre packaged chocolate pastry four mornings in a row! A bit disappointing !
The domestic lady was very nice and helpful although speaks little English.
Checked out in the morning and left luggage. On return to collect luggage requested to use the bathroom facilities and was refused "no public toilet".

Good value for money,seems less than equivalent Venetian hotels. Nice bathroom and a great shower. Wonderful staff. Timely cleaning service. Excellent directions to find the hotel on the website especially coming from the airport on the blue line to F. nove stop.
Subtle musty smell on first arrival. Breakfast was a little skimpy but great coffee. Internet was marginal in room but did work. Street noise a minor problem in the am when the kids went to school.

Nice room but a little small for 3 people. Nice breakfast but it is not continental breakfast. It is 5 minutes from San Marco square. It is clean but is not raccomended for mature people because there isn' t any lift or porter for your luggage ( 3 floor hotel ). Great Staff lovely and friendly but not 24 hours coverage you have the key of the hotel and it is raccomended to call before your arrive so someone can give you the key. 7 out 10 : )
Great location close to the St. Mark's square in a quiet street. Vaporetto stop for going to Murano island is 5 min walking distance. Marina from reception was very helpful. Delicious breakfast in room.
Would be nice to have not only sweets for breakfast but also some salty snacks. Otherwise it was a perfect stay.
Everything about the boutique hotel is spot on. The staff was extremely friendly and helpful (especially the blonde girl, I believe her name was Marina). My wife were here over Easter on our honeymoon / 1st anniversary and Marina booked an Easter Dinner for us at a fabulous restaurant, she gave us directions and treated us like family. We'd definitely stay here again. People have said that the streets get loud with the restaurants below-but it's amazing how much quieter it gets when you close the shutters.

Great location away from heavy tourist traffic. Good size room with pleasant view from window - exactly as pictured.Bed and pillow very comfortable. Breakfast was delivered on time. Tip: on arrival don't follow directions on site re arrival by ferry. It is better to get off at Ospedale instead of Fondamente Nove and follow a map downloaded from the internet. This way you will avoid having to carry luggage over any stairs [disembarking at FN means you will go over 3 bridges to get to this hotel.
Bit noisy in the early morning even when windows and shutters closed and musty smell in bathroom but soon disseminated on opening the window.
