Breakfast was served late at 8am by a constantly irritated attendant who chastised us for serving our own coffee rather than waiting for her to get to this simple task. No excuse for abusing guests this way.
Location next to St Marks and Vaporetto was excellent. Arrived on muggy day April 16th and was told A/C could not be turned on but despite this the manager arranged for it to be activated making our stay comfortable.
A little funky with the layout. We were in another building with a weird elevator (had to hold the button down constantly, and the wall moved). A little noisy from outside tourists sometimes. Breakfast was disappointing.
Location was the best possible. Clean and roomy, but we were in the annex.

WiFi was fine but had to log on every time with different ones for each device - no big deal. Had to pay up front on arrival (3 nights) so asked to see room first, but all was good so no problems.
Very close to Piazza San Marco; we could see the 3 windows of our room(30) from inside the Palazzo Ducale during the "secret" tour. Room was spacious and clean with modern ensuite bathroom. Breakfast was modest but good includig a hard boiled egg and coffee made to order.

The staff was friendly and helped with recommendations of activities and restaurants. The room was spacious, the bathroom huge! Spotless clean everyday. We stayed at the annex, just 10 meters away from the main building. The breakfast was not the best we've ever had, but was enough to get us started for the day.

You can't beat the location - very close to Piazza San Marco and many of the main attractions. And in spite of the heavy tourist traffic, the street was very quiet at night. It's also just a 5 minute walk to one of the main vaporetto stops (San Zaccaria), making it easy to get to other parts of the island and lagoon. The staff is very friendly and happy to make recommendations. Our room had plenty of space and was always clean. I would highly recommend this hotel.
The included breakfast was pretty simple. It was something to eat but that was about it.
Easy to find and close to a water ferry stop. Short walk with your luggage. Be warned there are some stairs and no elevator. Convenient location to the attractions.
We stayed for three nights and would choose this place again without hesitation. We were greeted by nice people at the front desk which is manned 24 hrs. The location was an easy walk from the SanZaccharia station. Our adult son joined us so we had their three person room which had two bathrooms and was perfect.

There was a bar playing music outside our room, but this stopped promptly at midnight. The checkout procedure was very thorough but painstakingly slow!
The location, being so close to St Mark's Square, made access to the main attractions exceptionally easy. The staff were extremely friendly and accommodating. The breakfast was very nice, although the breakfast room was on the small side. The room was well-appointed, spacious and comfortable. We would be happy to return to this hotel.
I LOVED this hotel! (It is in the middle of everything so you do hear the occasional street noise).
Easy to find in a VERY busy city. Charming staff Large, pretty room with roomy shower. American coffee by the pot. Small outside terrace to enjoy your bottle of wine away from the crowds
This awfully remodeled hotel in the middle of the city. Very close to St. Marks, wonderful restaurants and a great bakery across the narrow street for morning breakfast. All in all we were very happy and comfortable. Truly a good choice

Loved the assistance from the staff. The room was beautiful and close to everything. The owners and staff were extremely helpful and gracious. We loved the breakfast each morning. The hotel is easy to get to from the water taxi so we didn't have to bring the luggage very far.
The staff at the hotel could not have been lovelier. They offered non tourist restaurant recommendations that were superb. Overall they could not have been more helpful in ensuring we had a great stay in Venice.
Beautiful hotel right new St Marks Square . We stayed in the annex which is right near the main hotel . Very tasteful renovation with modern bathroom. Thank you to Marco for great service and advice . Totally recommend this hotel .
We turned up here 5 minutes after making our booking, following an unpleasant experience at the hotel we had originally meant to be staying in Venice. We left there to come to Locanda Al Leon instead as the room at the other hotel had been in an appalling condition. The staff had no problem with us turning up at the last minute and had a clean room ready for us immediately - which was a big relief. A bright, clean comfortable room with air con and balcony. Openable windows with shutters. We were able to have breakfast served on the balcony. All members of staff were very friendly, attentive and helpful - especially with a problem we had had with lost passports! There was always someone available at the front desk. They made our stay in Venice very pleasant after a bad start at the other hotel. The mini bar was always stocked and reasonably priced! It's in a very central location which is great base for exploring all the different areas of Venice, beyond the busy touristy zone around the hotel itself and Piazza di San Marco. It was 2 Minutes walk from the Vaporetto stop where you can get a boat directly to Marco Polo airport. This is very convenient as it means you can avoid hauling luggage up and down the many bridges.
